Pay attention to the inspectable area and the number of deficiencies per photo; this will assist you in recording the correct number of deficiencies in the proper location. Inspectable items that do not have identified defects should be appropriately marked within the inspection software. That is, check either NOD or N/A as appropriate for inspectable items that are commonly found at the property and that are not specifically cited by the information that follows. For example, typically, it would be inappropriate to check N/A for unit water heaters. A photo is required for all L3 and H&S defects. Mrs. Williamson is the primary contact for the property. All three participants were present for the inspection. Mr. Lawson shows you the current elevator and fire alarm certificates. He also mentions that the certificates for the sprinkler system and the boiler are at the Housing Authority main office and he will try and have them brought over. When asked, Mr. Lawson states that there are no units affected by bed bugs. Oakbrook Tower, a public housing property, is a high-rise building consisting of 5 floors with an elevator. The first floor (Ground) is all common areas consisting of an office, community room, lobby, bathrooms, laundry room, hallway, storage, mechanical room, and trash collection area. Each of the remaining floors has a trash collection area, hallway, and utility closet. The remaining 4 floors have 5 units each. On the 2 nd floor the units are 1 bedroom and are numbered 201 thru 205, the 3 rd floor units are 2 bedrooms and are numbered 301 thru 305, and the 4 th and 5 th floors are all 1-bedroom units and are numbered 401 thru 405 and 501 thru 505 respectively. This property is on one site and during your verification of the property information with Mr. Lawson he states that units 202, 205, 303, 402, 403, 504 are vacant. In addition to the high-rise building on this property you observe an additional one story structure. After further inspection and conversation with property representative you find out the building was just completed in May 2014 and contains no residential units. You decide that it meets REAC s definition of a building and must be added to the property profile. You add the building named Maintenance Shop as building #2 and the address is 2222 Oak Lawn Terrace, Golden Valley, ND 15559. Revised 03-13-15

Inspectable Area: Unit 305 Kitchen When the can is removed, the window does not stay up. This is the only window in the room/area. There are two other means of egress from this floor area. Page 13 of 23

Inspectable Area: Unit 405 Bedroom Room You observe this condition while attempting to inspect the bedroom window. There is only one window and one door in this bedroom. With help from the property representative you were eventually able to reach behind this headboard to verify that the window functions properly. Page 15 of 23

Inspectable Area: Unit 502 Dining Room Number of Deficiencies: 0 to 2 The only overhead light fixture is not working in the dining room. Also you observe light around the edge of this closed entry door in the kitchen. Upon closer inspection you do not see any damage to the professionally installed door seal.. Return to the Online Training 4. Open Exercise 300 5. Use the arrow buttons to go to the last screen in the exercise then click the Upload Rapid Output button 6. The Exercises are used to assess your knowledge of the UPCS Inspection protocol in addition with familiarizing you with using the RAPID software. You will need a score of at least 75% to pass. You will not be permitted to move on to the next exercise without first passing the previous one. If you are unable to pass one of the exercises, you will have to retake it. In RAPID you must delete the inspection and re-download it in order to retake the exercise. See the following instructions. In RAPID, do the following: 1. Click the Delete button on the top menu, it will display a screen with all the Inspections you can delete 2. Check or select the Inspection ID(s) to be deleted 3.
