SITUATION Approached over a drive that commands a beautiful panorama of the Fal valley and rolling countryside of the Tregothnan Estate to the north, this is a wonderfully situated rural hamlet beside Ardevora Creek, itself a tributary of the River Fal. The nearby village of Philleigh is centred around a church and the delightful sixteenth century Roseland Inn that successfully tempts the weary traveller with its reputation for good food and fine ales. There has been a church in Philleigh since the seventh century, today there is a thirteenth century tower with the rest of the building being a Victorian restoration of later additions. The village s old name was in fact Eglos Ros, meaning Heath Church before the church, and subsequently the village, adopted the name of the Parish saint St Filius. The road through Philleigh used to be the old coach road running between London and Penzance which can be traced and seen on maps as early as 1685. This road then led to the River Fal crossings at the Tolverne Ferry and King Harry Ferry where ferry services have been provided since medieval times. The villages of Portscatho, Gerrans and Tregony offer a good range of local amenities, while the beautiful sandy beach at Pendower is just a few miles drive away. Nearby St. Mawes is centred around its small stone harbour and has its own beaches, sailing club, castle and a handful of good pubs and restaurants, including of course, Olga Polizzi s Hotel Tresanton, which has lured the rich and famous year after year. There is a regular passenger ferry from the harbour to the town of Falmouth across the estuary and also in the summer to the picture-postcard Place House across the Percuil River. The attractive cathedral city of Truro is the administrative centre of Cornwall and is just 9 miles drive (via King Harry Ferry). It is home to a selection of state and private schools, one of the finest tertiary colleges in the country, the Magistrates Court, Royal Cornwall Hospital, and Hall for Cornwall Theatre besides a variety of restaurants and galleries. Truro also has a railway station on the main Paddington to Penzance line.

THE PROPERTY Ardevora Mill occupies a peaceful and idyllic rural setting, set on the edge of a tributary of the river Fal. DIRECTIONS From Truro From Falmouth Road follow signs for the A39 towards Falmouth. At the Shell garage roundabout take the first exit onto the B3289 and follow signs for King Harry Ferry. After leaving the ferry bear left and follow signs for Philleigh village. Follow the road through Philleigh and up the hill for about half a mile and turn left for Ardevora. From Tregony Take the A3078 towards St. Mawes. Continue on this road until you reach the village of Ruan High Lanes. Here take a right hand turning signposted King Harry Ferry and Philleigh. After about a mile and a half the turning for Ardevora will be found on the right displaying its name plate. SERVICES Mains electricity. Private water and drainage.
