listing your home: choosing the right realtor Choosing the Right Realtor is a crucial part of the sales process. You need to ensure your Realtor is someone you feel comfortable with, someone who you like, and someone who you trust. The process of finding a home can be a long one so you had better make sure you are being guided by someone with the same vision and goals as you. Your Realtor also has to be experienced and knowledgable of the current market when helping you sell your home. They need to be an expert who can get you the best value for your property. Ask for references! Not only is choosing the right Realtor important, making sure that Realtor works for a full service, reputable company is critical as well. At Royal Le Page Benchmark we have a team of over 200 Realtors who share listings and information every week I can preview homes for you which have not even hit the market giving you the jump on other buyers who are looking for similar properties. We also have a full time team of staff who work for you ensuring that everything goes smoothly. our first meeting It s critical that we discuss your motivation for selling. This will be an important part of our discussion at our first meeting. I ll discuss with you the current Calgary market, your quadrant market and your neighbourhood market. If you are also buying we will need to discuss your possibilities with regard to lenders and pre-qualifying you for your next home. We will examine your Real Property Report if you have it, and if you don t discuss how to order one. I ll view your home taking notes and measuring where necessary and I ll assign you homework to complete before our next visit. After our first meeting I will Examine all expired listings in the neighbourhood why didn t they sell? Examine all the listings and solds in the neighbourhood over the past 180 days. Study listings and solds in comparative neighbourhoods Visit listed homes in the neighbourhood for comparison Come up with a very thorough Competitive Market Analysis for presentation to you and my recommended list price. Our second meeting I will present my suggested list price in my Competitive Market Analysis and we will discuss forms, details and timing. Forms that need to be signed include a Seller s Representation Form, FINTRAC identification form, and a Consumer Guide which will need to be signed after we go through it to explain my responsibilities to you. Then, we will decide on a list price, and a date to go to market! 9

listing your home: once we hit the market - then what? Other realtors will book showings through me. I will contact you before agreeing to showings to ensure that you are comfortable with the time and date. We could have as many as 100 showings or as few as one before we entertain an offer. The minute that one comes in, I will contact you to let you know. I am trained to negotiate on your behalf however, the final decisions in every case are yours. I am here to be your voice and to ensure we get the very best price for your home. If we accept an offer, there will more than likely be conditions attached to the offer. The most common include a finance condition where the buyer presents their offer to their lending institution and they finalize their approval. If the buyers are working with a good realtor, they should already be pre-qualified so it should just be a matter of details. Once this is finished the bank may order an appraisal to ensure that the home is worth the price they are paying for it. The second common condition is a home inspection. This needs to be booked by the buyer s realtor in conjunction with us. These home inspections usually take about 3 hours and the buyer s realtor must be present. The third most common condition is the approval of the condo documents in the case of a condominium sale. When this condition is put in place, we make the condo documents available to the buyers who then will have them studied and audited by a professional who will let them know the state of the condo corporation and the reserve fund. Usually conditions are in place anywhere from 10 days to 2 weeks. Once a condition has been satisfied, the buyers sign and return to us a waiver form, letting us and the lawyers know that the conditions have been met. Once conditions are waived, our sale goes FIRM! Now it s time to start packing!!! The day before the possession, the buyer and sellers lawyers prepare the transfer of funds.
