(hereinafter also known as SBI General/ Company) invites non-binding offers only from Owner(s) [for this purpose the term Owner(s) shall include Proposer(s) / Landlord(s) / Landlady(ies)]for well constructed ready commercial premises with carpet area as indicated below, in the following locations, on main road and on a single floor, preference on the first floor, ready for occupation with Occupation Certificate and other mandatory certificates from the respective Government departments/ Local Body/ Municipality, on a lease rental basis for the proposed branch of the Company for a minimum period of nine years. 1. Where the bidder is a Limited Company or Society or Trust, the same should be signed by authorised Director(s) /Official(s) and a true copy of Memorandum and Articles of Association of Limited Company or constitution of Trust or Association and true certified copy of Resolutions authorizing such official(s) should be submitted along with the Bid. 3. The completed offer documents should be submitted latest by 4.00 p.m. on 4 th June 2018 at the below mentioned address: Head- Premises SBI General Insurance Company Ltd. 3rd Floor, Natraj, Technical and Commercial bids are to be submitted separately for each proposal, in case of multiple offers. The terms and conditions shall form part of the offer to be submitted by the Owner(s) to the Company. 4. The offer documents received by the Company after due date and time i.e. 4.00 p.m. on 4 th June 2018 will not be considered. 5. The offers must be submitted by Owner(s) of the premises and any Offer from brokers will not be entertained. 6. The Company reserves the right to reject / not to select any or all the offers, so received against the advertisement / document, without assigning any reason thereof. The Owner(s) shall not be entitled to challenge decision by the Company in this regards. Canvassing in any form will disqualify the offer. No brokerage will be payable. 7. Further, no contractual obligation whatsoever shall arise from this advertisement/ process unless and until a formal contract is signed and executed by the duly authorised officer(s) of SBI General and Owner(s) of the selected premises. 8. SBI GENERAL INSURANCE COMPANY LIMITED OFFER FOR HIRING PREMISES ON LEASE FOR OUR PROPOSED BRANCH OFFICE: TERMS AND CONDITIONS FOR TECHNICAL BID: a) The Owner(s) should have clear and absolute title to the premises. Any lien or mortgage on the premises shall be pre-disclosed by the Owner(s) with representation that such lien / mortgage shall not prevent the Company from entering into an Agreement for taking the premises on lease. The successful Owner(s) will have to furnish legal title report from an advocate, duly approved by the Company, at his/ her/ their own cost. The successful Owner(s) will have to execute a single agreement/ lease deed as per the standard terms and conditions finalised by the Company for the purpose and the stamp duty and registration charges of the lease deed will be shared equally (50-50) by the Owner(s) and the Company. b) The premises/ building should have provision for Telecom and Networking Systems c) Facility for installing communication tower, dish, disc, mast, signage etc. should also be made available on the terrace or roof top or (If not terrace / roof top, then any other place to be mentioned by the Owner(s) for installation of above). The premises must have, in addition, facility to set up one RF Antenna (3 metre to 24 meter pole) at the option of SBI General. d) Premises with parking will be preferred. e) The site should not have problems like water logging etc. and should have approved fire fighting systems in place. f) The successful Owner(s) will have to arrange to obtain and submit to us the municipal licence, NOC, approval of layouts etc. from the Municipal Corporation/Board, Collector, Town Planning and other Government authorities for carrying out the interior furnishing of the premises. g) All the columns of offer documents must be duly filled in and no column should be left blank. All the pages of tender documents are to be signed by the authorised signatory of the Owner(s). SBI General reserves the right to reject the incomplete / unsigned offer. h) The offer should remain valid at least for a period of 3 months to be reckoned from the last date of submission of offer, i.e. 4 th June 2018 i) There should not be any deviation in terms and conditions as have been stipulated in the tender document. However, in the event of imposition of any other condition(s) which may lead to a deviation with respect to the terms and conditions as mentioned in the 3

offer document, the Owner(s) is required to attach a separate sheet marking list of deviations. However, it is not mandatory that the deviations will be approved. j) Electricity charges will be borne by SBI General for the area taken on lease, on a separate meter, on actual basis. Any additional cost on the electrical connectivity will be borne by the Owner(s). k) For water, payment will be made by SBI General against metered amount. However, till meter/ submeter is provided exclusively for SBI General, charges will be paid by SBI General on pro-rata basis against submission of respective bills by the Owner(s). l) Premises offered needs to be bare shell in nature and if any refurbishing work needs to be done, will be taken care of by SBI General. We expect Owner(s) to contribute towards the cost for the same. m) Auto CAD layout (in CD format) of the floor of the premises offered has to be submitted alongwith the Technical Bid. Still photographs from various angles (on CD), including the photograph of the facia of the premises, has to be submitted with the Technical Bid. n) SBI General reserves the right to accept or reject any or all the offers without assigning any reasons thereof. None of the conditions mentioned above will be deemed completed unless all the conditions mentioned above are cumulatively completed. o) The short listed Owner(s) will be informed by SBI General for arranging site inspection of the offered premises, by the authorised officials of the Company. p) Monthly rent will be paid by the 10 th of each current calendar month. q) Place of Jurisdiction and Arbitration Proceedings shall be Mumbai. 4
