FOBDOWN FARM Occupying an enviable position on the edge of the sought after Candover Valley and close to the historic Market Town of Alresford, Fobdown Farm lies to the north east of Winchester in unspoilt countryside. The farm enjoys a beautiful and tranquil rural location whilst also having access to excellent shops and restaurants in nearby Alresford and Winchester. The location offers wide ranging lifestyle and recreation opportunities whilst being in easy reach of major road, rail and air transport links. The land surrounds the farmstead and is predominantly Grade 3 which is typical of the area. It has been used to grow a mixture of arable crops (including salad crops) and grass. HISTORY The current owners bought the farm, as sitting Tenants, from their Landlord in 1987. It has been farmed by the same family for the last 65 years. Historically the farm was a mix of arable and dairy although the cows were sold in 1992. The farm is currently farmed in an arable rotation. The farmhouse was built in the 1860 s and has been remodelled and extended over the years. SITUATION Fobdown Farm lies within the parish of Old Alresford which has a church. The market town of Alresford lies 2 miles to the east, the city of Winchester 8 miles to the west with the M3 (to London and Southampton) and the A34 (to Newbury) both within 8 miles. Heathrow (48 miles) and Southampton (19 miles) Airports are within easy reach. There are extensive shops, pubs and restaurants in both Alresford and Winchester and also the surrounding picturesque villages. There are a number of exceptional and well known independent schools within the area including Prince s Mead, Twyford, Pilgrims, Winchester College for boys and St Swithun s for girls. Peter Symonds Sixth Form College is also close by. A number of renowned pheasant and partridge shoots are within easy reach. Chalk stream fishing is available on the rivers Test, Itchen and Dever. Newbury Racecourse has flat and national hunt racing throughout the year and Ascot and Goodwood are also easily accessible and provide a variety of events. The area is within the Hampshire Hunt country. There are excellent golf courses nearby including Test Valley, Alresford, Overton, Basingstoke and Winchester as well as tennis clubs in Winchester, Alresford and Preston Candover. Sailing is available locally at Hamble Harbour and slightly further afield at the pretty Georgian coastal town of Lymington. There is international and first class cricket and premier league football at Southampton. The farm lies in a particularly beautiful part of Hampshire, on the edge of, but outside, the South Downs National Park.
