E Pro Realty Residential Applicant Criteria and Rental Policies The EPRO applicant screening process involves the services of a third party who specializes in credit and criminal background checks. New applicants: Equal Housing: We do not discriminate on the basis of race, color, sex, religion, handicap, familial status, sexual orientation or national origin. Identification: All prospects must present a current Government issued ID to view the property such as: Valid state issued driver s license or ID card, valid Military ID card, a valid Passport or a US Immigration and Naturalization Services issued VISA. A copy of all applicants photo IDs will be made and retained at time of move-in. Application for Residency: An Application for Residency must be completed and maintained for each applicant 18 years or older who will be living in the residence. Each applicant must pay a non-refundable application fee of $75.00 payable upon applying. Criminal Background Check: Criminal records must not contain convictions for felonies or sexual offenses. The applicant agrees that the lease will be terminated in the event the applicant, after moving onto the property, commits an offense of sexual nature, resulting in conviction or is labeled as a registered sexual offender or predator and/or appears on the list of known terrorists and wanted fugitives. Bankruptcy: No prior bankruptcies within the last 10 years. Credit Report: Credit score of 550 or higher. A credit score lower than 550 may be accepted with additional security deposit based on the nature of the credit report. If the applicant does not have credit history, the credit emphasis will be placed on employment and rental history and an additional deposit may be required. Rental History: Minimum 1-year rental history showing rent paid consistently on time. No evictions are allowed and must have no balances owed to previous rental inquires. Alternately, if the applicant previously owned his or her residence, the credit report must show consistent timely payment of mortgage. Number of Occupants per Unit Two occupants per bedroom plus one Ex: 2 bedrooms = 5 occupants Income Requirement The household must have gross income equal to or greater than 3 times the rent. 1) The applicant s current employment will be verified by contacting the employer and must be confirmed in writing by the applicant s supervisor or Human Resources Department. 2) Income can be verified in the following ways: a) Two to four consecutive pay stubs b) Last year s W-2 c) Last year s income tax return d) Four consecutive bank statements or brokerage statements showing monthly deposits which meet the income requirement Deposit: Security Deposits are equivalent to one full month s rent. Security Deposit refunds will be handled per state guidelines. Pet Policy and Pet Deposit Total pet deposit and pet fee is $300.00 per pet. Breakdown is as follows: Refundable pet deposit is $200.00 per pet. Non-refundable pet fee is $100.00 per pet. At 64 Willis Mill, only pets that weigh under 10 pounds are allowed 2 pet maximum per unit. Smoking: Smoking is not allowed inside any of our properties.
