WELCOME! Welcome to Ridge Meadows Home Owners' Association, Inc. We are pleased you selected Ridge Meadows as your home. This booklet was developed to serve as an easy-to-understand reference guide for existing owners and to provide information to help new owners become familiar with our Association. In order for a home owner association to operate smoothly, it is important for owners to understand the basic concept of how the Association functions. This booklet contains a description of maintenance responsibilities, community information, rules and regulations and Association policies. We hope it becomes your property manual. Home owners should have received a copy of the Declaration of Restrictions, Easements and Covenants for Ridge Meadows Home Owners' Association, Inc. from the seller at the time of purchase. If you do not have these legal documents, a copy can be obtained from the Summit County Recorder or the management company for a copy charge. This explanatory booklet does not replace our legal documents. It is simply our intent to present information in an easy-to-read format. We believe knowledgeable and informed owners are the most important part of our Association. Therefore, if there is an inadvertent discrepancy between: what is expressed in this booklet and the legal documents, the legal documents or the Ohio Nonprofit Corporation Act, R.C. 1702 will govern. From time-to-time we will add, delete, modify and revise these guidelines to keep this booklet updated with current information and procedures. INTRODUCTION 1. Ridge Meadows Home Owners' Association, Inc., is comprised of one hundred and sixteen townhouse style homes. Address locations are listed on East Idlewood and Ridge Meadow Court. 2. Ridge Meadows is located in the City of Twinsburg, which utilizes the Twinsburg Post Office and, therefore, a Twinsburg address and zip code of 44087-1677. 3. Roadways and parking areas within the property are private and maintained by the Association. 4. As a private home owners association, we are governed by our own Declaration and By- Laws. We elect our own Board of Trustees from our home owner membership and the Board manages the Association affairs on behalf of our one hundred and sixteen home owners. 5. Our Annual Meeting is held in July or August. Regularly scheduled Board meetings are held throughout the year. Home owners wishing to attend a Board meeting should: A. Call the management company to verify meeting date, time and place. B. If you wish to attend a Board meeting for a specific purpose, please inform the management company one week in advance of the topic you plan to discuss. This will enable Board members to plan a more informative and responsive meeting. 6. A master policy for insurance coverage is purchased by the Association specifically for common areas. Each home owner must obtain insurance at his/her own expense affording coverage upon the home, personal property and for his/her personal liability. It is important to note that insurance coverage purchased by the Association does not apply to habitational buildings. 7. The Board, on behalf of the Association, retains the services of a professional management company to handle day-to-day operations of Ridge Meadows. 8. The Association and the management company do not have the responsibility for law enforcement at Ridge Meadows. The responsibility for dealing with suspicious or criminal activity remains exclusively with the City of Twinsburg Police Department. 9. Good Neighbor Policy: The Ridge Meadows Home Owners' Association, Inc. Declaration and By-Laws define the standard of living residents may expect from our town house home environment. These documents are designed to protect the rights of each resident. However, policy and procedure cannot replace courtesy and the need to communicate with each other. Before filing a complaint about a neighbor, take the time to have a personal discussion. Neighbors talking with each other can achieve quicker results in a friendlier fashion. Our documents are our foundation. Our community spirit lies within each resident. 7

