Holly Knolls Reedsport, Oregon PROPERTY DESCRIPTION GENERAL DESCRIPTION: Holly Knolls is an attractive, established mobile home park located in the central Oregon coastal community of Reedsport. Reedsport is located approximately 30 miles north of Coos Bay and approximately 90 miles southwest of Eugene. Reedsport is located at the intersection of Hwy. 38 (the main highway going to the central and southern Oregon Coast from Eugene) and Hwy. 101 (Pacific Coast Hwy.). Reedsport was originally developed as a fishing and logging town but over the years has evolved into a retirement-oriented community with a stable population of approximately 4,300 residents. The park is configured as a series of private streets connecting to 8 th Street, which is a public street (see enclosed site plan and vicinity map). AGE: 1978 PROPERTY SIZE: ZONING: FAIR HOUSING STATUS: FLOOD PLAIN STATUS: 6.57 acres R-2 Multi-Family Residential High Density. Holly Knolls is in an approved use within the R-2 zone. Holly Knolls is designated as an all-ages community; however, a majority of the homes are occupied by older residents. The property is located outside of the 100-year flood plain zone in Zone B as shown on FEMA map 410065-001-D. LOT SIZES: Typical spaces measure 35 50 wide by 75-80 deep. The streets have no curbs or sidewalks. 8 th street, a public street, provides access to the three private streets in Holly Knolls. Overhead streetlights are located throughout the community. A 6 wood fence extends around the south and west boundaries of the property. The remainder of the perimeter is unfenced. Park signs are located off 8 th Street at the two entrances to Holly Knolls. Each space is provided with off-street parking for two vehicles on concrete driveways/parking pads. Approximately 50% of the homes in the park have wood or aluminum style carports. Carports are not required by the park rules. Detached, storage sheds are located on each space. The storage sheds and carports are owned and maintained by the residents. Holly Knolls provides residents with free RV storage in an unfenced, graveled parking area located at the northeast corner of the park. Fire hydrants are located along 8 th Street. UTILITIES: Sewer: Electricity: Cable TV and Telephone: Water: Public sewer is provided to the property by the City of Reedsport. Sewer service is included in the base rent. The sewer lines are made of PVC. Underground 200 amp electrical service is provided to each space and is billed directly to the homeowner by the utility provider. Storm Sewer: Garbage: Storm sewer catch basins are located at the intersection of each private street and 8 th Street. The catch basis drain water off the property to public drainage ditches.
