3 Ending your tenancy correctly is important. V3 Nov 17 Ending your tenancy We want to ensure you are able to move out with as little fuss and cost to yourself as possible. We may decide not to offer you further housing in future if you leave debt outstanding. Please read this leaflet carefully to find out how to ensure your move goes smoothly. Giving us notice You must complete and return the termination form providing at least 4 weeks notice. The notice period will only start when we receive the termination notice, which always begins on a Monday. Please contact us as soon as possible if you need to change, extend or cancel your termination. Please note: If you give less than 4 week s notice or hand in your keys early, Bolton at Home will charge you rent for the full notice period. Overlap in tenancies If you move into your new tenancy before you terminate the current one, you will be responsible for paying rent for two properties. You will need to make provision to pay this to us. If you are receiving Housing Benefit, this is normally only paid for the address where you are actually living. Therefore if you move into your new property before your current property is due to terminate, you will need to complete a Housing Benefit Overlap form and return this to us so we can support your application. As this is only awarded in exceptional circumstances, you may need to make provision to pay the overlap in rent to us.
Housing Benefit If you receive Housing Benefit and you leave the property before the end of the agreed termination period, this benefit may stop and you will be responsible for paying full rent. Clear outstanding rent Before your tenancy ends, please clear all rent, service charges and any outstanding debts otherwise we will pursue this through the courts where necessary. You can discuss your rent with us on 01204 328000. Keys / fobs Please ensure that all keys / fobs are returned to us on time otherwise we will apply a late key charge which is equivalent to 1 week rent. All keys / fobs must be handed into our Head Office by 10am on the Monday immediately following your Sunday termination date. If you fail to return all keys / fobs, we will apply the late key charge which will cover the cost of replacing the locks. You will be provided with a receipt. We will send a reminder by phone or text so please ensure you provide us with all up to date contact numbers. Making sure your property is left in good condition Once you have left the property, we will conduct a full inspection to ensure the property is left clean, tidy and free from damage and any unauthorised alterations. Your tenancy agreement sets out your responsibilities concerning the condition of your property, in summary, these are as follows: 1. Repairs We will charge you for the cost of any repairs if this is a result of wilful or accidental damage. 2. General condition If we need to clean or remove rubbish from the property, loft or gardens, then you will be charged for the cost of this. You must remove all furniture, carpets, laminate flooring, personal belongings and any items you do not want. The only exception is the items belonging to Bolton Council (for example you rented a furnished tenancy.) We will not accept responsibility for any items left behind and we will dispose of them without warning and charge you for the cost of clearance. 3. Alterations - If you have made alterations to the property without our permission, you will need to ensure that the property is put back to its original condition otherwise we will charge you for this.
5 Re-direct mail to your new address This can be done at the Post Office. Unfortunately we cannot accept responsibility or allow you access for your post once you have moved out. Also, please ensure that you provide your forwarding address to us. Notify your Utility suppliers You will need to notify your gas, electricity and water providers that you have changed address, the date you leave and supply a final meter reading where possible otherwise you may be liable to pay the usage until the next tenant moves in. If you have gas / electric prepayment meters, please leave the prepayment card / key in the property when you leave. Notify Bolton at Home of the following: 1. If the tenant goes into nursing home or hospital Please provide the date the tenant is due to go into nursing home / hospital and the date the stay becomes permanent. Return the tenancy termination form to end the tenancy. The notice period required is a minimum of 4 weeks. 2. If the tenant goes to prison If you are going to prison, are on remand, or serving a prison sentence you must ensure we are informed. A relative, probation officer or prison liaison can contact the office to discuss your options. It may be best to end the tenancy, especially if likely to be away from home for more than 13 weeks. If receiving housing benefit this may stop depending on how long you will be away. You will then be responsible for paying full rent. Housing Benefit Overlap Request If you are receiving Housing Benefit and are moving home you could be responsible for rent on two properties at the same time. Housing Benefit is normally only paid for the address where you are actually living. However, overlapping Benefit may be awarded on both properties but only in exceptional circumstances.