I. AWNINGS: 1. Awnings are not permitted. II. BARBECUE GRILLS: 1. Permanently installed barbecue grills of any type are not permitted. 2. When using any type of portable outdoor cooking appliance maintain a safe distance from the siding. Siding will warp or may melt when heated. The cost to repair or replace siding damaged by a barbecue grill is the home owner's expense. 3. Portable gas grill propane tanks should be stored on patios, not inside the home or garage. III. BASEMENT: 1. Home owners are responsible for the maintenance of their basement. 2, The basement wall between residences, constructed for the support of each owner's home, must be repaired by the home owners. Repairs are equally shared expenses of the abutting property owners. 3. Any portion of a basement wall, which is not connected to an adjoining home, must be repaired at the sole expense of the owner benefitted by such repairs. IV. BICYCLES: 1. The riding of bicycles or any other small type of vehicle is not allowed on the grass areas. Riding of bicycles shall be on the paved areas only. V. BIRD FEEDERS: 1. A hummingbird liquid feeder or seed dispensing bird feeder is permitted inside the privacy fence enclosure. 2. Bird feeders should not be used during the summer months as the feed attracts rodents and creates an unsightly appearance. The use of bird seed is discouraged during the summer to encourage birds to feed on insects such as mosquitoes and grub worms. Our feathered friends can help us, if we let them. 3. Ground feeding of wild life such as birds, Canada Geese, ducks, squirrels, etc., is Prohibited. Food placed on the ground around a home attracts rodents and creates an unsightly appearance. 4. Canada Geese inhabit areas where open water and green grass can be found. Feeding the geese is prohibited! Please remember as flocks of geese develop, grass disappears and their waste becomes a problem and a health hazard. 8

V. CABLE TELEVISION 1. Cable television is available to Ridge Meadows home owners. This service is provided by Adelphia Cable Company. Their telephone number is 330-425-3317. 2. Cable television is a private agreement between the home owner and/or resident and the cable company at the resident's expense. 3. Arrangements for the installation and/or disconnection of service is a home owner and/or resident responsibility. 4. When cable service is connected, home owners must follow up with Adelphia Cable Company to make sure the following is completed: a. Wiring for cable television if placed on the exterior of the home, should be installed in a manner so as to make it as inconspicuous as possible. b. Wiring is properly buried into the ground and will not be an obstruction for the landscape service contractor. c. Any excavation to bury wires must be covered with topsoil and reseeded by the cable company. d. Winter installations, when the ground is frozen, must be completed in early Spring before the grass cutting begins. e. When cable service is disconnected, the home owner must make sure there are no exposed wires and that service lines are properly secured against the, exterior of the home for future hook ups. VII. CHRISTMAS TREES: 1. The removal of Christmas trees is the responsibility of the home owner. 2. Home owners may be informed of the scheduled date for Christmas tree pickup, if any, via the local newspaper, cable television channel or association newsletter. 3. Discarding Christmas trees in wooded areas is prohibited. 4. Owners who purchase live Christmas trees may, with prior Board approval, plant the tree in the common area. VIII. CLOTHES LINES: 1. Clothes lines are prohibited. 2. Clothing or any other household fabric is prohibited from being hung outside of any home. 9

VIX. COMMON AREA/RULES: Common Areas: (Refer to the Declaration of Ridge Meadows Home Owners' Association Common Property, Section 1.) Common property is everything except each individually owned lot. Common areas are owned by the Association. The repair and maintenance of all common areas is done at the Association's expense except as otherwise explained in the Rules and Regulations and Declaration and By-Laws. 1. Common areas are for the use and enjoyment of all Ridge Meadows home owners and/or residents. Therefore, everyone is required to be considerate in their use of the area. 2. Each home must be used exclusively for single family residence purposes. 3. Littering is prohibited. 4. The outside storage of property (including but not limited to tools, toys, lumber, wood, debris, trash, junk, paper, bottles and cans) is prohibited. 5. Each home owner shall report to the management company the need for any common area repairs which are the obligation of the Association to maintain. 6. No furniture or appliances are to be placed permanently on common areas. Picnic tables, grills, etc. may be used on common areas but must be removed from the grass area after use and placed on the patio area. Toys, tricycles, etc. may not be left in common area overnight. X. COMPLAINTS AND RULE ENFORCEMENT PROCEDURES: Complaint Procedure: 1. Complaints against anyone violating the rules are to be made to the management company in writing and must contain the signature of the individual filing the complaint. 2. The management company will, in most instances, contact the alleged violator after receipt of each complaint. If it is determined that a violation has occurred, a reasonable effort will be made to cure the violation. 3. If reasonable efforts to gain compliance are unsuccessful, the home owner will be subject to a sanction in accordance with the penalty provisions contained hereunder. Enforcement Procedures and Assessments For Rule Violations: 1. The home owner shall be responsible for any violation of these rules by the home owner, guests, or other occupants, including tenants, of their home. 2. A rule violation that by the determination of the Board affects the rights of others or their property, may result in immediate legal action. 10

