Jasper Community Housing Corporation BOX 520, 303 PYRAMID LAKE ROAD, JASPER, ALBERTA T0E 1E0 jchc@town.jasper.ab.ca Subsidized Apartment Rental Program ONLY FOR CLIENTS APPLYING FOR JAS-DAY - MOUNTAIN PARK LODGE UNITS The Jasper Community Housing Corporation (JCHC) is assisting Jas-Day Investments Ltd, operating as Mountain Park Lodges (MPL), in the rental of subsidized apartments in MPL Place by maintaining a list of prospective eligible tenants. Persons satisfying the JCHC requirements will be placed on an Eligible Prospective Tenants List from which Jas-Day Investments Ltd. will accept applicants for further specific rental requirement screening. To qualify for apartment rental, persons interested are required to sign this application form, be approved by the JCHC as well as satisfy all further rental screening requirements of Jas-Day Investments Ltd. Rents are subsidized at 10% less than current market rental costs for Jasper in order to provide accommodation to employees in the town of Jasper who are lower income earners. Only individuals who earn less than the current Alberta Core Needs Income Threshold (CNIT) maximum annual earnings for the town of Jasper, ($35,000.00 in 2017 for a one (1) bedroom apartment) are eligible to be placed on the Eligible Prospective Renters List managed by the JCHC. Jas Day will screen the listed applicants against standard rental criteria and reference checks. Single applicants must also be matched to compatible roommates. Units are made up of two bedroom/bath combinations with shared kitchen and living spaces. Only a single adult, or a single adult with one child, will be housed in each bedroom/bathroom combination. Couples will be required to rent both bedroom/bathroom combinations in the unit. HOUSING APPLICATION INSTRUCTIONS General Instructions: Answer all of the questions. If a question does not apply to you, print N/A (for not applicable) as the answer. You and any other people who are co-applicants must sign the application. Statutory Declarations must be signed in person with a Commissioner of Oaths for the province of Alberta and agent for Jas-Day/Municipality of Jasper. Submit the following information with your application: Statutory declaration confirming that you are an eligible resident in Jasper National Park under the National Parks Act and Regulations and that you do not have any interest in real property in Jasper National Park (attached); and Copies of Income Tax Returns (T1) and Assessment Notices (T452) for all people in your household who had income from any source during the most recent tax year ended. You may submit the Assessment Notices when you receive them. If your tax return is unavailable, proof of all income and money you or any of the people on the application, including your children, receive from any source at present. You may have one of our income verification forms completed or you may get a letter from your work, your Social Worker, Employment Insurance, etc. Submit copies of your two most recent pay stubs, benefit cheque stubs, or other documentation to verify your current income. If you are self-employed or own your own business, income may be verified by a financial statement and balance sheet for the most recent year ended. NOTE: private businesses involving clients visiting the building can t be run out of these apartments. OPTIONAL: If you have a Personal Directive, and you wish to give us the name and phone number of the person you have named to be responsible for your rental payments, tenancy and housing needs, please give us the information with your application. Rent and Other Charges: ALL RENT WILL BE DUE, IN ADVANCE, ON OR BEFORE THE FIRST OF EACH MONTH. Heat and water are included in the rent in the new affordable housing apartments. Tenants will have to pay for power. Prospective tenants must pay a security deposit. Each rental unit comes with a fridge, stove and dishwasher. Washers and dryers are not provided in the suites. Coin or card operated washers and dryers are located in the laundry rooms of the apartment building. A Lease Clerk will review your application. If any further information is required, they will let you know. FINAL APPROVAL OF YOUR APPLICATION IS SUBJECT TO JAS-DAY INVESTMENTS LTD. LANDLORD AND/OR CREDIT REFERENCE CHECKS AND A PERSONAL MEETING WITH THE BUILDING MANAGER. Personal information, including information about gross household income, incomes of individual members of the household, assets of the household, and characteristics and composition of the household, is required, under the Alberta Housing Act, to assess the household s eligibility for the rent-geared-to-income program. Information is protected by the privacy provisions of the Freedom of Information and Protection of Privacy Act.
