We can confirm that we have had no previous involvement with the property. Our surveyors have the competency to carry out the report on the property and are all registered under the RICS Valuers Registration Scheme. Basis of Valuation The valuation will be made subject to the following premises:- 1. That the tenure of the property is freehold/leasehold. 2. That the freehold/leasehold interest is not subject to any easements or restrictions which would affect the use of the property in any significant manner nor would the property be adversely affected by any matters which would be revealed by a local search or response to standard pre-contract enquiries. 3. Market Value will be defined as our opinion of the best price at which sale of the freehold/leasehold interest in a property would have been completed unconditionally for cash consideration on date of valuation assuming:- a) A willing seller b) That prior to the date of valuation there had been a reasonable period (having regard to the nature of the property and the state of the market) for the proper marketing of the interest, for the agreement of price and terms and for the completion of the sale. c) That the state of the market, levels of values and other circumstances were on any earlier assumed date of exchange of contracts the same as on the date of valuation. d) That no account is taken of an additional bid by a prospective purchaser with a special interest. e) That both parties to the transaction had acted knowledgeably, prudently and without compulsion. 4. No form of structural survey will be carried out on the property which is for valuation purposes only. We will not inspect parts of the property which are covered, unexposed or inaccessible and therefore cannot comment on whether these areas of the property are free from rot, beetle or other defects. 5. That no harmful or hazardous material has been used in the construction of the property nor has since been incorporated and that there is no contamination in or from the ground and it is not landfill ground. 6. There is no Radon gas present at the property above the structural level. Reproduction and Use The report is for the benefit of the addressee only we accept no liability to any other party who may seek to rely on the whole or any part of this report.