3. The entire cost of a legal remedy to impose rule compliance, including attorney fees, shall be added to the account of the violating homeowner. 4. In accordance with the procedure outlined below, an assessment of up to but not exceeding $50.00 per occurrence MAY be levied by the Board on any owner found in violation of the Rules and Regulations. In the case of a tenant who is in, violation, the owner of the home in which said tenant resides will be held liable for the assessment. 5. In addition, all costs for extra cleaning and/or repairs stemming from the violation of the Rules and Regulations will be added to the assessment. 6. PRIOR to the imposition of an assessment for a rule violation, the following procedures will be followed: A. Written demand to stop the violation will be served upon the alleged violator specifying: 1. The alleged violation; 2. The action required to stop the alleged violation; and 3. A twenty-four (24) hour time period during which the alleged violation must cease without the imposition of a n assessment. B. If the same rule is violated past the time period set above or over a period not to exceed twelve (12) months the Board will serve the violator written notice of a hearing to be held by the Board. This notice will contain the following: 1. The nature of the violation; 2. The time and place of the hearing, including at least a ten (10) day notice; 3. A request for the violator to attend the hearing and supply any statement of evidence on his or her behalf; 4. The intent of the Board to impose a fifty dollar ($50.00) assessment per violation occurrence. C. At the hearing, the Board and the alleged violator(s) will have the right to present any evidence. This hearing will be held in Executive Session and proof of hearing, evidence of written notice to violator to abate action, and intent to impose assessment shall become part of the hearing minutes. The assessment will only be imposed by the majority vote of the members of the Board then present at this hearing. 11

XI CONTRACTORS: XII. DAMAGE: XIII. DECKS 1. Home owners must not give work instructions to any Association service contractor. (i.e., landscaper, snow plower, exterminator.) 2. This requirement is not intended to reduce or refuse service, it is simply an administrative procedure to ensure that the contractor is performing the work in accordance with the contractual agreement. All service contractor requests must be submitted to the management company. 3. Neither the Association nor the Association's service contractors will be held responsible for maintenance, repair or replacement of a resident's personal property in common areas. 1. Damage to the common areas caused by an owner, occupant, tenant, pet or guest of an owner must be repaired or replaced at the expense of the home owner, who may then seek reimbursement from the tenant, occupant or guest. 1. The construction of a deck is not permitted. XIV. DECORATIONS: At certain times of the year, many Ridge Meadows residents enhance their homes with seasonal decorations. This practice is encouraged. However, decorations should be removed when they become faded, tattered or are no longer appropriate to the season. XV. DOORS: 1. Decorative items may not be affixed to the exterior of any home or building without obtaining prior written approval from the Board. However, a wreath on a door, a flag holder, a door knocker and a brass door kick plate are acceptable. Replacement of doors requires PRIOR written Board approval. A written request must be addressed to the Board of Trustees and mailed to the management company. The Board will review the request and instruct the management company to provide a written response approving or denying the request. 1. Front Door Replacement A. Must be identical to the existing door. B. Color must match the original door color. C. Maintenance of the front door and the wood trim around the front door is the responsibility of the home owner. 12

