Gloucesteshire The pretty Cotswold village of Farmington is located within easy reach of a number of exceptional towns including Northleach, Burford and Stow-on-the- Wold which provide for all one s day to day shopping needs. For further amenities the towns and cities of Cheltenham, Cirencester and Oxford are accessible via the A40 or the A429. The area is well served by a number of highly regarded schools particularly in and around Cheltenham and Oxford as well as Kitebrook near Moreton in Marsh, Tudor Hall and Bloxham near Banbury, Beaudesert, Westonbirt and Rendcomb near Cirencester to name a few. The Cotswolds is renowned for its country pursuits including racing at Cheltenham, polo at Cirencester, water sports at the Cotswold Water Park and a wide variety of golf courses, field sports and an extensive bridlepath network are all available. Ramscote Manor Ramscote Manor is approached through double wrought iron electric gates up a rising gravel drive to a turning circle and courtyard at the front of the house. Constructed of Cotswold stone under a stone tile roof, the accommodation is predominantly arranged over two floors with some second floor ensuite bathrooms. The house has been refurbished by the current owners and is now beautifully presented both inside and out. The accommodation is light, well-proportioned and offers a high degree of flexibility depending on the needs of the owner. The hall is part double-height with the staircase rising to a galleried landing. There are doors off to the drawing room and a corridor giving access to the rest of the ground floor accommodation. The drawing room is a large, double aspect room with a fireplace to one side housing a log burner and at one

end are double doors that give access to the loggia and gardens beyond. Leading off the drawing room is the study and on the other side is a small reception room currently used as dining room although it has the potential to have a number of different uses including a separate snug/sitting room or additional study. Of particular note is the open-plan Kitchen/breakfast/living room; excellently equipped with a large four oven Aga, central preparation island including a sink, Miele oven and Gaggenau electric hob. Between the island and the French doors is a dining area and immediately off the kitchen are two sitting areas, one for TV and the other with an open stone fireplace. Accessed from the courtyard is the family hall; an extremely useful utility space with access to the secondary staircase, door straight into the kitchen and doors to the larder cupboard, WC, boiler room, store cupboard and gym/garden store. Also from the side hall, double doors give access to the large triple height family room that is full height into the pitch, wine store at one end and to the other an exposed stone wall, door to the Coach House and a staircase rises to a self-contained bedroom suite with mezzanine kitchenette and bathroom.

The master bedroom is triple aspect and well-proportioned with lovely views over the gardens. The suite is split over two floors with a sitting/dressing room with separate wc and stairs rise to the bathroom with a further dressing/store room. Within the main house, there are 5 further bedroom suites, a further bedroom and bathroom as well as a study landing, office and laundry.

Outbuildings Within the grounds is a stable block that provides good dry storage or could be a separate office if converted and subject to the necessary consents. Equally it could be a working stable with direct access to the park/pasture beyond the formal gardens. Gardens and Grounds The gardens are beautifully arranged and maintained, consisting of formal and informal areas which predominantly stretch away from the house to the south. There are large areas laid to lawn, broad flower and shrub beds planted with a stunning array of flowering plants that are designed to provide colour throughout the year. The gardens are part tiered with Cotswold stone retaining walls and a Ha Ha delineating the formal grounds from the parkland. Within the main lawn is a fountain and off to either side are scattered seating and BBQ areas. Closest to the house is a broad entertaining terrace with a seating area accessed immediately off the kitchen and adjacent is the shaded loggia.
