5 WELCOME 1.0 MAXIMILLIAN DE KMENT CEO LOVETT ESTATE & LETTING AGENT LOVETT HUMBLE BEGINNINGS When I first visited Bournemouth back in 2000 to play a tennis match, I had no idea that day would be the beginning of a totally new and magnificent chapter in my life. I ve always enjoyed Bournemouth and appreciated its fun and enticing combination of nature, stunning coastlines, sport and entertainment, but I hadn t fully understood it or even thought of it as the perfect place to live and work. I was about to have my eyes opened to whole new way of life, one that I quickly came to realise could only really exist in Bournemouth. Let me explain. Later that day in the warmth of the tennis clubhouse, I happened to glance to one side as I was waiting for a drink and spotted a copy of the local property paper. I was casually leafing through it out of a general interest, not hoping to find anything in particular. But then to my amazement, I found an apartment for sale for just 8,000. 8,000! It sounded too good to be true of course, so I read on. The property was located in a popular residential road close to the town centre and railway station. There were no obvious faults in terms of its condition or location, and for 8,000 I was expecting to find something I didn t like! So, I called the enquiry number on the article. It was being sold so cheaply because the owner had passed away and the family were hoping for a quick sale. In spite of the sad circumstances for the family and previous owner, this was an undeniable opportunity for me. I immediately agreed to purchase the property, and thank goodness I did. It was a bargain, and turned out to be the first of 60 property purchases that year. With the assistance of lenders, I bought as many properties as I could before prices started to rise. This was my strategy. At one point, I had a total portfolio of 497 properties in Bournemouth and wider Dorset. It became abundantly clear I needed an office and a team to manage the rapidly growing portfolio, so the first Lovett International office was opened on the 13th February 2002 at 716 Christchurch Road, Boscombe. I was buying, redeveloping then renting or selling properties at a very quick rate; even the office space we were in had been redeveloped and extended to provide four apartments above. My passion for finding and maximising the value of so many properties started to get a lot of attention and soon I was asked to manage many friends and colleagues properties, as well as providing invaluable advice to other prospective investors and landlords. Over the last 16 years, Lovetts has grown substantially. With 5 offices that cover the entire BH postcode of Dorset/Hampshire, Lovetts is a thriving business with a fantastic mission, vision and team. All of our Sales Managers have been personally head-hunted with many years experience, and all initially work as my shadow for a minimum of three months before liaising with our customers. It is important to me that my company is represented by experienced and knowledgeable staff who provide the same level of customer service that I would expect.

EXCHANGE OF CONTRACTS We oversee this stage with the solicitors, so that both parties make the transaction legally binding and the buyer (generally) pays their non-refundable deposit. 10. COMPLETION Congratulations! The property is now sold. We confirm with your solicitor that the remainder of the money has been transferred from the buyer, then we release the keys.

CHECK IN AND CHECK OUT Moving is stressful for everyone. We make sure that the tenant is moved in, on time, with the tenancy agreement and inventory explained and signed, taking the stress away from you.
