Access Statement for Whitby Railway Cottagkes 'Poppy Nook', 'Sunbeam', Thyme Out & Railway Mews. Introduction 'Poppy Nook', 'Sunbeam', Railway Mews & ;Thyme Out are four, two bedroom traditional railway cottages, built very recently and located in the same complex, situated alongside the steam railway line and opposite the new Marina. Only a 5 minute flat walk into Whitby centre. Pre-Arrival Our agent:- Whitby Holiday Cottages 01947 603010 Enquiries@whitbyholidaycottages.net Whitby Tourist Information Centre is situated opposite the Co-op supermarket. Turn right outside the cottage and walk 200 yards and you come to both the Railway station and the Bus station. The local Taxi rank is located between the Bus station and the Railway station. Arrival & Car Parking Facilities There is an allocated private parking space for each cottage. Also between the cottage and the marina is the Marina municipal 'Pay & Display' public car park. There is also a limited 'Pay & Display' parking along side the railway station. From the allocated car park, there is an open concrete slope to the security gate. From the gate there are a dozen new steps with banister, down to the front door of the cottage. There is a 'Key Safe' on the outside wall with the cottage key inside, which is accessed through a secret combination code, which will be given to you just before you arrive. There is an outside security light which automatically illuminates

the area at night. Main Entrance, Reception. The front door is a high security fire door and accessed with a key from the outside 'key safe'. There is one step to get into the lobby. To the left in the lobby is a toilet/cloakroom and hand basin. On this floor is the lounge with a dining area and the fully fitted kitchen. Public Areas - Hall, Stairs, Landing, Corridors etc The lounge area with extensive views of the marina and the Abbey, is fully carpeted and the kitchen area is covered in a nonslip vinyl or solid tile. The lobbies have direct line smoke alarms installed. The windows are double glazed security windows with several opening options. From the entrance lobby there are thirteen stairs to the lower ground floor with a split landing half way down. Wall hand rails and stair handrails are installed. From the lower ground lobby, leads to the main fully fitted bathroom and two bedrooms. From the main bedroom there is access to the outside patio area and (in Poppy Nook & Sunbeam) a lawned garden through a highly secure fire door. Public Areas - Sitting room, lounges, lobbies etc The lounge area is fully carpeted and the kitchen section has nonslip vinyl or glazed tile covering. The windows are double glazed high security with several opening options. The furnishings are all modern fire risk cleared. TV, DVD radioes and free WiiFi are all available. The internal doors are all wood, one hour fire proof and painted white. One dog per cottage is welcome and there are plenty of walking areas around the cottages.

Public WCs The ground floor lobby has a toilet and washbasin with a thermostatic hot and cold mixer tap. The floor covering is non slip vinyl or carpet. The window is opaque glass and is a high security double glazed multi-operational fixture. The lower ground floor bathroom has toilet, hand basin vanity unit and drawers and bath with thermostatic mixture taps. A large 'P' shaped shower with swing glass door for easy access. There is a large grab rail installed within the bath and shower for ease and safety. The floor covering is nonslip vinyl or glazed tiles. There are locks on the bathroom doors, with emergency accessibility. All internal doors are one hour fire retardant and painted white. Restaurant / Dining Room. The dining area consists of an extendable table. There are four chairs around the table and there are two further dining chairs located downstairs. All the cottages are designated 'Non Smoking' The kitchen is fully fitted with double oven, dishwasher, fridge/freezer and washer/dryer. Hot and cold thermostatic mixer taps. The central heating boiler is also located in the kitchen units and we ask that you do NOT adjust any of the settings. There are instructions within the 'Welcome' brochure on the heating system and radiators. There is a level lawned area (in Poppy Nook & Sunbeam) and a flagged patio area accessed from the main bedroom. There is a table and chairs with a parasol. Also provided is a BarBque and tools along with extra outside reclining chairs. A picnic rug is also to hand. Laundry The kitchen houses a new washer and dryer combination. We also provide washing liquid or powder. If your stay is for longer than a week, we are happy to send in our cleaners who will strip the beds, change all sheets, give the cottage a clean and take the laundry away for washing.

Local Shops The nearest shop is the local Co-op. This is located 100 yards away and you can get to it either over the railway line and through the Marina car park or turn right out of the cottage and 100 yards down the road you will see the Co-op. The store is open from 8-00am till 9-30pm through the week and limited hours on Sundays in season. There is a large new Sainsbury & Homebase store located 5 minutes drive out of Whitby on the Scarborough road. Bedrooms & Sleeping Areas The bedrooms are on the lower ground floor. There is one master bedroom with King size double bed, wardrobe, dressing table, bedside tables and a chair. The windows are high security units with several opening options. The Main bedroom has a security door which leads to the level outside patio and /lawned garden. There are bedside table lamps. The second smaller bedroom has a secure window with opening options and has two beds The beds are either 3ft or 2ft6. Hanging hooks are behind the door and on the wall. Extra hanging is available across the lobby and in the storage facility under the stairs. In the lounges of Poppy Nook & Sunbeam only, there is a substantial double bed settee, with all the bedding in the matching footstool. Bathroom, Shower-room & WC. The ground floor entrance lobby has a toilet and washbasin. Thermostatic mixer taps, secure opaque window with opening options. White one hour fire door fitted. The floor is nonslip vinyl or carpet. The main bathroom on the lower ground floor has toilet and vanity drawed washbasin with thermostatic mixer taps. A 'P' shaped shower incorporated in the bath. A secure grab rail within the bath/shower. A 5 minute extractor fan.

Additional Information The fire precautions are located in the kitchen in the form of a blanket. Along side the lounge door is a small powder canister for the lounge and kitchen and at the bottom of the stairs is a large powder container. These are checked on regular required periods by contract. Each appliance can be used for either electric or fire emergencies. There is provision for ONE 'well behaved' dog per cottage.
