We are requesting a special use permit for 6100 Lawrenceville Highway for 222 spaces of truck parking on a paved lot with an existing retention pond on i~. 4722_ the property. The land is -1~'"40 acres comprised of 2 tracts totaling and is zone C-2, see attached. Below are some of the details of the proposal. 1 JSite Use This will be a temporary trucking parking facility only. We will have on site security during the main operating hours of 7am to 9pm and will ensure that no trucker stays longer than 10 minutes, sleeps in his or her vehicle, or perform maintenance on the property. All vehicles must be currently registered with current DoT inspections and in roadworthy conditions. We will monitor parking through the issuance. of permits. Our engineer provided a drawing that shows sufficient turning radius for trucks parking at the site. Additionally, the proposed use ill not impact traffic coming from Lawrenceville Highway. Site Improvements We will install cameras, gate lighting, and an electronic gate along with patrolling security presence. Further, we will have portable toilets and dumpsters on site and will utilize a landscaping crew to pick up trash. not be making any other structural improvements to the land. The existing detention pond will not have any impact on the use of the site. The pavement will be striped in a neat fashion to maintain the appearance of the site. To minimize noise concerns, we will utilize landscaping and 10 foot buffers around the perimeter. Also, we will use blackout screens on the fencing in order to obstruct views from Lawrenceville Highway and reduce visual impact. Why the Proposed Use is Needed at this Site This site is ideal for truck parking given the proximity to Highway 78 and 1-85, its location across the street from a car dealership, body shop and other industrial uses, and the fact that many truckers live in the area. Also, the proposed use will help spur additional economic activity in Gwinnett County, as truckers from other areas come to the site. In addition, the proposed use will help prevent rampant zoning violations in Gwinnett County where truckers park illegally in subdivisions, shopping centers, and other private locations. The proposed usage is highly sought after by many Atlanta municipalities because it gives these truckers a place to park their vehicles instead of parking on private property in an illegal fashion. Further, this usage may reduce code enforcement's need to regulate illegal truck parking in the area. The December federal mandate has further heightened the need for allocated truck parking. This mandate requires truck owners to park their rig after 11 hours of driving. The truck's onboard computer will cause the truck to shut down after 11 hours on the road. Without allocated truck parking, the problem of illegal truck parking will only get worse. Tenant Information The tenant, Storemytruck.com, has been in business since 2009 and has successfully operated 20+ locations in the Southeast.
