Experience THE MALL CAMBERLEY WALWORTH TOWN HALL Client: Surrey Heath Borough Council Client: Southwark Council Advised Surrey Heath Council on the 86m acquisition of the Mall Camberley. The purchase came about after three failed development proposals by the shopping centre owner. The Council funded the purchase with 32 separate inter-council loans which represented a significant saving. At a net initial yield of 6.15%, the annual income is enough to repay the Council s loan and make a surplus return. The Council s plans for the centre have the potential to create significant additional employment and transform Camberley town centre. Currently instructed by Southwark Council to market this historical landmark building on the edge of Lendlease s Elephant & Castle regeneration project. Montagu Evans have advised the Council on the commercial side of this deal, which involves the disposal of the long leasehold in order to facilitate a complete redevelopment of the property. The ultimate aim is to bring the building back to life following a fire in 2013 which forced the Council to close its doors. Montagu Evans are supporting the Council throughout the marketing process and contract negotiations. 5
