The Property The Pump House is a breathtaking contemporary conversion, offering exceptional spacious entertaining spaces whilst cleverly retaining the industrial character of the building. The rooms are filled with natural light and offer extremely flexible accommodation. In effect, the property is divided into two with a wide glazed link at ground floor level connecting the two halves. The entrance hall in the south section of the house leads into a wonderfully spacious dining room with impressive brick arch, doors to the glazed link, stairs to the upper floors and a door through to the well proportioned kitchen, which is fully fitted with handmade solid beech units and part integrated/part freestanding appliances. Double doors lead out to the gardens and at the opposite end of the kitchen a door leads through to the utility room, a rear entrance and cloakroom. Across the glazed link a door leads into a hall with study and separate snug and steps lead up to a dramatic double height drawing room. French doors open to the garden whilst stairs lead up to a mezzanine games room and also to two double bedrooms with house shower room. The stairs, from the hall in the south building, lead to a mezzanine landing offering plenty of space for a second study or library. At first floor level there are two double bedrooms which share a house bathroom. The stairs continue up to the second floor master bedroom suite of dressing room/sitting room, double bedroom and en-suite shower room. The upper floors include exposed timber beams and the windows offer long views over the surrounding countryside. History The two pump houses were constructed in 1828 either side of 'Mother Drain' part of system of drainage channels covering the surrounding fens. Running parallel is the River Idle which meets the River Trent about a mile from the property. When constructed the two buildings housed steam powered beam engines operating guillotine sluice gates. In the 20th century the pumps were replaced elsewhere and the buildings became redundant, lying in a near derelict state for many years. Both buildings were listed Grade II* by English Heritage in 1984 as being of architectural and historic interest. In 1994 the current owners obtained planning consent to convert the buildings into the residential property of high quality as can be seen today.

Location The Pump House is located at the end of a dead end lane about a mile outside of the village of Misterton and about six miles from Gainsborough. The village has a good number of local services including a well regarded primary school, doctor s surgery, convenience store, social club, golf driving range and a short walk along the River Idle The White Hart, which has its own micro brewery, overlooks West Stockwith Marina. Comprehensive services can be found in Gainsborough including a number of supermarkets, independent retailers and the usual high street stores. Gainsborough and the surrounding area offer a number of good state and fee paying schools, including Handel House and Queen Elizabeth's Grammer School. The surrounding countryside offers many local walks including the Trent Valley Way which runs from Long Eaton in Derbyshire to West Stockwith in Nottinghamshire, a distance of nearly 80 miles along the banks of the Trent. Gardens and Grounds The gardens to the property offer much space and maturity. Lawns are offset by colourful mature borders and a terrace area off the kitchen is a real sun trap, being south facing. The driveway, which is enclosed by electric gates, provides ample parking. A detached brick building to the side of the driveway offers, subject to the usual consents, potential for conversion either as an annexe to the house, home office or as garaging. At the other side of the lane, which leads to the house, is a partly fenced grass field which could be ideal for keeping horses or simply used as a grazing pasture.
