A non- refundable application fee of $ 25.00 and a reservation fee of $ 0.00 are required for processing this application, and is being paid herewith. The undersigned expressly agrees that if this application is approved applicant herewith agrees to rent this property. Applicant further agrees that if applicant is accepted by Management and then decides, for any reason, not to move into the premises, then all monies paid herewith shall be retained as liquidated damages since other prospective tenants may have been turned away and it may be necessary for Management to re- advertise the property and evaluate other applicants. TENANT SCREENING GUIDELINES Tenants are to be courteous and honest. Any disrespect and deception is reason to decline their application. Each adult (18 or older) is to submit an application. Only those applicants who have passed the tenant screening may reside in the property. Tenants must be legal US residents. Tenants are to value cleanliness and show good housekeeping ability. Tenants are to have a clean criminal record with exceptions made for minor offenses such as traffic violations, misdemeanors and the like. Tenants are to have an acceptable credit score or may be required to compensate for poor credit. For tenants who lack creditworthiness, compensating factors can include additional requirements such as double deposit, first and last month s rent in addition to security deposit, a cosigner, rent paid in advance or some other acceptable form of collateral. Tenant s gross monthly income should be three times or more the monthly rent. Tenants must have good references. Tenants must have a history or paying rent on time (unless first- time renters) and must not have had any evictions filed against them. Tenants must be able to provide proof of the income that they claim on the rental application. Tenants who express the interest to remain at a property for more than one year may be selected over a tenant (or tenants) who are only seeking a short- term 1- year lease even if the short- term tenant has stronger income, credit or references. Turnover and vacancy weighs into the qualification process. Tenants who have the full move- in amount available immediately may be selected over a tenant (or tenants) who do not have the required funds immediately available even if the tenant with the funds available has stronger income, credit or references. Tenants may be disqualified if they have a pet or pets that are not permitted at the premises either due to the landlord s insurance restrictions or at the landlord s sole discretion. Tenants who are requiring modifications to be made to the property as a condition of their tenancy may be disqualified unless the modifications are to ensure basic standards of habitability. Properties are to be clean and functional and are rented in their current condition. Tenants are required to obtain renter s insurance to protect against loss of personal belongings. We offer equal housing opportunities and tenants WILL NOT be disqualified by such things as race, color, religion, national origin, sex, disability or familial status. Security Deposit is equivalent to one month s rent. Animal deposits are in addition to security deposit. Applicant, once approved, must obtain renter s insurance as per the terms of the lease. Landlord will attempt to contact the Applicant by the phone numbers listed on the application. Applicant has 24 hours from time of approval to fulfill rental agreement by producing all monies required and signing all rental contracts. If Applicant fails to perform within 24 hours of Landlord s approval, Applicant may be disqualified and Landlord may rent this home to the next qualified Applicant.
