Agency agreement Terms of business Raylets will use our experience and judgement in order to maximise opportunities to let your property and select the best and most suitable tenant(s) to rent your property. We will take reasonable steps to mitigate any potential for misrepresentation. However, we cannot under any circumstances, be held liable for any act or omission of others. Landlords have an obligation to ensure that the tenants in their properties have a Right to Rent. Raylets will carry out reasonable checks to ensure that the tenants accepted to rent the property are eligible in accordance with the requirements of the Immigration Act 2014. For tenant find only services, Raylets will carry out checks on the adutl applicants at the start of the tenancy. For managed tenancies, Raylets will continue to carry out the necessary checks and inspections to comply with the requirements of the Act. Landlords agree to provide Raylets with a set of keys for each of the tenants named on the tenancy agreement, plus a further full set of keys if this property is to be managed on your behalf. Where a full management service is provided, Raylets will endeavour to effectively manage the tenancy and meet its obligations to you the landlord.
