Analysis This subdivision application was received on December 8 th, 2016, and circulated for commenting as per The Planning Act. The application is exemptt from Public Hearing requirements. The application proposes to subdividee 4.6 acres from an existing 81 acre holding for retirement purposes. This proposal is generally in keeping with the intent of the Development Plan and the Zoning By-law. It should be noted that the proposed lot does not meet the minimum site width requirement, therefore a variance is requried. Commenting agencies have generally not expressedd concern orr objection to the proposed subdivision. Manitoba Hydro will require easements; the location of such easements will be determined following the submission of a sketch (prepared by a Mantioba Land Surveyor) showing the exact location of all Manitoba Hydro facilities on the property. 9. Recommend dations and Conditions Based on the analysis, above, our office recommends approval of the application. Should Council wish to approve the application, our office recommends the following conditions be placed: 1. Applicant / owner submits confirmation in writing from the Chief Administrative Officer of the Municipality that: taxes on the land to be subdivided forr the currentt year plus any arrears have been paid or arrangement ts satisfactory to Council have been made; any applicable capital development fees have been paid. 2.
