Property Search select this option to search for specific properties and pull profiles (reviewed in detail on page 6) Farm select this option to generate manual comps, draw and retrieve a group of properties, filter for all records with a specific surname, use code, owner occupancy etc. (reviewed in detail on page 22) Tools there are several options under Tools Refresh click on Refresh to clear your screen Recent Farm Downloads Shows a list of Farms that have been pulled. These records will remain available for 14 days. You can retrieve these records during the 14 days for no additional cost. 3 P a g e
Saved Criteria You can save search criteria (Farm) to use at a later date. Saved criteria will be stored under your account and accessible for 120 days. Recent Property Reports The most recent 15 Property reports that were generated. Documents retrieve documents (must know the document number, year, state, and county Account Status view used and remaining credits for the month Preferences the system will automatically prompt you to set your preferences upon your first logon to the program. You can adjust your preferences at anytime by selecting Preferences from the Tool Menu Profile - Update your name and address and select your default mode 4 P a g e
Reports check the reports that you want returned in you profile. Choose the report style (Standard, Southwest, Commercial, or Custom) Comparables set the defaults for the comparables that will be returned with your property profiles Farm set the total number of records you would like to see when you select count. Check Preserve search criteria when changing counties so that you don t have to reenter criteria if the incorrect county is selected. 5 P a g e
Change Password you can reset your password at anytime by selecting change password. PROPERTY SEARCH AND REPORTS There are 5 ways to search for a property (Site Address, Owner Name, Mail Address, APN (Assessor Parcel Number, or Intersection) OWNER NAME SEARCH Select Owner Name from the drop down menu: Type Owner Name you can type in the last name only, first name only, first and last name to return exact and close matches. To return exact matches only type a period after the name. SITE ADDRESS SEARCH Select Site Address from the drop down menu 7 P a g e
Enter a site address (11482 Alkaid) to search for a specific property, enter a street name to return all properties on a specific street (Alkaid), or a house number to return all records with a specific house number (11482). MAIL ADDRESS SEARCH (returns all records with the mailing address entered) Enter the mail address (11482 Alkaid) to search for a specific property, enter a street name to return all properties on a specific street (Alkaid), or a house number to return all records with a specific house number (11482). ASSESSOR PARCEL NUMBER SEARCH Enter the APN (Assessor Parcel Number) type the entire parcel number or just the book or just the book and page. Dashes are not required. 8 P a g e
INTERSECTION SEARCH Enter the Intersection by typing the two streets separated by and or &. When the intersection is located, scroll down on the map to zoom in. Click Labels to view the street names. 9 P a g e
ENTER GEOGRAPHY Select your location you can search by zip code, city, county, or state. Start typing your geography into the Location. The program will show matches based on what you entered. To do a nationwide search leave the location box blank and check the box for Nationwide (owner name only). Click Find Property Found. When the property is found it will be indicated on the Aerial Map with a Push Pin and it will also be added to the list at the bottom of the screen. Single Property Found 10 P a g e
Multiple Properties Found properties will be indicated on the map with pushpins and a list of the properties found will shown under the aerial image. **View address and owner information prior to generating a report by mousing over the pushpin** 11 P a g e
GET REPORTS Push Pin you can mouse over the pushpin and click on the blue link Reports List you can click on the address highlighted in blue 12 P a g e
Report Options Property Reports generates a full report including Cover Page, Profile Cover Sheet, 1 Line Comps, Detailed Comps, Plat Map, Transaction History, and Nearby Neighbors. You can uncheck any report that you don t wish to include. Click OK to view the report. Cover and Comps Report generates a report that includes only the Profile Cover Sheet, 1 Line Comps, and Plat Map. Click OK to view the report. Lender Profile generates a report that includes the Profile Cover Sheet, 1 line Comps, Plat Map, and Transaction History. Click OK to view the report. **When the report is retrieved you can print, convert to PDF, or create an email link** Documents show a list of the documents for the selected property. Click OK to view the list of documents. Check the documents required. 13 P a g e
When the selected documents are retrieved you can download as a.tiff file or as a.pdf Offline Documents will generate an email to your title company customer service department letting them know you are requesting documents be sent to you. Select the documents you would like to receive (Name of Document) and the delivery method. Other information will be autopopulated based on your preferences and the property you selected (you can choose to overwrite this information). Click Submit Request when completed. 14 P a g e
