LOCATION Tollishill is situated some 3 miles north of the Carfraemill Hotel at the A68/A697 junction. The property is shown on the location and sale plans within this brochure and can also be found on OS map Sheet 1;50,000 Number 73. The entrance at the eastern side of the forest can be found at Grid Reference NT 499 585. ACCESS From the A697 adjacent to the Carfraemill Hotel, follow the minor public road north towards Tollishill. At the Y junction, bear left climbing up to Hillhouse. Once through this farm area, turn right at point A1. This leads directly on to a private road northwards to point A2, where there is a gate into the forest and a turning area. The private access is by way of a formal legal servitude with rights to upgrade for forestry purposes. Maintenance is shared according to user. There is no developed internal access as yet. DESCRIPTION Tollishill was planted between 1984 and 1987 with virtually pure Sitka spruce. This has grown well and now forms a rapidly maturing crop that can be exploited for timber over the next 5 to 10 years. The north-eastern boundary of the forest has been partially felled to create an improved habit for Black grouse and as a boundary to the adjoining grouse moors. This re-spaced speckled crop does not detract from the very commercial plantation that forms the main part of this asset. The lease will be prepared according to the title documents which may record a slightly different area. LEASE TERMS Tollishill is being sold as leasehold. The basic terms of the lease are: Term: 99 years Rent Reviews: none Rent: peppercorn Use: forestry only The lease will terminate at any point after the 99 year period subject to the landlord giving at least six months notice in writing. The landlord can either regain possession of the entire leased subjects by paying compensation for crops growing at that stage or can wait for renunciation of individual sections of the leased subjects as and when they are harvested. It is anticipated that the tenant will, therefore, be able to exploit the existing crops and, possibly, three further rotations during the term of the lease.
