Public Meeting for Official Plan and Zoning By-law Amendments NOTE: Declaration of Pecuniary Interest Official Plan and Zoning By-law Amendment - Nobes/AffIeck The Township of Havelock-Belmont-Methuen is in receipt of an application for an Official Plan and Zoning By-law Amendment to change both the land use designation and zoning categories on the subject lands located in Plan 4, Lot 6 of the Belmont Ward and more specifically being Mary's Island. The purpose of this application is to amend the Township's Official Plan and Comprehensive Zoning By-law No. 1995-42 (as amended) in order to recognize the development of two (2) seasonal residential dwellings on the subject lands; to each be located on a separate lot created through the consent to sever process. Zoning By-law Amendment - Rye/Damant The Township of Havelock-Belmont-Methuen is in receipt of an application for a Zoning By-law Amendment to change the zoning of certain lands being described as Part Lot 14, Concession 8 of the Methuen Ward. The purpose of this application is to amend Comprehensive Zoning By-law No. 1995-42 (as amended) in order to change the zone category on the subject properties as a condition of consent; while also introducing certain site-specific regulations to recognize existing setbacks.

Page 2 of 8 Zoning By-law Amendment - Wilkinson The Township of Havelock-Belmont-Methuen is in receipt of an application for a Zoning By-law Amendment to change the zoning of certain lands being described as Part Lot 16, Concession 5 of the Methuen Ward. The purpose of this application is to amend Comprehensive Zoning By-law No. 1995-42 (as amended) in order to change the zone category on the subject property to permit the redevelopment of the lot in the form of a single detached dwelling and attached garage together with accessory buildings; while also introducing certain site-specific regulations. Regular Meeting Resumes By-laws regarding the Official Plan and Zoning By-law Amendments may be considered at this time or later in the meeting under By-laws. Committee of Adjustment (Minor Variance Applications) A-04/17, Minor Variance, Stephen Hawkins, 573 Peninsula Road, Part Lot 15, Concession 6 - Methuen The purpose of this application is to seek minor variance approval to replace an existing oversized sleeping cabin and attached deck, which will have the effect of increasing the maximum allowable floor area for the sleeping cabin from 320 square feet as per the definition of 'Sleeping Cabin' of Section 2 to 546 square feet (526. 4 square feet existing); together with increasing the maximum allowable height from 15 feet as per Section 4. 1 (c) to 15. 73 feet (approximately 15. 75 feet existing). A-05/17, Minor Variance, Kenneth and Erin Broaderip, Part Lot 11, Concession 7, Lot 6 of Registered Plan 17, 175 Kasshabog Lake Island 22 - Methuen The purpose of this application is as follows:. To seek minor variance approval for the construction of a 336 square foot addition to the seasonal residential dwelling, having the following effect: o o reducing the minimum required water yard setback from 100 feet as per Section 4.35 to 42 feet (32 feet existing); reducing the minimum required front yard setback from 70 feet as per

To seek minor variance approval for the construction of an attached deck, having the following effect: o o reducing the minimum required water yard setback from 100 feet as per Section 4.35 to 40 feet (40 feet existing); reducing the minimum required front yard setback from 70 feet as per Section 11. 2. 1 (c) to 40 feet (40 feet existing);. To seek minor variance approval to permit an increase in the maximum lot coverage from 4% per Section 12. 2. 1(g) to 6. 85% (5. 4% existing); and. To seek minor variance approval for the replacement of an existing septic system with the effect of reducing the minimum required water yard setback from 100 feet as per Section 4. 35 to 52 feet (52 feet existing). A-06/17, Minor Variance, Mark Lynas and Jennafer Underwood, Part Lot 30, Concession 11 - Methuen The purpose of this application is to seek minor variance approval to replace an existing attached two-storey deck, which will have the effect of reducing the minimum required water yard setback from 100 feet as per Section 4. 35 to 62' feet (62' feet existing) and reducing the minimum front yard setback from 70 feet as per Section 11. 2. 1(c) to 62' feet (62' feet existing), and reducing the minimum side yard setback from 20 feet as per Section 11. 2. 1 (d) to 8.8 feet (8. 9 feet existing). A-07/17, Minor Variance, Ryan and Jill Hagerman, Part Lot 15, Concession 3, Parts 1 to 6 of Reference Plan 45R-12215 - Belmont The purpose of this application is to seek minor variance approval to construct an attached two-storey deck, which will have the effect of reducing the minimum required water yard setback from 100 feet as per Section 4. 35 to 65' feet and reducing the minimum front yard setback from 70 feet as per Section 11. 2. 1(c) to 65' feet," and reducing the minimum side yard setback from 20 feet as per Section 11. 2. 1 (d) to 16 feet. Page 4 of 8 1 To seek minor variance approval to reconstruct an existing attached waterfront deck with a maximum floor area of 128 square feet, having the following effects: i. reducing the minimum water yard setback from 100 feet as per Section 4. 35 to 44 feet (44 feet existing); ii. reducing the front yard setback from 70 feet as per Section 11. 2. 1 (c) to 44 feet (44 feet existing); and iii. reducing the side yard setback from 20 feet as per Section 11. 2. 1 (d) to 13. 6 feet (13. 6 feet existing). A-09/17, Minor Variance, Stephen and Barbara Clements, Part Lot 13, Concession 5, 360 Mile of Memories Road - Belmont Lake, Belmont Ward The purpose of this application is to seek minor variance approval to construct a 288 ft2 addition to the rear of the existing seasonal residential dwelling and construct a detached garage, which will have the effect of increasing the maximum allowable lot coverage from 15% as per Section 11.2. 1(g) to 16. 15% (9. 1% existing); together with reducing both the minimum front yard setback from 70 feet as per Section 4. 1(e)(i) and 11. 2. 1 (c) to 8.8 feet and the minimum side yard setback from 10 feet as per Section 4. 1(e)(iii) to 2 feet for the detached garage, and reducing the minimum required water yard setback from 100 feet as per Section 4. 35 to 85. 9 feet (55. 9 feet existing).
