They had the Linda Chojnacki chance to design a real kitchen for Enzoco Homes newest model in the National Kitchen and Bath Association s Kitchen Design Scholarship Competition. The competition was a real-life experience, allowing the students to use their creativity and talent to design a kitchen and submit it to a builder. They had the opportunity to see what it was like to submit a real bid for a project, with the goal of winning that bid and the project. It was a real-life experience to be able to design for a working model, said Lisa Perfetto, president of the National Kitchen and Bath Association and a market representative for Cambria. The National Kitchen and Bath Association has been doing a scholarship competition for the last 10 years. This year we decided to do something a little different. We wanted to give the designers a real-world experience. That s why we partnered with Enzoco Homes. We partnered with Virginia Marti College because we hope to have a future affiliation with the organization. We are in the process of evaluating our curriculum and making a few changes to incorporate National Kitchen and Bath Association accreditation requirements. When the process is done, it will be reviewed by the National Kitchen and Bath Association and hopefully be given the status of a supported and then eventually accredited program. There are a lot of companies that are looking for talented and skilled designers. Interior and kitchen design go hand-inhand, but there are a lot more technical aspects to kitchen design. To be able to have students come out of a program that already have CAD knowledge and know the rules of kitchen design is phenomenal. It makes these students so much more marketable in the field, said Lisa. According to Lisa, who has been in the kitchen and bath industry for over 25 years and is a kitchen designer, the kitchen and bath end of interior design is very lucrative. It s very steady work and in high demand. The competition The competition was a way to get the students excited about the new concentration in kitchen design. The contest was introduced to the students through a space planning class at the college. The students thought it would be a great design project, so they took on the challenge. Advertising Section of The Plain Dealer According to Lisa, Enzo Perfetto, manager of Enzoco Homes, provided the students with his home plans except for the kitchen. I gave them blueprints of my current model home as a template to design the kitchen, said Enzo. They had free reign of design, colors, appliances, configurations, and more. They could do whatever they wanted to do to come up with the best design for the kitchen. It was under the thesis that they were going to pitch this to a builder and sell him on the functionality, color scheme, creativity, the use of new appliances and technology, and more. They basically did it on a retail level for a supplier. Weaver was inspired by the exterior of the home. I built the look of my kitchen design from the look of the exterior, she said. My concept was to make it very family friendly, accessible and usable for anyone who might live in the home. We had just finished studying universal design and ADA-American s with Disabilities Act requirements, and I opted to blend that into my concept. Weaver submitted a floor, electrical and lighting plan. She also submitted elevations and a two-dimensional model. The most challenging part of the project was making it comprehensible to the lay person, Weaver said. I d look at it and know what it was, but I d show my mother and she didn t quite understand it. It was definitely a challenge. Third-place winner Michelle Neiding took a more contemporary approach to her project. We were told in the beginning that our client was in her 30s or 40s. According to Weaver, the students had four weeks to work on the floor and electrical plan in class and another three weeks outside of class to complete their entries. Judging The entries were judged by Lisa to ensure that they met National Kitchen and Bath Association standards. We have a book of standards that they were required to follow, said Lisa. The entries were then handed over to Enzo and his staff because they were the builder that the students were pitching. They had to sell themselves with their boards and through their description of the kitchen without being present. It was a definite challenge for them, indicated Lisa. Some of the students actually submitted three dimensional boards. Some had very detailed lists of actual appliances with the model numbers and the prices. Some went as far as covering the window treatments such as valances and blinds, as well as the flooring, Enzo said. We also looked at it from a functionality standpoint. Basically, did it address what my customers were looking for? We also judged the overall presentation. Would I buy the product from this individual designer? The judging wasn t easy, according to Enzo. When I looked at all of them, I started looking at the pros and cons. I started looking at what I liked best on each entry. Second place: Hanneke van Keulen of Cleveland was the winner of a $250 scholarship. Third place: Michelle Neiding of North Ridgeville was the winner of a $250 scholarship. Honorable mentions were awarded to: Jenia Reese of Cleveland. Emily Yahraus of Willoughby. Sarah was selected as the winner because of the unbelievable amount of detail in her entry. It was above and beyond what was required for the project. For example, she had an overlay of a lighting design that showed where the cans for the recessed lighting would go in the ceiling. Things like that are