When painting the wood trim around the front door, use Sherwin Williams satin finish, exterior paint. The approved colors are: 2. Rear Glass Doors to Patio Blue: Chalet Blue #2267 Tan: Colony Buff #2207 Dark Brown: Briar Patch #2182 A. Must be identical in overall appearance (i.e. white frame, full glass). B. Maintenance of rear sliding doors is the responsibility of the home owner. 3. Overhead Garage Door A. All replacement doors must be metal. B. Metal garage door options are limited to the following specifications and must match the doors of adjacent homes. 1. A raised panel design with windows. Manufacturer: Clopay - Model 4050 Raised panel door with a row of glass windows in the third section. (Must request standard window package.) 2. A plain flush door with no windows and no decorative hinges/straps. Manufacturer: Clopay - Model 4051 3. A plain flush door with black decorative hinges/straps. (Must request decorative hinge strap trim.) Manufacturer: Clopay - Model 4051 C. The color of the overhead garage doors must match the doors of adjacent homes. Overhead garage door colors are: Brown White Blue 13

E. A baked-on, pre-painted factory finish is available on the brown and white overhead garage doors. If your garage door color is blue, it will be necessary to purchase a white door that can be painted blue or a door with a primer coat finish that can be painted blue. F. The surface of the door must have a woodgrain appearance. G. The metal overhead garage door must contain insulation. H. The metal door must be a minimum 26 gauge steel. (24 gauge steel is recommended.) I. Maintenance and upkeep of the metal overhead garage door and the garage door mechanisms are home owner responsibility. J. The installation of automatic garage door openers is permitted. Installation and maintenance are home owner responsibility. K. The installation of a key pad entry is permitted. Installation and maintenance are home owner responsibility. L. Some home owners with windows in their overhead garage doors want to use window coverings. The only acceptable garage door window coverings are plain, black cloth or a "stick-on" covering. 5. Storm Doors A. Storm door options are limited to the following: Full glass door One-Touch Model 4800 by Pella Full glass door with self storing screen. Glass must be clear with no etchings or designs. Door frame must match the color of adjacent homes. Door frame colors are limited to white or brown. B. The Board approved, full glass, storm door to purchase is: Manufacturer: Pella One-Touch Model 4800 These are full glass doors, no etchings or designs. A full screen and two moving glass panels allow for ventilation. It features: 1 5/8 heavy-duty frame with rigid foam insulation and reinforced corners. Overlapping frame and double weather stripping for a tight seal. Solid brass handle inside and out with a keyed deadbolt. 14

XVI. ESTATE SALES: Self-storing full screen with two movable glass panels. It is available with white or brown frames. (The brown frame must be ordered.) Therefore, if you choose this style door and reside in a building that requires brown door frames, provisions must be made to paint the door frame brown. NOTE: Because of the insulating properties and weather stripping of the entry doors, STORM DOORS ARE NOT REQUIRED AND ARE NOT RECOMMENDED. In certain situations storm doors can cause excessive heat upon the entry door and its components. If this heat is not allowed to escape, the temperature of the air between the entry door and the storm door can rise to 150 degrees F and can cause damage to the raised molding and other components, as well as cause blistering of the paint on its surface. Such damage is not covered by your Manufacturer Warranty. Estate Sales are permitted at Ridge Meadows Home Owners' Association as a one-time event which must meet the following criteria: 1. Sales are considered "Estate Sales" only if held due to the death or incapacitation of the home owner. No articles or belongings, other than those belongings of the home owner, are to be brought to the home or sold out of the home. All other sales are strictly prohibited. 2. The sale may be conducted for up to three days during the hours of 10:00 a.m. to 4:00 p.m. Exterior signs advertising the estate sale are prohibited. 3, Vehicle parking of visitors to the sale must be restricted to the driveway and line striped parking spaces. No streets or neighboring driveways are to be blocked. The home owner is responsible for the cost of repairs to any damage done to the grass or other common area elements. XVII. EXTERIOR CHANGES: In order to maintain a nice looking area and establish common guidelines for changes within Ridge Meadows, the following rules have been enacted and apply to all requests for exterior modifications. 15

