Why were here? Help Sylvania Township officials update its Land Use Plan to ensure its in line with current market trends, residential preferences and available resources. This planning effort is to update the 2007 Comprehensive Plan. Prioritize issues, identify solutions and resources, identify key implementers.

Purpose of the Land Use Plan Establish general goals and help to set the tone for zoning, harmonious growth and redevelopment. ORC 519.02 requires: Zoning in accordance with a comprehensive plan. Promote best practices and provide recommendations in areas such as: Future Growth (Land Use) and Revitalization Neighborhoods Infrastructure and Connectivity (Transportation) Quality of Life

Project Approach: Existing Conditions and Trends Review of Existing Township Regulations, Planning Initiatives, Inter/Intra Gov. Relationships, and Community Drama Population and Demographics Community Services and Facilities Housing Economic Development Infrastructure Transportation and Connectivity Land Use, Community Design, and Sustainability

Planning Issues High quality residential developments in close proximity to commercial areas, quarries and industrial uses. Additional buffering, code enforcement & nuisance abatement could be used to protect neighborhoods. Western portion of Township is undeveloped but overall the township is approaching the build-out. Careful consideration should be given to determine the most appropriate land uses for the remaining undeveloped acreage, and to identify infill and/or redevelopment sites Additional road improvements and connections will likely be needed as the township continues to develop. Development in this area we be coordinated in cooperation with the Lucas County Engineer and TMACOG.

Planning Issues Sylvania Township has established and emerging commercial and office corridors (Central, Monroe, and Alexis) that serve as gateways. Initiatives such as the existing Central Avenue Overlay District should be continued and strengthened to address traffic issues and enhance the corridor s appearance. Overlay districts should be considered for the other commercial corridors as well. Appropriately located parcels should be rezoned for commercial or office uses to strengthen the commercial corridors and increase the tax base.

Planning Issues Sylvania Township is fortunate to have an abundance of private and public open space and park lands. Heightened efforts should continue to improve the connectivity of the park and open space areas and neighborhoods through the use of multi-use corridors and other complete street methods.

Sylvania Township and the City of Sylvania share many common interests and there are opportunities to jointly address issues that cross jurisdictional boundaries. The township and city have worked cooperatively in many areas in the past and the comprehensive land use plan update process may identify additional areas for joint efforts in the future.
