CARRIAGE POINTE H.O.A. RULES AND REGULATIONS The following is a brief summary of the Rules & Regulations of the Association. These are NOT to be used in place of Association Documents. You are required to read and observe all Rules & Regulations as stipulated in your Documents. 1. Pets (14.1) There may be up to two (2) pets in a unit. All pets must be walked on a leash and residents must pick up after their pets. Nuisance pets shall be asked to be removed from the community after due notice to the owner. Pets CAN NOT be tied out on a porch or in the backyards or common areas. Pets are not to be in the playground or pool areas. 2. Parking (14.4) Vehicles must park in the garage or driveway of a unit and must not block the sidewalk. Vehicles are NOT to be parked on grass. No commercial vehicles are allowed unless they are kept inside the garage. ABSOLUTELY NO PARKING ON THE STREET OVERNIGHT. A towing company has been hired and shall patrol the streets. Cars left in street are subject to being towed at owner s expense. The parking spots located at the pool area are for the use of guests using the pool facilities ONLY. Residents cannot park at the pool overnight and violators shall be towed. 3. Trash (14.21) Trash is picked up on Tuesdays and Fridays. Tuesday is Trash ONLY. The city ONLY PICKS UP ITEMS IN THE CANS PROVIDED. Friday is trash, recycle, and bulk items. Note: Cardboard must be broken down into 3 ft. square pieces or will not be picked up. Trash containers MUST BE put inside the garage on the day of pickup. Trash containers left out are subject to being removed by the Association and put down by the pool area and are subject to fines. 4. Landscape Issues (14.26) Personal items such as chairs, swings, statues, etc. are not to be placed on the grass areas. 5. Items on Front Entrance Area- Since two units share the entrance areas, the entrance should be kept clear except that residents may put plants, etc. along their side of the entrance area. Garden hoses and items which could cause someone to trip must be kept in the garage. 6. Satellite Dishes (14.35) Require ACC approval and must ONLY BE PUT UP in the back of units. Direct T.V. installers MUST be told to be put in back. ACC Requests are available from the management company. 7. Pool/Cabana- The hours of the pool are DAWN to DUSK. Residents and guests must not use loud music and must behave in a proper manner. Children must be accompanied by an adult. No pets are allowed in the playground. No pool parties over 15 persons allowed, and the pool areas cannot be restricted for parties. 7
CARRIAGE POINTE H.O.A. RULES AND REGULATIONS 8. Exterior Changes Any proposed changes to the exterior of a unit or lot area must FIRST be approved by the Association. Residents who make any changes to the exterior without approval will be asked to apply and if not approved must return the item to its original condition. 9. Rentals/Resale s (14.27) A completed application and subsequent approval must be submitted and approved BEFORE a rental or resale is done. Home must be owned two years prior to any rental. Forms are available from the management company. 10. Sign (14.40) No for sale or for rent sign are allowed on property. 11. Garages (14.18) Garage doors shall remain closed at all times except when vehicular or pedestrian access is required. 8
