I am Kari Hiltunen (55) and I have the vocational qualification in business, administration and accounting. I am originally from Porvoo. What brought you to this field of business and what is your education? I have degrees in AIT (professional estate managing) and LKV (licensed real estate agent). - After studies I worked at the main office of a building office and at several worksite offices. I moved to Porvoo in the beginning of 1985 to work as the first full-time estate manager and later as the department head in OP Kiinteistökeskus (Estate Managing). In 1994 I left for Järvenpää to lead an estate managing and a maintenance firm. From there I went back to Porvoo to be the CEO of the OPKK concern in 1998. In Vuosaari I was the CEO of an estate managing, maintenance and cleaning company in year 2008-2012. I left this job when my wife was seriously ill. I asked REIM for work in the end of year 2012 and I started working on locations in Porvoo and Lahti. What is the most interesting and the most challenging in your work? The most interesting part of my work is its variety and changing focuses. I have had the chance to not only manage estates but also be a real estate broker of everything from condominiums to island objects, to build offices, to edit the accounting office and do some company planning. The Executive Vice President of REIM Lahti Oy was also a competitive swimmer when he was younger. In addition to this I have liked to work with clients and the staff, and also with the stakeholders. What aspects do you consider to be important focuses at REIM Lahti Oy? In REIM Lahti Oy we take action for making our service production even more flowing and effective and make our clients as satisfied as possible with the product they receive. What are your hobbies? As a former competitive swimmer I am still involved with the local swimming team as a backup trainer. Due to so little freetime I am only a fill-in. I like to photograph and I go to see good bands on their concerts. Taking care of a detached house and a cottage, and taking care of my daughter s dogs also require a lot of time. What do you see in the future for the field of estate managing? Real estate managing has to be produced near the client and it can t be produced and imported from India. Several new laws and Kari Hiltunen has a strong knowhow in the field and a clear vision of the ways to develop it. requirements have also brought their challenge to the field of business. Real estate managing usually costs less than a TV channel pack per one household but you can only guess on which of these people are less keen to invest money in. Introduction to the Chairman of the Operative Management Board: Jukka Mäkinen Who are you and how long have you been working for REIM Group? What tasks have you had? I came to work for REIM Tampere on 1st March 2003, since 1st July 2007 I was the leading estate manager and since 1st May 2009 I have been the CEO and I still continue being him. What is your education and why did you choose real estate managing and the real estate sector? My ground education is the vocational qualification in business, administration and accounting. I was actually lured to join the estate managing business. When I started my first day at the job I actually didn t have a clear vision of what estate managing actually is and what tasks does the job include. To my delight I have noticed The Chairman of the Operative Management Board Jukka Mäkinen, AIT, works as the CEO of REIM Tampere Oy. that still after 14 of working in this field there is always something new to surprise me. While working I have done the degree of professional estate managing, the degrees of ITS and AIT and also the degree of property management. You have been working as the Chairman of the Operative Management Board of REIM Group since its beginning. What does the Operative Management Board do? The task of the Operative Management Board is to coordinate the operative actions of the group. This means that we create and develop operational models to the use of local businesses and then we look for the best procedures and refine them to be even better. What are the most remarkable challenges in the future for REIM Group? In my opinion the greatest challenges will be about the personnel. There is still no straight education for this field, people just end up here. The working times in this field are also very long (mainly because of the meetings) which has caused for the field of business to be unattractive. This has caused the fact that annually many skilled professionals change their field of work in order to get easier working schedules. What would be your greetings to the government and municipal policymakers about the real estate business and especially about real estate managing? The political desicions made during this last year have almost without exception raised the costs of living. Also the added amounts of byrocracy and filling in unnecessary paper piles have added to the work we have to do. The Spirit Of Partnership Technical estate manager in Hämeenlinna Sari Lapikisto REIM Hämeenlinna decided on