1. A written request with supporting detail and diagrams for any type of modification, installation, or addition to the exterior of each home must be submitted to the Board for review. Written approval must be obtained from the Board PRIOR to the initiation of any project. In addition to removal of the unapproved item, failure to receive PRIOR written Board approval may also result in a rule violation assessment to the home owner whether or not the request receives Board approval. 2. All additions or changes constructed by a home owner must be maintained by the home owner and any subsequent purchaser of that home, in a first class condition that does not detract from the Ridge Meadows property. 3. It is the responsibility of the seller to disclose to a new home owner any and all architectural changes or improvements that are the responsibility of the homeowner to repair or maintain. If necessary, please contact the management company to review the architectural correspondence file. 4. Following written approval from the Board, it will be the homeowner's responsibility to secure necessary building permits, to obtain approval from the City of Twinsburg and to ensure conformity to jurisdictional codes. 5. Once material for the exterior modification is placed on the property, the work must begin within one week and continue through completion within six months and be done in a reasonable manner that will not detract from property appearance or inconvenience neighbors and/or Association service contractors. 6. In the event damage occurs as a result of any modification, addition or change to any common area of the property, repairs must be made immediately at the home owner's expense and to the satisfaction of the Board. 7. If the landscape service contractor deems it necessary to charge more as a result of the modification made by a home owner, this charge will be assessed back to the specific home owner. APPROVAL PROCEDURE: Review of exterior change requests, submitted by a home owner, will be handled in accordance with the following schedule: 1. Written request with supporting detail and diagrams must be addressed to the Board of Trustees and mailed to the management company. 2. The management company will distribute a copy of the request to the Board. 3. The President of the Board will discuss the request with other Board members and direct the management company to provide a written notice to the owner of approval, refusal or modifications needed. 4. The City of Twinsburg Building Department will not consider a request for a building permit unless the request is accompanied by a written approval letter from the Board of Trustees. 16

Ridge Meadows contracts with an exterminating service during the months of May through October for exterior, common area service. (The exterminator is not allowed to spray or treat an insect problem, unless requested.) 22

A regularly scheduled service day is arranged each year prior to the start of the contract. Residents are notified in the newsletter of the service date. 2. On the regularly scheduled service day, once each month, the exterminating contractor handles common area problems reported by home owners, the landscaper and the property manager. (Insects) If you are experiencing a pest control problem around the exterior of your home, the exterminating contractor will service the exterior of your home on the regularly scheduled service day at no extra charge to you or the Association. To obtain service, call the management company. 3. Interior service is NOT included in the exterminating contract. Should you experience a problem inside your home, the following service is available, at the home owner's expense: A. On the regularly scheduled service day, the exterminating contractor will provide interior service to you at a reduced rate. B. You will need to provide access for the contractor to enter your home. C. For best results and to reduce liability, please try to be present personally to admit the contractor, especially if you have a pet. D. Payment will be requested by the exterminating contractor upon completion of your interior service. E. To obtain interior service, call the management company. A morning or afternoon time period can be scheduled. Specific appointment times cannot be arranged since the exterminator's work schedule while he is on the property, on the regularly scheduled day, will be dependent upon the number of residents requesting service. Home owners can also contact the exterminating company of their choice for interior exterminating service. F. The exterminating service contractor will also provide interior service to Ridge Meadows home owners at times other than the regular, monthly scheduled service day for a fee. G. The option of obtaining interior exterminating service from the Association's contractor is at the total discretion of each home owner. The Association does not provide interior exterminating service. The liability is too great and each owner has their own special needs concerning chemicals inside their home. Some people have respiratory problems, some do not want children or pets exposed to chemicals and the list goes on and on. Interior exterminating problems must be left to the discretion of each individual, based on their personal requirements and at their own personal expense. XX. FENCES: 1. The Board-on-Board privacy fences are maintained by the Association. 23

