At the T-junction adjacent to the High Cross Inn turn right and continue on the A595 for 1¼ miles. After crossing the river bridge take the right hand junction signed towards Corney and continue on this road for around 1½ miles. After crossing a cattle grid take the right fork towards Broughton. After 500 yards and after crossing another cattle grid and river bridge the track leading to the woodland may be found on the right hand side of the road. The track is secured by a wooden gate with a Dead End sign attached to it. The entrance to the wood may be found two-thirds of a mile up the track on the right hand side, point A on the sale plan. DESCRIPTION Ulpha Park is situated within the picturesque Duddon Valley in the Lake District National Park and abuts the Frith Hall lands. Historically in Cumberland, the Duddon Valley now forms part of the Borough of Copeland. Access to the wood is taken from the county highway at either Logan Beck Bridge as per the directions or Millbrow to the north. Between these two points is a stoned road along which timber has been extracted to the south during previous harvesting operations. Ulpha Park may be found to the east of this track approximately halfway along its length. The entrance to the wood is marked by a steel gate and hardstanding beyond which is a stone track leading into the body of the wood. The topography is interesting with large areas of the woodland having an easterly aspect. There are steeper elements with stone crags which provide excellent spots from which a visitor can gain a good overview of the whole wood. Recently the mature spruce crops and some of the mature birch have been harvested, leaving only small stands of mature mixed broadleaves from the previous rotation. At the eastern end of the wood is a small area of Ancient Woodland stocked with mature birch. The areas around this have been left to regenerate naturally as per the terms of the felling licence. The majority of the site was restocked with Sitka spruce in 2014 with smaller areas of western hemlock regeneration. The young Sitka crop is just starting to perform well and the standard and density of the restocking is good. The growth rate of this crop is encouraging with leader lengths of over one metre on the western edge of the wood. Throughout the rest of the site they range from 40cm to 60cm and the colour and form indicates good growing conditions on the freely draining acid loamy soils over rock. The crops have been beaten-up and well-maintained with annual spraying and ongoing inspections. The western hemlock regeneration is exceptionally strong in the very eastern and northern parts of the wood. This will supplement the Sitka crops and add some species diversity to the woodland. Some cleaning and respacing will be required as the hemlock ages. The broadleaf elements of this wood are, for the large part, mature with natural regeneration in the eastern area of the wood which was previously mature birch and ash. This is an impressive site with all the attributes for a commercial forestry purchaser seeking a medium to long term investment. The success of the establishment of the young crops is encouraging and with some further management work to remove competing vegetation will secure an excellent future for the property.
ULPHA PARK TAXATION After two years ownership, commercially managed woods qualify for 100% relief from Inheritance Tax. Timber sales are free of all Income Tax and do not attract Capital Gains Tax. In certain circumstances it is possible to roll-over Capital Gains into the proportion of the purchase price attributable to the value of the land.