helpful for a builder. I can envision where the recessed cans are so I can direct my electrician in terms of wiring the kitchen. She had a very detailed product list that included product brands, names and numbers. It was truly the professionalism, neatness and overall detail that earned Sarah first place, Enzo said. Weaver is an interior design major at Virginia Marti. She s focusing on residential design but is learning about commercial design, as well. I want to do residential design for my career, and kitchen design is becoming a big part of that. This competition taught me how to do it, and I feel I do it well. I feel my designs are very professional, and I now know how to present them so that everyone understands my designs, said Weaver. Weaver turned to interior design because, as she put it, there was a lack of anything good on TV. I started watching HGTV and Sarah s House. I started doing my own dream homes, which fueled my love for interior design, she said. Neiding is also an interior design student. Want to see more? Michelle felt that the contest was a great life experience. It allowed us to work on a real kitchen for a home that Mr. Perfetto was building. It taught me to take my time. It s important to make sure that every kitchen design is functional and proper, Neiding said. My entry is also a great addition to my portfolio. It was a great learning experience. Nothing can validate what you learn in the classroom more than working on an actual project and being exposed to professionals and their feedback. It s definitely very positive, said McCarthy. Showcasing the entries All of the students entries are being showcased at Enzoco Home s newest model. As buyers tour the model, the students displays will actually give those buyers other alternatives on how their kitchen can be designed. It s really a benefit to the consumer and helps to showcase some emerging talent, Enzo said. The students were invited by Enzo to create business cards and promotional materials to place alongside their entry to promote their services. The students plan to utilize the opportunity to get their name out to the design and homebuilding community in Northeast Ohio. Avoid these common first-time missteps It does not matter if you are 20 years old and making your first inroads to independence, pushing 40 and getting your first place postdivorce, or downsizing Judy Stringer to an apartment to have more free time in your golden years. Firsttime renters make some common mistakes in the excitement and anxiety of finding an apartment. Knowing these all-too-frequent pitfalls is the first step to avoiding them and ensuring a smooth transition into your new place. Not grasping finances One of the biggest mistakes for first-timers renters is not having a handle on finances before signing on the dotted line, according to financial consultant Jeffrey Malbasa, chief operating officer for Cleveland-based Spero- Smith Investment Advisers Inc. People don t spend nearly enough time going through their personal budget and income statements to know where they stand financially, Malbasa said. Prior to picking up the classifieds or searching for apartments online, compile a list of known expenses to compare against your income. Malbasa said Mint.com has handy online tools that can help identify where your money goes by combing through your bank statements, but you can do it the old fashion pen-and-paper way, as well. Avoid these common first-time missteps... continued from previous page Understanding your expenses will also shed light on where you can cut back in order to get the kind of apartment you like. That s important before you move in and realize you are in over your head. It works the other way as well, ensuring you do not settling for a cut-rate rental when you could have afforded more. Not asking enough questions Not asking enough questions is a second mistake of many first-timers, according to Lori Gavel, office manager for Regency Apartments in Parma. We try to let renters know everything they need to know to rent the apartment, but there are things that might get overlooked, she said. Most renters today have done their research online and taken virtual tours. By the time they arrive at the community, they assume they already know what they need to know. But, every apartment is different and every person has a different set of priorities and preferences. For example, some buildings come with workout facilities. If you want to get a run in before work, you will need to know what time it opens. If you prefer to do your shopping online, you will want to know who handles deliveries to the property. And, every renter needs to ask about the details. Who should you call? How long before move-in? You also want to look into the costs that are associated with getting utilities turned on. Not reading the lease Another common first-time renter s mistake is signing a lease and other documents without reading them entirely, said Rita Mooney, regional manager for Millennia Housing Management in Cleveland. They don t realize there are rules and regulations that must be followed, she said. Yes, leasing contracts are long, boring documents filled with legalese, but it is in your best interest to read it and understand each clause. Look carefully at when the rent has to be paid each month. Check to see if there is any grace period for payment and what sort of charges may be doled out if you miss a payment. Make sure the term or length of the lease is what you and the landlord had previously agreed upon. Pay close attention to the sections about how many people can occupy the apartment and if subletting