LOCATION Gullaba Forest and Coomclogherane Lake are situated in the heart of the stunningly beautiful County of Kerry in the south west of the Republic of Ireland. The property lies to the south east of Kenmare and approximately 10 minutes drive south of the village of Kilgarvan. Cork International Airport, which provides regular flights from a variety of locations, is approximately one hour s drive to the east by car. Kerry Airport is also within an hour s drive. ACCESS From the village of Kilgarvan, turn south off the R9569 onto the minor public road signposted Bantry, just opposite the fuel station. Continue south for approximately 3 miles to the junction, turning right where signposted Macaura s Grave. Continue up this road to reach the access into Gullaba Forest, shown on the sale plan. Follow the private access road (shown in red) to the edge of the forest, adjacent to the Kerry County Council water treatment tank. Continue through the access gates onto the internal forest road network, which provides good access to the north and south of the forest and to Coomclogherane Lake, located to the south of the property. The owner has created a four wheel drive/atv track, which provides access up to the top (eastern) boundary and also down to parts of the Lake, which is useful for carrying out fence repairs. Material can be found on site for carrying out road repairs and any further extensions that are required to the access tracks. The forest also has the potential for access to be taken out to the north-east, linking with other commercial woodland properties in the future. DESCRIPTION The forest was established approximately 22 years ago with Sitka spruce (the main crop species) and areas of Scots pine, Lodgepole pine and mixed broadleaves. Following some remedial fertilising, the crop is now established and will provide a good crop for the future. The areas of mixed broadleaves have also established successfully and as well as adding to the diversity of the property, will provide a good supply of firewood. Amongst the woodland, there are open areas providing stunning views out to the north and to the Derrnasaggart Mountains. The forest is situated in a very secluded and sheltered location with the Lake being almost surrounded by hills. The Lake extends to approximately 8 Hectares / 19.7 Acres and provides a fresh water supply to Kilgarvan and Kenmare. There is potential to increase the volume of the Lake with a low dam (subject to consent), improving the fishing and volume of the catchment. The Lake is well stocked with Wild Brown trout, which whilst small in size, provide good challenging sport. The property is situated in a stunning and secluded location, yet very accessible to the surrounding villages and towns of County Kerry. It is an excellent property for the investor looking for long-term security and a property which can provide a lot of enjoyment. The current owner has not explored the potential for development within the property, which would add significant appeal to this property. SPORTING The owner has enjoyed some excellent sport over the past 22 years. Coomclogherane Lake provides some good sport fishing and the forest provides some good stalking with both Sika and Red deer and the occasional wild goat. It also provides some excellent woodcock in season. TIMBER MARKETS The property is well-served by the public road network. The south west of Ireland has a well-established market for timber, with various sawmills and timber processors lying within two hours drive. There is also a well-established contractor base within the forest industry, which can provide the full range of services required for forest management, harvesting, haulage and re-establishment operations. WAYLEAVES & THIRD PARTY RIGHTS Kerry County Council have a 5 metre wide water pipeline wayleave commencing in Coomclogherane Lake and running down the western boundary of the forest to the water treatment tank located at the access. The wayleave then continues down the edge of the property, parallel with the river. The pipe is buried and this area has been sterilised.
