CORPORATE GUEST HOUSE TERMS AND CONDITIONS Receipt of the keys confirms acceptance of the Corporate Guest House Terms and Conditions (05/02/08) as follows: Weekly Rental Rate The weekly rental rate covers the cost of your room including furnishings, utilities, a local telephone service and use of common areas. There will be additional charges for housekeeping and any extra services requested by the Guest or Client Company. Furnishings All Corporate Keys Guest Houses are equipped with a full complement of high quality furnishings, linen and house-wares. Speciality items can be requested and the charges itemised on the monthly account. An inventory list is available on request from Corporate Keys. Utilities Reasonable ongoing usage charges for utilities are included in the weekly rental rate. Laundry facilities are coin operated and therefore this is an additional charge. Telephone Service All guest houses are fitted with two (2) landline telephones which are connected for all incoming and outgoing local calls only. Connection and local call charges are included in the weekly rental rate. Broadband Internet A broadband internet package may be purchased from $33 (incl. GST) per week. This broadband service can be accessed via a secure wireless system or direct plug in your room. Guest Numbers per Property Corporate Keys Guest Houses have a maximum occupancy of 12 persons per property. Three styles of room are available: Ambassador Room maximum 2 occupants confirmed as per the Licence to Occupy; Club Room maximum 2 occupants confirmed as per the Licence to Occupy; Executive Room maximum of 1 occupant confirmed as per the Licence to Occupy. Keys Unless otherwise agreed, Corporate Keys will provide 1 key per guest plus an additional spare key to a maximum of 2 keys per room. The key provided will open the front door to the property as well as the private room. This spare key should be put in a secure location to enable the Guest to access their room in the event they lock themselves out. House or room keys must not be given to friends or other residents. A $11 (incl. GST) fee to replace lost keys will apply. If the manager is called by the resident to unlock a door because of either a lost key or because the keys have been locked inside the room, between the hours of 9.00 am and 5.30 pm Monday to Friday, a fee of $55 (incl. GST) will be charged. At all other times, the resident must use a local Lock Smith. Cable TV (Foxtel) Cable TV (Foxtel) is provided in all Corporate Keys Guest Houses and may be viewed in the lounge area and the gymnasium.

Non Smoking The Guests acknowledge that all Corporate Keys properties are non-smoking. This policy is strictly enforced for safety reasons. If a guest is found smoking on the premises a written notice will be issued. Three written notices will lead to a cancellation of this Licence to Occupy and require the guest(s) to vacate the property within 48 hours. Accordingly, should the Guest or the Guest s visitors smoke in the property the Guests will be liable and bear all costs associated with removing odour from the property and fixtures, not limited to steam cleaning carpets, furniture and window coverings. A minimum charge of $385 (incl. GST) applies. Smoking in outdoor areas of the property is permitted. Personal Belongings The Guest acknowledges that Corporate Keys is not responsible for insuring the Guest s personal belongings. The Guest s personal belongings are at the risk and responsibility of the Guest. The Guest undertakes to make their own arrangements for the prevention of damage or destruction to the Guest s belongings. The Guest acknowledges and agrees that they will make no claim for damages, compensation or loss of whatsoever nature against Corporate Keys for any loss or damage to the Guest s belongings. The Guest undertakes to take reasonable precautions to secure the property and their contents from theft, to keep all windows and doors locked when the property is not in use and to comply with Corporate Keys directions for the use and return of keys. Security Deposit A security deposit of $1200 per room is payable up-front to secure the booking. The purpose of this deposit is to cover any damages or breakages that may occur during the Guest s stay. The deposit will be refunded at the end of the Guest s stay following Corporate Keys inspection of the property and settlement of all accounts owing. Under no circumstances will this security deposit be deducted from any outstanding invoice. As Corporate Keys Australia does not keep cash on its premises, security bond refunds will not be made in cash. Refunds will only be made by funds transfer, credit card or refund cheque. Payment Terms All ongoing charges will be consolidated into one itemized invoice that includes rent for the coming four (4) weeks plus any additional services charges. The first payment is due prior to move-in. Subsequent invoices are payable on or before the due date and are payable in advance of the rental period detailed on the invoice. Payment may be made using major credit cards (MasterCard, BankCard, VISA, American Express, Diners Club). Payments made by credit card will be automatically charged to the authorized credit card following provision of a tax invoice. Please note that payments by AMEX and Diners will attract a 4% surcharge on the gross rental amount. It is the policy of Corporate Keys Australia that all cash payments are made only at the premises of Corporate Keys Australia during standard office hours. Corporate Keys Staff are prevented by Occupational Health & Safety Standards from meeting clients to accept cash payments and no exceptions will be made.