2. The gates were installed at the discretion and expense of the home owners. Home owners are responsible for maintenance, repair or replacement of the gate. A preservative wood finish in a clear tone should be applied to the gate for maintenance and protection. The recommended product is cuprinol, clear deck and wood finish, (The Black Label can only.) This product can be purchased at Sherwin William stores. 3. Fence gate openings are forty two inches in width. 4. The gate must be the same height as the privacy fence. 5. Owners interested in replacing the gate on their privacy fence can contact Don Simpson - Auburn Fence at 440-543-4850 to obtain a price. Auburn Fence is familiar with fence and gate requirements of Ridge Meadows. 6. Invisible Fences. Invisible fences are prohibited. XXI. FIREPLACE: FIREPLACE - G.A.S. LOGS: A gas line may be installed for the purpose of converting an existing wood burning fireplace to a gas burning fireplace. A written request must be addressed to the Board and mailed to the management company. The Board will review the request and instruct the management company to provide a written response approving or denying the request. 1. Any and all efforts must be used to install the gas line in a manner so as to make it as inconspicuous as possible. 2. The gas line must not be an obstruction for the landscape contractor. 3. It will be the home owner's responsibility to make sure the gas line conforms to all safety code requirements. FIREPLACE - WOOD BURNING: The installation of a fireplace requires PRIOR written Board approval. A written request must be addressed to the Board and mailed to the management company. The Board will review the request and instruct the management company to provide a written response approving or denying the request. 1. A detailed diagram including contractor specifications must be submitted to the Board. 2. The home owner must obtain necessary permits and insure conformity to jurisdictional codes. 24

XXII. FLAGS: 1. American Flag: One American flag may be displayed either in front of or behind the home. 2. Cleveland Sports Team Flag: A flag or banner may be displayed on the day of the game. 3. Ornamental Banners and Windsocks: Ornamental banners and windsocks are not permitted. 4. Flag Holder: A flag holder may be attached to the trim on the home. The flag holder must be made from a metal that will not rust or cause rust weeping marks on the siding. Plastic flag holders are available and may be used. XXIII. GARAGES: 1. Only minor maintenance to motor vehicles may be done in a garage. Body work, noisy repairs or repairs which may result in fluids running into the driveway and street are prohibited. 2. The garage must be used as the primary parking space. 3. The garage door must be closed when not in use. 4. No flammable or hazardous items shall be stored in a garage. 5. Owners are responsible for the maintenance, repair and replacement of their overhead garage door including mechanisms, tracks, springs, cables and locks. XXIV. GARAGE SALES: Garage sales are not permitted. The act of inviting the public onto the property for the gain of an individual(s) may negate insurance coverage should an accident or property damage occur. XXV. HAZARDOUS MATERIAL: Home owners and residents must not pour or allow to spill any oil, solvent, or any other volatile or flammable material into the storm sewers or common area. The Ohio EPA and the City of Twinsburg prohibit such disposal. XXVI. HOT TUBS: The installation of an exterior hot tub requires PRIOR Board approval. A written request must be addressed to the Board and mailed to the management company. The Board will review the request and instruct the management company to provide a written response approving or denying the request. 25

1. Drawings must include all aspects of the installation including, but not limited to, the dimensions of the tub, cleaning methods, water disposal and drainage. 2 Disposed water must be carried away from vegetation. The chemically treated water used in hot tubs must be drained in a manner that will not harm the grass or other plantings. 3. Drainage hoses or other equipment must be stored within the privacy fence. 4. Hot tubs must be installed on a patio. 5. The privacy fence enclosing the patio must have a gate that remains locked. 6. The home owner must sign a release holding the Association harmless from any liability associated with the hot tub. 7. The hot tub must be insured under the home owner's personal insurance. XXVII. INDIVIDUAL HOUSE RULES: 1. Homes shall be occupied and used for single family purpose only as private dwellings for owners, their families, tenants and guests, and for no other purpose. 2. Residents shall not modify the exterior of the homes, the garages, the buildings or the grounds without obtaining prior written consent from the Board. 3. Installation of wiring for electrical, telephone, television systems, air conditioning, machines or the like on the exterior of the building, or which protrudes through the walls or the roof of the building is prohibited without obtaining prior written consent from the Board. 4. Decorative items may not be affixed to the exterior of any home or building without obtaining prior written approval from the Board. However a wreath on a door, a flag holder, a door knocker and a brass door kick plate is acceptable. 5. Broken windows, torn screens damaged front doors or damaged garage doors must be repaired immediately by the home owner at their expense. 6, Reels for landscape/garden watering hoses of any type CANNOT be attached to the exterior of the building. 7. Patios shall not be used as storage areas. Appropriate patio items would include outdoor furniture, planters and fireplace wood. Wood cannot be stacked against the fence. 8. There shall be nothing placed or erected in the patio area that extends above the top of the fence, excluding a patio-type umbrella. 26

