Situation Lee Manor is situated in an elevated position with stunning sea views overlooking Lee Bay, a quiet rocky inlet bay on the North Devon Coast. Lee is a pretty, unspoilt village within an Area of Outstanding Natural Beauty, a Coastal Preservation Area, a Heritage Coast and An Area of Tranquility. The well-known coastal town of Woolacombe, known worldwide for its four-mile sandy beach, lies approximately 3.5 miles to the west and offers a small range of shops. The nearby town of Ilfracombe has the Landmark Theatre, a doctor s surgery as well as banks, shops and supermarkets. The market town of Barnstaple, about 13 miles away, holds a weekly pannier market, and provides an extended range of shops including numerous major retailers and supermarkets, as well as leisure and commercial facilities. The sandy beaches of Saunton, Croyde and Putsborough are within easy reach of Lee Manor and the Exmoor National Park and coast provides wide opportunity for walking and riding. Historical Note Lee Manor was built in 1896 for the Squire of Lee, Charles Bernard Mervyn Drake Cutliffe. The Squire s daughter Avice, tapped the ceremonial foundation stone, inscribed with her initials N.A.D.C. as it was laid over a silver coin of the same year. The house was completed in 1898 and Squire Drake Cutliffe is buried in the family vault at Ilfracombe. Introduction Lee Manor overlooks the village of Lee with wonderful far- reaching views over Lee Bay and out to sea beyond. Lee Manor A Gothic-style timber door opens into an impressive Entrance Porch with original tiled floor, stained glass windows and exposed stone walls, one of which bears the Drake Cutliffe coat of arms. An inner lobby opens into the magnificent Reception Hall with an open stone fireplace, part wood flooring and triple transom stone mullioned stained glass window. A feature is the impressive double minstrel gallery and wide three tiered staircase. The L-shaped Drawing Room has a fireplace housing a wood burning stove and French Doors to the garden, with wonderful views to the sea. The spacious dual-aspect Dining Room has an unused fireplace with ornate carved timber screen whilst the adjoining Study also has French Doors to the garden. The Kitchen is fitted with a range of units under granite work surfaces with a double Belfast Sink and a two-oven oil fired Aga with an accompanying electric cooker, also with two ovens and hob over. There is an adjoining Breakfast Room, as well as a range of Utility Rooms, including a Cloakroom, Laundry Room, store rooms and access to a cellar which is dry, light, spacious and divided into separate rooms. It also provides access to the terrace. An impressive solid Chestnut staircase leads to the double minstrel gallery which overlooks the Reception Hall. The Woodland The woodland at Lee Manor is classified as ancient woodland and provides privacy and protection for the house as well as providing a natural habitat for flora, including bluebells and orchids in the spring months, and a wealth of wildlife. The trees are mostly mature and deciduous, with a stream flowing along the eastern boundary.