Cancellation Charges In the event of a booking being cancelled less than 14 days prior to the arrival date, a cancellation fee equivalent to two week s rental will be charged. In the event of a booking being cancelled more than 14 days prior to the arrival date, a cancellation fee of one week s rental will be charged to cover administration costs. Car Parking Some off street parking is provided at every property. In addition, as the properties are located in quiet residential streets, there is ample on-street parking at no cost in the immediate area. Smoke Alarms Smoke alarms are fitted in every room as well as hallways and lounge areas. In order to prevent accidental activation, please note that every stove is fitted with a range hood. Please ensure this is used when cooking. Exit Clean An exit clean of $121 (incl. GST) is payable on departure. The exit clean fee quoted is based on the assumption that the room vacated is left in a clean and tidy condition. Corporate Keys reserves the right to charge the Guest for any additional time and services required. Pre-departure and Departure Inspections Corporate Keys will conduct two inspections at the end of the Licence to Occupy term: a predeparture inspection and an inspection at the time of check out. The pre-departure inspection is conducted two days prior to departure. This allows Corporate Keys time to arrange for any required repairs once the licensee has departed. Should the works be extensive and more that a few hours, then there are two options: (a) If it can be arranged that the new incoming licensee is temporarily accommodated elsewhere, then the time taken to undertake any required repairs will be charged in terms of rental days, as part of the damages. i.e. if it takes one day to repaint the room, then a day s rent will be charged. (b) If the incoming licensee cannot be accommodated elsewhere, and the repairs required will take more than a few hours, then it may be arranged for the repairs to be undertaken whilst the existing licensee is still occupying the room and completed prior to their departure. Cleaning Corporate Keys will provide a housecleaning and linen change service upon request. The housecleaning and linen change service is $44 (incl. GST) per service. Should the Guest not require a housecleaning or linen service, the Guest must ensure that the linen is cared for and that white towels and sheets are washed separately from coloured materials. Any linen that is unable to be returned to reasonable condition at the end of the tenancy will be charged for. Should the Guest cancel or postpone a cleaning service with less than 24 hours notice the full cleaning service charge will apply.

Condition of the Premises Corporate Keys will ensure that the premises are maintained in good repair. The Guest shall make sure that care is taken to avoid damaging the property and any common areas and shall keep the property in a clean condition during the period of occupancy. Corporate Keys reserves the right to conduct inspections of all rooms every 3 months. The Guest shall not use or allow the property to be used for any illegal purpose nor allow any pets on the property. Furnishings that are removed, become damaged, stained or suffused with cooking smells or other odours will result in the Guest incurring additional costs to cover the cost of repair, replacement or specialist cleaning of such items. A Condition Report will be prepared on arrival at the property and both Corporate Keys and the Guest will sign agreement of this. This Condition Report will be used as the basis for pre-departure and departure inspections. Sale of Freehold Premises by Owner Should the owner of the property enter into an unconditional contract for the sale of any property which is the subject of a contract between the landlord and Corporate Keys, Corporate Keys reserves its right to give notice to its current licensee with a minimum of 45 days notice to vacate the property and move the licensee to another property of similar nature subject to availability. Notice to Vacate If Corporate Keys has not been notified of a confirmed date for departure a minimum of 28 days notice is required in writing. Should the Guest depart the property without providing 28 days notice the Guest shall continue paying the weekly rental until the 28 day notice period has been served. The property shall be vacated by 10.00am on the day of departure unless alternative arrangements have been agreed with a Corporate Keys Consultant. Notice to Inspect the Property The Guest agrees to allow Corporate Keys representatives access to the guest s room during 8.00am and 6.00pm for the purpose of repairs or, with a minimum of 24 hours notice, access to undertake a scheduled property inspection or show the room to a potential future guest or buyer, for such reasonable time as required. In addition, every 6-9 weeks the Guest House relating to this licence will be open for inspection on a twice a week. When this is to occur, the licensee will be given 24 hours notice. Early termination of Licence Agreement If a guest wishes to vacate without providing 28 days notice to vacate, Corporate Keys may at the Guest s request and after the Guest has provided a firm vacate date, attempt to find a replacement Guest. If Corporate Keys successfully secures a new Guest the Guest will be refunded any rental for the period that is paid for by the new Guest. The fee for this service is $110 (incl. GST) to cover administration costs and consultant time in showing the room to prospective tenants. This fee is only applicable if Corporate Keys is successful in finding a Guest and therefore is able to provide the Guest or client company with a refund of rental.