9. The home owner is responsible for any repairs to individual utility service lines to their homes such as plumbing, wiring, heating and air conditioning devices. Anything that serves the building "in common" is the responsibility of the Association. 10. There shall be no changes to the outside appearance of any home, walls, windows, garage doors, etc. There shall be no alterations to the common grounds, such as planting or removing any presently planted shrubbery or trees without the prior consent of the Board. 11. If you wish to edge your immediate adjacent shrub bed with any type of material such as decorative wood, fencing, etc., you must have prior permission from the Board. 12. Nothing shall be hung, or supports attached, to the outside of any home and no awning, canopy, shade, window guard, radio or television antenna may be affixed to or placed upon the exterior walls or roof or any part thereof without the prior consent of the Board. Hanging flower baskets are permitted. However, the flower baskets cannot be hung from the gutters since the weight of the basket can pull the gutter loose. XXVIII. INSURANCE: 1. As a home owners association, a master policy for insurance coverage is purchased by the Association specifically for common areas. Each home owner/resident must obtain insurance at their own expense affording coverage upon their home, personal property and for their personal liability. It is important to note, the insurance coverage purchased by the Association does not apply to habitational buildings. 2. Loss claims against the master policy must be filed by the Board of Trustees. XXIX. LANDSCAPING: I. Landscaping services are contracted on a yearly basis by the Association to maintain the appearance of Ridge Meadows Home Owners' Association. 2. The present services include: Regularly Scheduled Mowing Day: The regularly scheduled service day is arranged each year. Weather conditions will affect the schedule. Lawn Fertilization - Four Applications: Application 1: Early spring (in April), this consists of a liquid fertilizer and preemergent crabgrass control. Application 2: Late spring (in early May), this consists of broadleaf herbicide. 27

Application 3: Summer (July), this consists of slow-release fertilizer and surface insecticide. Application 4: Fall (September), this consists of fertilizer. The contractor will place flags at mailbox locations on the day a scheduled treatment has been applied. The contractor tries to mark these areas to ensure that residents are aware of these applications. While chemical lawn treatments are designed not to be harmful to people or pets, it is recommended that you avoid grass areas for approximately twenty-four (24) hours if the area is wet from rain and during the time it is wet from morning dew. Mulch: Mulch is limited to common area shrub beds, tree rings and shrub beds adjacent to the front of the home. An application of mulch will be installed before Memorial Day. When mulching is done, we recommend waiting until the mulch is installed before planting your flowers. This will reduce the possibility of the workers damaging the flowers. Mulching is usually done every year. However, this can be dependent upon property needs and budget priorities. Mulch installed by home owners must match the dark, shredded bark mulch used by the landscaper. Weeding of Shrub Beds: Common area shrub beds and shrub beds adjacent to the front of a home will be weeded by means of chemical control and/or by handweeding to maintain a neat appearance, Trimming of Shrubs: Trimming is limited to common area shrub beds and shrub beds adjacent to the front of the home. Shrubs are trimmed in accordance with standard trimming/pruning requirements. Some shrubs should be trimmed at one time of the season, while others must wait until another time of the season. Therefore, this is done on an as-needed basis, totally dependent upon the type of shrub. Spring Clean-Up: Spring clean-up is done in April and will include all common areas and shrub beds adjacent to the front of the home. Fall Clean-Up: Fall clean-up is done in October and November and will include the removal of leaves from all common areas and shrub beds adjacent to the front of the home. 3. During the landscape season, residents must water the lawn and the shrubbery adjacent to the home. Landscape watering must be done often enough, particularly during the hot dry summer months, to prevent browning, disease and dying of grass. This requirement is designed to save money by preventing expensive landscape repairs and replacements. Flowers 1. Perennial or annual flowers may be planted in shrub beds adjacent to the front of the home WITHOUT PRIOR Board approval. 28

