Applicant agrees to execute the lease agreement for The Greentree Apartments and to pay any balance due before possession of residence is given. Applicant agrees that the entire holding deposit will be applied towards the Lease Administrative Fee and any applicable security deposit. Applicant agrees that the entire holding deposit will be forfeited if applicant(s) cancel after two (2) days from the date received. In the event that this application is canceled within two (2) days of giving a holding deposit, applicant understands that a refund of the deposit minus $35.00 processing fee will be sent by mail from our corporate headquarters in Long Beach, CA. Applicant hereby waives any claim for damages by reason of non-acceptance of this application. Completion and submission of this application is not a guarantee of occupancy nor a binding reservation for any apartment. Greentree Application Requirements & Criteria RENTERS INSURANCE Welcome and thank you for applying for an apartment with Greentree. A separate rental application must be processed on all prospective occupants 18 years of age or older. 1. A $29.00 non-refundable application fee is required per application. 2. A Holding Deposit is required to reserve an apartment, and is refundable within 24 hours of receipt. 3. You will need to bring a valid government ID (drivers license, state ID card, passport or military ID) Housing Standards: 1-Bedroom = 3 Persons, 2-Bedroom = 5 Persons Minimum of $50,000.00 Liability or Property Damage Insurance per apartment is required. Proof Required upon Move-In. INCOME & EMPLOYMENT The combined gross monthly income must prove to be a minimum of two and one half (2.5) times the monthly rent amount. Acceptable proof of income can be: * Application cannot be processed without proof of income * Your last two (2) or full month's worth of payment stubs Official letter on letterhead from employer Last 3 months of bank deposit history W-2 or tax return from last year Verifiable funds equaling 2.5 times the total monthly rent, times the total lease term Payment of the entire lease term up front in secured funds (separated into monthly increments ) CREDIT & CRIMINAL BACKGROUND A credit and criminal background check will be processed on each applicant. Each applicant must provide a valid Social Security number or, a valid Visa/Passport/Green Card number. Applicants must meet the following criteria: 60% of your open credit lines must be positive No: charge-offs, public records (including garnishments & lawsuits) Any bankruptcy must be discharged & a copy of the discharge papers must be kept on file RENTAL/RESIDENCE HISTORY Rental/residence history must be verifiable from unbiased sources, including; current & previous landlords, condominium associations, realty company & private Owners. ADDITIONAL DEPOSIT Two (2) year minimum of verifiable rental/resident history from your current address Mortgage history will be accepted if it is listed on your credit report An additional deposit of up to one (1) month's rent may be required, if your credit history does NOT meet the above criteria. CO-SIGNER Co-Signers must be screened in the exact same manner as applicants. AUTOMATIC DENIAL FOR RESIDENCY Applicants will be automatically declined/denied based on the following: Eviction from a previous landlord Unresolved judgement Pending or open bankruptcy Criminal felony conviction of any kind Falsification of any information on the rental application Applications are processed in the order they are received. Once your application, along with ALL of the necessary required documentation is received, it will take approximately 24-48 hours (excluding Sundays) to process. Upon removal of the Animal from the premises, Resident may terminate this agreement. However, the additional Deposit shall remain until the termination of the lease and the apartment is returned to Owner. Animal/Pet Policy: The Lease Agreement covering the Premises states that NO animals are permitted on or about the property without Management's PRIOR written consent. NO other animal (including offspring) is permitted by Residents in the community at any time. Residents/Applicants are hereby permitted to have only the above described Animal(s), subject to the terms and conditions of the Pet Agreement Addendum. Limit of 2 Pets per apartment. Pet(s) may NOT exceed 24" at the rear haunches. Pet Owner is required to ALWAYS immediately clean up after their pet(s), or be fined $50.00 per violation. Pets must be leashed at ALL TIMES while outside the apartment, of be fined $50.00 per violation. Animals may NOT be left outside on the balconypatio, and may NOT disturb other residents (barking, jumping, biting, etc.). Restricted Breeds (Full & Mix) : Airedale, Akita, Alaskan Malamute, Bullmastiff, Chow Chow, Doberman Pinscher, German Shepard, Giant Schnauzer, Husky, Pit Bull, Standard Poodle, Presa Canario, Rottweiler, Wolf Hybrid and Terriers (with the exception of West Highland, Jack Russell & Yorkshire Terriers).
