8. Tenders are to include a Solicitor s deposit cheque of 10% (or 20% if early entry is required) payable to the seller s Solicitor as agent. Completion will take place on Wednesday 11th October 2017. 9. The Land The land is divided into practical sized arable fields and is capable of growing very good yields of combinable crops and, in some fields, sugar beet. There are small areas of amenity woodland on Village Farm Lot A and Marton Grange Lot A. The land is shown on the MAFF land grading plans as classified grade 3. The 1:250,000 scale Soil Series Plan shows the soils are mainly Wickham 2 Association with some Blackwood. Wickham 2 - Slowly permeable seasonally waterlogged fine loamy over clayey, fine silty over clayey and clayey soils. Small areas of slowly permeable calcareous soils on steeper slopes. Suitable for growing cereals and grassland. Blackwood - Deep permeable sandy and coarse loamy soils. Groundwater controlled by ditches. Suitable for growing cereals, sugar beet and potatoes: some grassland and coniferous woodland. The predominant soils are Wickham 2. Land Registration Some parts of the holding are unregistered title. Basic Payment Scheme Included in the sale are Basic Payment Entitlements relating to the eligible land, which will be transferred to the buyer(s) after completion. Telecom Mast Site The Telecom mast site behind the grain store at Village Farm, Lot A is excluded from the sale. The mast is contained in a secure compound measuring 7.3m x 12m. A right of way from the A1500 through the farm to the mast compound is reserved for the freeholder and leaseholder. Holdover After completion, the seller will holdover on any fields not cleared of the current crop. There are 50 acres of sugar beet on Whitehouse Farm, Lot A and spring beans on land off Mill Lane, Sturton by Stow and on Marton Grange, Lot A. There is a longstop hold over date for land growing spring beans until 30 November 2017 and for land growing sugar beet, a longstop date until 31 January 2018. It is anticipated that the sugar beet will be harvested before Christmas. OSR and grain harvested this summer will be stored in the two grain stores at Village Farm, Lot A and at Marton Grange, Lot A with a holdover longstop date until 31 March 2018. Early Entry Early entry prior to completion is available, immediately after a crop has been harvested and straw removed, by paying a 20% deposit. Drainage Much of the land is under drained. Some drainage works have been undertaken in recent years and the drainage system has been regularly maintained. Drainage Rates Drainage rates are payable for land at Marton to the Trent Valley Internal Drainage Board and for land at Sturton to the Upper Witham Internal Drainage Board. However, in the event that any of the property is sold subject to VAT, this will be payable in addition to the purchase price. Growing Crops and ingoing valuation It is intended that the seller will harvest the growing crops and undertake post-harvest cultivations as well as establishing oilseed rape, where appropriate. The buyer will be required to pay to the seller the full amount of the Ingoing Valuation due to the outgoer in accordance with the prices and recommendations of the Central Association for Agricultural Valuers.
