Ben MacIntyre and the team have over 60 years Estate Agency experience between them and they are supported by an experienced Administration team, most of whom have worked for Macintyers for many years. At this stage it is advisable to decide which Solicitor or Conveyancer you are going to instruct for your sale. 3 OTHER PREPARATIONS Paperwork Solicitors will require all paperwork and certificates relating to your property. Preparing these documents when your property goes on the market should avoid complications once you have agreed a sale. These include: Planning Permission Building Regulations Fensa Certificates (For Replacement windows since 2002) Electrical Certificates where required Boiler Installations Certificates (For boilers installed since 1 April 2005) Buyers Solicitors are increasingly asking for evidence that heating systems have been serviced and if you have not had a recent service it is worth having this done when your home goes on the market. Preparing For Viewings Viewings will be arranged by prior appointment with you and we like to accompany wherever possible (always if the property is vacant). This takes the strain away from you, allows buyers to look at the house objectively and allows us to understand the buyers needs and reaction to the property. We will always give you feedback after viewings. We hold keys for most houses we are instructed to sell and these are kept under a secure coded system. 4 MARKETING Internet The Intenet has become a very powerful marketing tool and details of your property will be circulated to potential buyers and will go live on the main internet portals, including rightmove.co.uk and onthemarket.com www.macintyers.co.uk For Sale/Sold Boards Where requested we will erect a Macintyers For Sale board. 6 SALES OFFICE High Street Location We will advertise your property in our prominent double fronted illuminated window displays, which we rotate on a regular basis. 7. NEGOTIATIONS AND SALE PROGRESSION Negotiations Once a buyer is interested in your property, we will work to negotiate the best price for you. It will always be your decision as to whether you accept, or reject an offer but we will give our advice on the situation of the potential buyer and the figures being offered. We may also be able to assist you in negotiating your purchase. Progressing your sale to exchange and completion Once you have agreed a sale, the hard work will often begin. We will confirm the details of your sale to all parties, including the Solicitors. We will then communicate with all parties throughout the transaction, to assist and ensure matters are progressing forward. Again, our combined experience is most important, as many issues that can arise during a transaction will have been encountered before. Exchange and Completion Contracts will be exchanged once your buyer and their Solicitor have all of their financial and legal preparations finalised. A completion date will need to be agreed prior to Exchange of Contracts and on exchange, the contract becomes legally binding with a deposit being paid by your buyer. On Completion Day the balance of monies will be paid from your buyer s Solicitor to your Solicitor and the transaction will be completed. It is only when we have confirmation from your Solicitor that this has occurred, that we will hand over keys to your buyer. This does not happen at a set time but usually takes place between late morning and early afternoon. Prior to completion you will need to have emptied and vacated the property, cleaned and removed any rubbish and unwanted items and read meters.