is permissible. Many leases contain a clause making it enforceable against either or both signatories, so if one person stops paying or moves out, the remaining tenant is responsible for the whole rent. Others contain an automatic renewal clause, in which the tenant is required to give notice, for example 60 days, if they plan to move out. Failure to do so may trigger an automatic renewal. Not documenting the apartment s condition First-time renters often fail to document the apartment s condition prior to moving in, Mooney said. Walk through the apartment, not just a model or open unit, but the actual apartment you will be renting. During the walk through, make a list of any problems you observe or repairs that are needed. Have the landlord or property manager sign off on the list. Doing so will give you a better perspective on the condition of the apartment and will help protect your security deposit should you decide to rent it. Wise, seasoned renters even take pictures of any of the damage that they have noticed in the unit. It is not a bad idea to redo the inspection once you have lived there for a short time and send an updated list to the landlord. Not getting renter s insurance With so many other expenses coming their way, many first time renters are tempted to do without the extra cost of renter s insurance, Gavel said. Some renter s mistakenly think they can rely on the landlord s insurance coverage. Others simply may believe they don t have anything of value. The real issue is not the financial worth of individual pieces of electronics, furniture or even jewelry but how much it would take you to replace all of the contents of your apartment. Piece by piece, it adds up and without insurance you could be devastated by a fire or other disaster. Why take the chance? Especially in light of the fact that renter s insurance policies are budget-friendly. Most renters can get their apartment contents insured for $20 or less a month. Of course, this list is by no means exhaustive. Renters, especially young apartment dwellers, tend to skimp on savings, for example, and that can be a costly mistake in the long run, Malbasa said. But, it does reflect some of the most egregious mistakes, which you can avoid making. It will help to make your first rental experience a positive one. Judy Stringer specializes in real estate. Most of the time, furniture can be routinely cleaned with a soft cloth either sprayed with a light coating of furniture polish or just damp with warm water. If the furniture is really dirty, a wet cloth with a mild soap can be used. Also, although a trend has been to use more furniture in bathrooms, remember humidity can damage or ruin wooden furniture, even those pieces protected with a finish. Advertising Section of The Plain Dealer Renter s Spotlight RENTALS [CLASSIFIEDS] Sherri Park residents enjoy friendliness of apartment complex By Patricia Wren Renee Newmeyer vividly recalls the day the fire broke out at Sherri Park Apartments. I was just getting out of the shower when I heard someone knocking on the door, yelling, Renee, there s a gas explosion! Get out! Renee put on her clothes and ran out the door. Her husband Howard had already gone to work. Management did a beautiful job of vacating the building, she said. They knocked on everybody s door and got everybody out, plus all of the animals, even the goldfish. That was on March 29, 2012. The Newmeyers fortunately had renter s insurance, which paid for their three-month stay at Embassy Suites while the entire apartment building was gutted and restored. Everything came out beautifully, Renee said as she described the renovation. Their apartment was repainted, and the carpeting and window blinds were replaced. All of our furniture was beautifully cleaned. There is no smell of smoke, absolutely nothing! Praising the building s management, Renee said, The people who work here have been very nice and obliging. They have done everything that they can to help us. The Newmeyers, both 77, moved to Sherri Park six years ago to start Chapter 2 of our lives. After living in Beachwood for 42 years while raising their two daughters, they had decided to downsize. They especially liked the location of the apartment complex, at the intersection of Brainard and Cedar Roads. It s close to shopping at Legacy Village and Beachwood Place and near Interstates 90 and 271. The Newmeyer s third-floor apartment has a balcony that overlooks the building s grounds, flower gardens, and meadows. The apartment complex is small, she said, with only two buildings, but there s a lot to do. The building management organizes Bingo games, movies, barbecues, and lectures for the residents. We have made a lot of friends here, she said. There are a lot of widows and widowers in the building, and a lot of younger people who are here for medical residencies. It s a nice place to live. She commended the building s maintenance crew, saying, Any problems such as a toilet not running right are fixed pretty fast. She also praised the quick snow removal in the winter. Howard owns and runs Newmeyer Plumbing Inc. and doesn t plan to quit, she said. He does smaller plumbing jobs, basically anything that can go wrong with the plumbing in a house. Renee helps keep his books. She also Howard & Renee Newmeyer bowls, plays Canasta and Mahjong, and exercises regularly. At least three times a week, she works out on the treadmill, does strengthening exercises, and sometimes does aerobics at Urban Fitness at Legacy Village. Sherri Park Apartments is located at 2111 Acacia Park Drive in Lyndhurst and is owned and managed by Wolf Real Estate Management, LLC.