The height and size of the flowers must be consistent with the surrounding shrub bed plantings and must not exceed the height of the concrete entrance porch/stoop. Example of an unacceptable flower: Sunflower. 2. Flowers planted by a resident must be maintained by the resident in a manner that does not detract from the landscape appearance. Appropriate seasonal clean-up must be provided by the resident at the end of the blooming cycle. 3. Flowers planted by a resident must NOT in any way, be an obstruction for the landscape service contractor. 4. Flowers must be planted far enough away from the grass line to avoid damage from the landscaper's automatic trimming and edging equipment. 5. Home owners will be required to remove unacceptable flowers. Front Shrub Beds In order to maintain uniformity and harmony throughout the property with the original landscaping plan, there shall be no changes to the front of the homes by the resident which would utilize railroad ties, landscaping timbers, bricks, rocks, stones, miniature fencing, concrete and other such items used as shrub bed edging material or enclosures. Home owners may not install additional shrubbery in the existing shrub bed adjacent to the home WITHOUT PRIOR written Board approval. 1. Additional shrubbery must be consistent in height, variety and size to existing plantings. 2. Additional shrubbery selected by the home owner must be of a species that will not encroach upon or cause damage to the common areas or any utility service line. (Example of an unacceptable planting: Vines.) 3. Additional shrubbery planted by a resident must be maintained by the resident and must not, in any way, be an obstruction for the landscape service contractor. 4. Residents will be required to remove unacceptable plantings. Addition of Shrub Beds 1. Additional shrub beds must have PRIOR, written Board approval before they may be installed by the home owner along the side of the home. 2. The width of the shrub bed shall not extend beyond two (2) feet from the side of the home. 3. The newly constructed shrub bed and shrub bed plantings must be maintained by the home owner in a manner that will not detract from the landscape appearance of Ridge Meadows. 29

4. The landscaper will not maintain planting beds installed by home owners. 5. Shrub beds installed by a home owner must be maintained by the home owner and/or any subsequent purchaser of the home. Trees 1. The planting of a tree must have PRIOR written Board approval. 2. The home owner must submit the proposed type, size and location. 3. Type of tree must be a variety that will not encroach upon or cause damage to the home, common area or utility service lines. An example of an unacceptable tree is: Willow. 4. A tree ring must be created and maintained by the resident around the base of the tree in an effort to prevent damage from landscaping equipment. The tree ring, if mulched, must be covered with a dark shredded bark mulch to match the mulch used by landscape contractor. Wood chips, gravel type stones, or any other decorative shrub bed coverings are prohibited. 5. When planting a tree, the homeowner must be responsible for the upkeep of the tree and for damage that may occur to underground utility service connections or lines during the time the tree is being planted as well as for any future damage that may be caused as a result of growth of the tree. Trees planted by a home owner must be planted in such a manner so as not to create obstructions for the landscape service contractor. XXX LAWN FURNITURE: 1. Lawn furniture is prohibited in common lawn areas. Landscape service contractors will not accept the responsibility of moving the personal property of residents to facilitate grass cutting. XXXI. LAWN ORNAMENTS 1. Lawn ornaments, yard statuary or other artifacts MAY be displayed in front of a home in accordance with the following guidelines: 2. No more than two lawn ornaments may be displayed in the shrub beds. 3. Lawn ornaments may not be placed in any common area. 4. Lawn ornaments may not exceed the height measurement of two (2) feet. 30
