The Applicant will sign the Tenancy Agreement forthwith upon being notified of acceptance of this Application by the Agent. 3. If the Applicant s application is accepted and the Applicant does not enter in to the Agreement the holding deposit will be forfeited to the Landlord. 3. If the Tenancy Application is not accepted the holding deposit will be refunded. The Applicant acknowledges the Agent will not accept a holding deposit from another prospective tenant until the expiration of the Option Period which unless otherwise specified shall be 48 hours from the giving of a receipt. On signing this Tenancy Application the Applicant agrees the Agent is authorized to make enquiries to verify the information contained in the Application Form with relevant tenancy databases including databases of the Applicant s previous Letting Agents. MOTOR VEHICLES AND PARKING POLICY It is a condition of any tenancy agreement that tenants will abide by the Motor Vehicle & Parking Policy of Horton Apartments:- Your vehicle must be parked in the car park, not in the visitor bays. Under no circumstances is the car park to be used for storage of furniture or other belongings. There are limited parking bays available in the complex and these are for visitors and tradespeople only. On site motor vehicle repairs are not permitted. Arrange to have your vehicle towed to the nearest mechanical repair facility. If your vehicle is losing oil, buy a drip tray and place it under the vehicle. Do not allow oil to drip onto the carpark floor or throughout the complex roadway. Fourteen (14) days written notice on RTA Form 13 must be given prior to vacating the premises. In the event the tenant/s wish to break their fixed term tenancy agreement the tenant/s agree to continue paying rent until new tenant/s are found or lease expires, whichever happens first. The tenant s agree to pay the break lease fee of one (1) weeks rent + GST and to keep up rental payments until new tenant/s move into the property. All tenant/s will be required to sign the break lease documents. The tenant/s understands and agrees not to add any fixtures to the property without consent of the Lessor/Agent. The tenant/s acknowledge that if the premises are individually metered for water and deemed water efficient then water usage charges are the responsibility of the tenant/s, and you will be billed accordingly. The tenant/s understands and agrees that there is NO SMOKING inside the premises at any time.

At the termination of the tenancy agreement, the tenant/s agree to supply to the Agent the following: - All keys to the property including any cut during the tenancy. A receipt from a reputable carpet cleaning company for all carpets. The tenant/s understands and agrees that if the above items have not been attended to prior to the final inspection, professional contractors will be engaged and the costs deducted from the bond as well as any rent owing, damage, and any cleaning not rectified within 2 working days.