recruiting a technical estate manager due to the requests made by their clients. Why have you decided to create a profession of a technical estate manager in REIM Hämeenlinna? What tasks does this profession include? The building base in Hämeenlinna has now reached the middle age. In order to maintain the value of the houses requires reparations on both a small and a big scale. The aging of the plumbing can be seen in the growing amount of water damages. Also the continuously growing prices for electricity leads the housing companies to new energy-connected decisions and the recovery of heating. Who and what is the new technical estate manager in REIM Hämeenlinna and what is her knowhow and educational background? REIM Hämeenlinna has answered to their clients requests and widened their supplies to technical estate managing. Building engineer Sari Lapikisto started her job as the technical estate manager in August full of excitement. Sari s strenghts are strong knowhow in building projects and understanding of the schemes of housing companies. For the past three years she has worked for a building engineering company as the planner and supervisor of the schemes of housing companies. Compared to the engineering companies our strenght is having small schemes which the outsiders can t afford and we have fast response times. Since the background information needed for the schemes is stored in the same office, time won t be wasted on the searches of the information. This can be seen as cost-effectiveness to the client. Sari will spend the autumn mostly at school because her calendar includes courses for the qualification for signing energy audits and courses for the ITS-TEK degree. Sari Lapikisto (on the right) starts at the newly created job in REIM Hämeenlinna. She and the CEO of REIM Hämeenlinna Marko Hellevaara believe that the technical estate manager means positive changes to the clients because their needs have been met. Also CAD-drawing is one of Sari s strenghts. She likes spending her freetime with her adorable 5-yearold daughter and at the football field (HJS varsity team). Will REIM Group start using the experiences from having a technical estate manager in REIM Hämeenlinna? REIM Hämeenlinna offers energy audits, CAD-drawings, planning and guiding schemes and tasks connected with stakeholders renovations and accommodation works. The member of the Concern Board of REIM Group Kari Metsäkallio The current government has failed completely in housing politics You have had a long and a remarkable career in the fields of real estate and construction. You are also active in municipal and regional politics. How would you describe the current situation in Finland from the points of view of the economy and political decision making? They say what they say about regeneration but this is really the place and time for precise regeneration. We should be regenerating things that should be regenerated later anyway like starting the VT-6 already in 2014. There are also other infrastructural schemes like molded schools that could be started already now. Part of these are municipal schemes. What about the construction and real estate businesses? What should be done? The current government has failed completely in housing politics. In the beginning of the period of rule Krista Kiuru hanged herself on lowering the rents and she couldn t get rid of this during her whole period of being the minister of housing. A precise regeneration could be done in the Helsinki area to the building of rental apartments. The intermediate scheme by Vapaavuori could be an excellent choice if it was specified a little. Creating some Kruunuasunnot is not a solution of any kind because we already have enough implementers but the means are poor. You have a good view at the field of estate managing and real estate business from the Concern Board of REIM Group. What are the challenges and the possibilities on the competing market? In my opinion the possibilities of REIM Group are good and they are going in the right direction. The unification of the organization and accessing the benefits through that builds a good base for competitive activity on our whole area of operation. Saimaa The Fourth largest lake in the whole Europe The Chairman of the Board of REIM Group Timo Multanen: Saimaa is an uncut diamond. Saimaa is the fourth largest lake in Europe. Larger are only Lakes Ladoga and Onega in Russia and Vänern in Sweden. There is something really great in the freely flowing Saimaa with its fresh water. 4377 square kilometers is the whole area of Saimaa with its islands and shores. We have a summer house in Kyläniemi, which is located at the Saimaa basin, and there the view from our windows and the shore always makes me feel respect and relaxation. It s like you re part of the nature, which you practically are. I practically spent my whole summer holiday on the lake Saimaa, mostly at our summer house but also at our making little trips around Saimaa on our friends boats. This summer also had great weathers. There were over 20 days of heat, which means over +25 grades celsius and sunshine.