Default and Termination If the Guest in any way breaches this agreement, the Property Manager will issue a written Breach of Duty letter. The Guest will then have three (3) days to rectify the issue. If the matter is not rectified with that period, a Notice to Vacate will be issued in writing requiring the Guest to leave the property either immediately or within 48 hours depending upon the severity of the breach. The Manager may bypass the Breach of Duty letter and ask the Guest to vacate immediately, if the situation is deemed serious. If three (3) separate Breach of Duty letters are issued, the Guest will be issued a notice to vacate. If this Licence to Occupy is ended by Breach of Duty the Guest and the client company indemnifies Corporate Keys against any liability or loss arising and any cost incurred in connection with the Guest s breach of the Licence. Property Maintenance and Repair/ Replacement Works (a) In the event that necessary building property maintenance work is required to be undertaken by a third party, the Guest acknowledges that essential services such as electricity and water may not be operative for the duration of the maintenance work period. The Guest acknowledges and agrees that they will not make any claim for damages, compensation or loss of whatsoever nature against Corporate Keys for any loss or damage which may have been caused. (b) In the event that any of the property related services including washing facilities, airconditioning, heating, are temporarily disrupted for whatever reason, the terms of clause (a) apply in all respects in relation to the potential liability of Corporate Keys. Corporate Keys shall endeavour to ensure that such property related services are resumed as soon as possible. Law and Jurisdiction This Agreement is governed by the law in force in Victoria. The parties submit to the non-exclusive jurisdiction of the courts of Victoria and any courts which may hear appeals from those courts in respect of any proceedings in connection with this Agreement. HOUSE RULES The below House Rules form part of the Corporate Guest House Terms and Conditions: House Policy At our Corporate Keys Guest Houses we expect residents to respect each other s rights for safety, privacy and the quiet enjoyment of the property. This means courtesy, sharing and co-operation in the use of all communal facilities and areas. We strongly believe that a caring and mutually sharing environment will achieve great benefits, such as lasting friendships and an independent lifestyle, as well as a comfortable and supportive home away from home for all our residents. In order to achieve the above goals for all concerned, we expect residents to follow the Conditions and Responsibilities of our House Rules and Agreement, as set out below:

Section A: SAFETY ISSUES 1. No smoking anywhere in the building by residents or friends. The Guest(s) acknowledge that Corporate Keys properties are all classed as non smoking. Smoking is allowed in outdoor areas cigarette butts must be disposed of safely. 2. Excessive drinking by Guests or friends on the premises is discouraged by management, as it can lead to drunken and disorderly behaviour, resulting in injury to persons and damage to property. 3. No illegal drugs to be brought onto the premises. 4. The burning of candles or incense is prohibited in rooms or anywhere in the building. 5. Heaters or other electrical appliances should not be used for the drying of clothes. 6. No tampering of any electrical appliances including but not limited to TV co-axial cables, light fittings, heating controls or hot water services. Contact the Property Manager immediately to advise of any electrical fault. Light bulbs will be replaced by the Property Manager on request. 7. It is imperative that you adhere to the house Fire Instructions located in your room. Abuse of these fire instructions constitutes a breach of your Licence to Occupy. 8. Security of your personal items is your responsibility. Each room has a secure locking device on the door; it is recommended that you secure the door whenever you leave your room. Section B: HEALTH ISSUES 1. Rooms must be kept clean and tidy: free from floor clutter, food scraps, bottles and rubbish. Inspection of rooms may be conducted every three months, if so deemed necessary by the Manager of the property. 2. All cups, plates, cutlery etc. must be promptly returned to the kitchen and put away. They should not be left in the bedrooms. 3. Each resident is expected to wash and put away their kitchen utensils and clean the benches. If a dishwasher is available, dishes are to be stacked in the dishwasher for washing later that same day. 4. Cleaning of kitchen electrical equipment after use, i.e. microwave, grillers, oven and sandwich maker, should be done by the person who has used these items on the day. 5. All common areas should be kept clean from cups, dishes, newspapers, cutlery, etc. after use. 6. No pets are allowed on the premises. 7. A roster system is in place to ensure the rubbish bins are brought back in, the dishwasher is set to wash every night and that the dishwasher is unloaded the next day. This is a fair way of sharing the responsibility equally. Section C: COURTESY ISSUES: 1. No loud music, outdoor lights, obscene language or behaviour that can disturb or offend other Residents or neighbours. Our Guest Houses are governed by the Environment

Protection (Residential Noise) Regulations 1997 Victoria which states no unreasonable noise (i.e. noise that can be heard inside a neighbouring residence) is allowed during the below times: Monday to Thursday and Sunday Friday Saturday & Public Holidays before 9am and after 10pm before 7am and after 11pm before 9am and after 11pm 2. No admission into any other bedroom without occupant s permission. 3. No borrowing of other Resident s personal possessions without their permission, including food from pantry or refrigerator. 4. People other than residents may not use house facilities, e.g. showers, laundry etc. 5. Melbourne is experiencing a severe long term drought and water restrictions apply. Please ensure water is not left running or unattended. Section D: GENERAL ISSUES & CHARGES 1. Walls and carpet in the property are not to be marked or stained. 2. Any damage to the property and equipment caused by the Guest or friends of the Guest, shall be the responsibility of the Guest and consequently damages are payable by the Guest. 3. No furniture or existing house items are to be removed from the property. No additional large furniture items are to be brought into the house. 4. No personal items such as clothing, shoes, books, stationary etc, should be left lying around in any of the common areas. 5. It is advisable to keep the front and back doors secured. Encroachment onto the property by unauthorized persons puts all Guests property and guest house facilities at risk. 6. Lights should be turned off when any room is unoccupied. Heating and cooling should be used only when the room is occupied. 7. No overnight stays are allowed by anyone other than Guests registered on the Licence to Occupy. Breach of this condition will lead to termination of the Licence to Occupy and loss of the security deposit. Corporate Keys wish you an enjoyable stay.
