Welcome to Mirabel RV Park and Campground Thank you for inquiring about our Family Park. If you are interested in renting a spot for the season, please fill out the application in its entirety. If there is anything left blank I will consider it incomplete and it will not be processed until all information is completed. You must also provide pictures of all four sides of your rig, pictures of all vehicles, pictures of pets and income verification. Again, if those are not provided along with the application it will be considered incomplete. A $25 application fee is due at the time you turn your application in to the office. Your rig must be less than 20 years old. No exceptions. You must also have a vehicle capable of pulling your rig out in case of flooding. We do a background check of every individual listed on the application. No person(s) will be allowed to stay if they are not listed on the application. We are a privately owned Family Park and reserve the right to refuse service to any person(s) and any time for any reason deemed necessary by the management. Your residency is at an at-will basis. You may be evicted for breaking any of the written or otherwise verbal rules at any time deemed necessary by the management. A deposit of $200 and your first week of rent is due on your date of entry. No exceptions. Your rent is due on the last date written on your receipts. It is considered late after that date and 5 late notices are terms for eviction. The park rules are attached to the application and should be read thoroughly. You will need to sign a tenant agreement stating you have read and will abide by ALL rules. If you break any rules you will be considered for eviction, as deemed necessary by the management. MIRABEL RV PARK AND CAMPGROUND Trailer Park Campground on the Russian River 8400 River Road, Forestville, CA. 95436 Telephone (707) 887-2383 Email: MirabelPark@yahoo.com SEASONAL PRICES To receive the weekly rate you must reside in the park for a minimum of 31 days, you must vacate the premises every 9 months for at least one day. Rent Per Space: ~2 People & 2 Cars $110.00/week *** Maximum of 2 people per space *** ~Dogs (limit 2) $5.00/week each Refundable Deposit.... $200.00 -Refunded when you re leaving & all you owe is paid- If your application is approved you ll need to pay the $200.00 deposit & a minimum of one week of rent on the day you move-in. Each space has its own electric meter. The meters are read at end of each month & the bill is due by the 3 rd of every month. All spaces are cable and phone ready, but you will have to contact those companies yourself to arrange service. Most of the tenants here use Comcast or Direct TV. Mirabel Park is a family-friendly park. We strive to provide a peaceful and pleasant getaway for our few full-time tenants and the out-of-towners in need of a little nature & a little tranquility. Please review the copy of the Mirabel Park rules that was given to you before you submit your application. We require photographs of ALL FOUR SIDES of your trailer, and your vehicle, and one of your dog if you plan to have a pet here. All trailers must be appropriately maintained and all vehicles must be in and remain in good repair. We allow up to two dogs. Sorry, no pit-bulls or pit-bull mixes. All tenants must abide by all county, state and federal laws, these rules & any others that may be posted. 2. All guests must stop at office before going to your space. 3. No firearms or weapons of any kind are allowed in the park. 4. No selling of anything in the park. 5. Gathering or cutting of any vegetation, damaging &/or destroying park property is illegal and people who do this will be held financially responsible & liable for repairs & replacement. 6. Fires are not allowed outside of the fire pits or fireplaces. Fire pits may not be moved without permission from the office. No burning anything other than firewood. No garbage please. 7. The park speed limit is 5 miles per hour at all times. 8. Tenants are responsible for the actions of their guests. 9. Quiet time is between the hours of 11pm and 8am. Loud music and noise is prohibited at all times. NO LOUD BASS!!!!! 10. No tents may be placed in seasonal spaces without prior approval from management. 11. Children 6 years or younger must have a responsible adult with them when going to the restrooms, showers water, or when just roaming the park. 12. Tenants may not add additional tenants without management s approval. 13. Mechanical work is only allowed if you first get permission from the office. 14. Children s pools are not permitted. 15. All spaces must be maintained and kept in a clean and presentable manner. 16. No fences may be built without management s approval. A drawing or sketch is required before building. 17. No storage units are to be put up in trailer spaces without prior approval from management. 18. No tarps are to be used to cover trailer tops or sides. 19. The use of clotheslines is prohibited. 20. Any type of pit-bull breeds are not permitted anywhere on the park premises. 21. Dogs must be kept on leashes at all times including but not limited to your yards. You are responsible for cleaning up their waste whenever needed. 22. Dogs may not be left unattended at any time. 23. Between 12am thru 8am all dogs must be kept inside your trailer. 24. Air conditioners and washers and dryers may not be used in the park at any time. 25. Tenants must make their own arrangements for mail, either by getting a P.O. Box or by having mail sent general delivery. 26. One late rent notice is cause for eviction. 27. All tenants must vacate BY November 1st. 28. Camper shells that are on back of trucks must legally remain on the truck at all times. 29. You may not have people at your space if you are not there. 30. Domestic issues or police involvement of any kind is grounds for immediate eviction. Mirabel Park is a privately owned campground and management reserves the right to refuse entry to anyone. The owners/camp hosts are not responsible for loss or damage to property or personal injury.
