Who we are There are thousands of empty properties in the UK including flats, houses, offices, churches and libraries. Many are in town centres or beautiful countryside where it is often very expensive to either live or work. They may be vacant for many reasons waiting to be sold or to gain planning permission, or because the owners are overseas. Ad Hoc s solution helps both the property owners and working people who are looking for low-cost accommodation. Uniquely we offer a one-stop solution for all our clients property protection needs. Our one-stop approach gives our clients complete peace of mind, whether it s through providing our property occupation model, smart alarm system or security guard offering right through to our Cyclops Smartcam Towers. Through our Property Occupation Model we put properties back into temporary use (either commercially or residentially) with the assurance that they are totally protected. Handback Our Property Occupation Model increases the security of your commercial or residential building by having someone residing or working in it. Ad Hoc security guards, smart alarms or Cyclops Smartcam Towers offer protection for your property and land 24 hours a day. In addition we regularly inspect your premises The legal structure of the Property Occupation Model is straightforward. No tenancy rights are granted to Ad Hoc or to our commercial and residential guardians. All our services are flexible and cost effective, yet provide maximum security for your property. Flexible Managed We require just 31 days notice to hand your property back to you. On receipt of your notice requesting your property back, we issue notice to either the commercial or residential guardian, or in some cases both and start working with them immediately for their eventual relocation to another Ad Hoc property. We do our best to rehouse our guardians. At the agreed time and date, one of Ad Hoc s staff will meet you on site to hand back the property. The legal structure is straightforward. The property owner grants us a Property Protection Agreement for the premises, and we in turn grant a Licence To Occupy a unit to the property occupants. We monitor these commercial or residential guardians and regularly visit the properties we manage. Whatever the security solution chosen, Ad Hoc will manage your property for the length of time that you need us to. In relation to our Cyclops Smartcam Tower, we require just 10 days notice to remove the system. Our smart alarms can be deactivated with as little as 48 hours notice. Why property owners need property protection Properties lie vacant for many reasons waiting to be sold or to gain planning permission, for redevelopment or because the owner is overseas. Keeping a vacant property safe and secure is vital to protect the investment, but it can be a very expensive process. Ad Hoc is different. We provide an affordable one stop solution for all our clients security concerns and protection needs. Our suite of products, which includes smart alarm systems with 24 hour monitoring, security guards, Cyclops Smartcam Towers, commercial guardians and residential guardians, enables us to offer bespoke security solutions according to the building s situation and our clients needs. Our Property Occupation Model provides a highly cost effective way of preventing all manner of threats and risks to your building by having it occupied. A guardian s presence deters vandalism, access to squatters and asset strippers, and ensures that any maintenance issues are identified immediately and resolved. Our smart alarm systems, Cyclops Smartcam Towers and security guards help clients who have buildings in hard to fill locations, or protect buildings that we are unable to move commercial or residential guardians in to. They also benefit clients who are constructing a new building and need the existing structure secured at night, or in large buildings where only certain areas are suitable for residential guardians to live. Your questions answered How much could I save by using Ad Hoc? You could save up to 50% compared with boarding up methods and as much as 80% compared with static security guard services. Who are your residential guardians? All our residential guardians are fully vetted by an external referencing agency. They include key workers, working professionals and mature students, with an average age of 25 to 35. We have agreed house rules in place which outline that residential guardians are not permitted to have dependents or pets in any property that we manage. Would my buildings be suitable? Any building that has electricity and is windproof and watertight would be suitable. We would require service checks on utility supplies. We offer the same service to all buildings, whether commercial or residential. What if there are no kitchens or bathrooms in my property? No problem. We have a specialist team who will install temporary facilities which can be removed at the end of our management. What if I need my building back quickly? We only require 31 days notice to terminate a contract before we hand back your property clean, secure and free of all commercial or residential guardians belongings. What is the legal framework? The legal framework is simple and straightforward. You grant Ad Hoc a Property Protection Agreement to secure your property and we in turn grant our residential and commercial guardians a Licence to Occupy a unit within the premises. Can I save money on business rates by getting my commercial property re-classified to residential? Absolutely. It is entirely possible to get your property reclassified by the Valuation Office meaning you no longer need to pay business rates, just council tax, saving hundreds if not thousands of pounds per year. We will work with you to try and get this change made. What about access to my building? Unlike a tenancy agreement, the licence agreement we have with our commercial and residential guardians grants absolute access at all times for you the owner and Ad Hoc. However for third party access initiated by you, the owner or Ad Hoc, we require 24 hours notice to inform the guardians. Would I need change of use consent? No, not in most cases because your building still retains its original use and is just being protected by the occupation for either residential or commercial use for the interim period. However we work closely with planning officers to ensure they understand the nature of our business and the longer term use of your property. What happens if there is an emergency out of hours? Our commercial or residential guardians will contact the out of hours hotline and report the incident, this operates 24/7 365 days a year. The Ad Hoc team will act according to the emergency instructions that are applicable for the specific property. How would you manage my property? During our management term we would make regular inspections to ensure your property is being well kept and we would report any maintenance issues to you immediately. Peace of mind Insurance Ad Hoc has partnered with Towergate Insurance, the providers of specialist insurance for the commercial and property market. Towergate has sourced a product that takes into account the benefits of having commercial or residential guardians occupy your property. The policy reduces the premiums that an owner would have to pay if they install commercial or residential guardians rather than leave the property empty. Ad Hoc clients benefit from an additional 5% discount. We pride ourselves on being market leaders in providing property occupation services. We have sought advice from QCs and insurers so that our clients property is protected to the highest standards. Our bespoke insurance policies are one of our unique selling points. The policy that covers our Property Occupation Model has been put together specifically for us by a Lloyd s broker. It complements the property owner s existing building insurance provision and in many cases owners can enjoy significant savings on their premiums by utilising commercial or residential guardians rather than leaving the premises vacant. This policy is totally unique to Ad Hoc and covers our clients to the sum of 10,000,000 per incident for loss or damage caused by the guardians while they are in the property. Ad Hoc works from a legal perspective to ensure we deliver vacant possession when the Property Owner needs it. Our contracts ensure that no tenancy rights are conferred. Contracts are independently validated and are transparent and concise. Ad Hoc requires 31 days notice when an owner wants the building or property returned.
