Welcome to Campus View Community! We are glad you chose to live with us and we will do our best to make your time here enjoyable. This Handbook is a quick guide to some of the important elements of life at Campus View. It is just a snapshot, so please stop by the office and see us if you would like more details. We are around all week long from 9 to 5 to hear any of your suggestions for improving the quality of life in the Campus View Community. (there is a $10 charge for this service) Off-Site Lock-Out: If an employee is called in, a $50 charge will apply. Contact (616)375-1101. MOVE-IN & GENERAL INFORMATION Fill in your Check-In Sheet! It needs to be turned into the office within 7 DAYS of the first roommate moving in. Any damages (be specific in your description) not noted on the timely returned Check-In Sheet will be deemed to have occurred during your stay in the unit. Charges will apply. You may utilize the Campus View website or mobile app (ios) for routine tasks like paying rent, maintenance requests, scheduling tanning appointments, and providing utitlity confirmation numbers.
QUICK TIPS AS YOU SETTLE IN Only use push pins/tacks to attach things to the wall. Any type of tape, adhesive, non-tack size nails, or poster putty will cause damage to the walls and result in large ($50+) repair and repainting charges at move-out. For Apartments, the electricity breaker panel is behind a bedroom door or in the entrance hall. For Townhomes, it s in the living room or dining room. If you don t have electricity, check the panel. Vacuum cleaners are available to borrow from the office. Don t smoke in your unit. Deodorizing charges start at $200. Don t bring pets in to visit. There is an automatic $300 minimum charge if a pet is seen in your unit at any time. MAIL SERVICE Each unit has an individual locked mailbox. Outgoing mail boxes are located throughout the complex. In Townhomes, the mailing address is the street address. In Apartments, addresses should read: Your Name Building Address (e.g., 102_5 42nd Avenue) Unit Number (e.g., 3334) Allendale, MI 49401 DEPOSITS & RENT Deposits are held by Campus View as insurance against (i) non-payment of rent, and (ii) damages to the unit during tenancy. Deposits are refunded once the contract is fulfilled and unit is inspected and found without damages. A list of charges, if any, will be included with the deposit refund. Deposits are returned within 30 days of lease termination. Rent is due on the first day of the lease and the same date each month thereafter during the term of the lease. If your lease starts on the 11th, rent is due on the 11th of each month. The Campus View website or mobile app (ios) may be used to pay your rent. ACH/Debit card transactions are free, but fees apply to credit card transactions. Checks should be made to Campus View. REPAIRS & MAINTENANCE Repairs are made the same day as the request if at all possible (generally if they re called in before 2:00 PM, it ll be done that day). Maintenance Requests should be made through the Current Residents tab on our website or via e-mail at cvamaintenance@gmail.com. Let us do your repairs!
COMMUNITY LIVING Parties Parties are not allowed and are defined as having more than 8 people in your unit. If you are having people over, keep them in the unit. You are responsible for the behavior of your guests (keep all alcohol in the unit) both in your unit and as they come and go. If you are found to have had a party, an automatic minimum $200 party fine will be due the next business day. Guards are on duty Thursday - Saturday nights from 9:00 PM - 3:00 AM. If you see a party that is a problem, contact the guards at (616)952-1233. A party is a violation of your lease and may result in eviction. What you do inside your unit is your business. Open containers of alcohol in public areas are a violation of the law, as is possession of alcohol by anyone under 21. Noise, Neighbors, Bikes, & Parking Parking permits for your car or motorcycles are available in the office for $50 until August 31st and $100 thereafter. Vehicles without a permit are subject to towing at owner s expense. If you change cars during the year, please remove your old permit and bring it to the office so we can replace it with a new one free of charge. You may pick up a temporary or guest parking permit in the office. The temporary permit is valid for up to 2 weeks. If you need a guest vehicle permit when the office is closed, put a note on the dashboard with your unit number on it and pick up a permit in the morning. Please respect your neighbors by keeping your music and TV at a reasonable level and turn down the sound if asked. If you have a recurring problem with your neighbors noise level, let the office know and we will address it for you. All bikes and motorcycles must be parked in designated areas, not in the lobby, on patios, or in your unit. Campus View Security (616)952-1233 We have security guards on staff to ensure that Campus View remains a great place for you to live. We ask that you identify yourself to our guards when asked. If they ask you to identify yourself or come to your door and you fail to respond a fee of $200 will be assessed.
Community Center Access to the community center is 24/7 with your key card. The workout room, basketball court, video gaming area, study rooms, pool table/ping pong room, vending machine and media room are always open. Each resident may bring a guest to the center. Tanning is available during normal business hours. The tanning appointment schedule is available the Wednesday before the next week. Swimming Pool Weather permitting, the pool/hot tub will be opened before school ends in the Spring and remain open until October. It will be opened 7 days per week and the operational hours will be from 10:00 AM to 10:00 PM during the summer. You will use your key card to enter the pool area. The Guest policy provides for each resident to bring in one guest every day. Guest wristbands can be picked up at the office during business hours. No alcoholic beverages, glass containers, or smoking are allowed in the pool area. The pool area is monitored by security cameras, if the rules governing the pool are violated the fines are: $100 first offense, $200 second offense, and losing pool privileges thereafter. Rules are clearly posted at the pool and are subject to change. Refuse/Recycling All trash should be disposed of in the dumpsters located conveniently around the property. The recycling collection center is located in the middle of the complex. Recycling bins contain combined materials. Do not put trash into recycling bins! MAINTAINING YOUR UNIT We do our best to provide you with a clean, well-maintained living environment. Each summer, we clean and shampoo the carpet of each unit, we re-paint in at least three-quarters of all the units and re-carpet and replace a lot of the furniture. We try to bring the units back to as close to pristine, brand-new like condition as we can. We encourage our residents to return the units to us in a condition similar to how they received them. However, this is often not achieved, and the residents living style results in damages that are beyond normal wear and tear. In such cases, charges will be made against the deposits. Residents are responsible for the cleaning and care of their units.
SMOKING: If you or anyone else is seen smoking in the unit at anytime, you will be charges a minimum of $200 for deodorizing and cleaning. PETS: You may keep a pet under 40lbs. in your apartment or townhome. The pet must be registered with the office. A non-refundable $2,000 fee will be charged to help defray the expense of replacing all soft goods in the unit, as may be required, and to ensure a sanitary environment for the next tenant. If any type of animal (tropical fish are OK) is observed in the unit at anytime, you will be charged a minimum of $300 for deodorizing. You are expected to be COMPLETELY out by this time/date. If a problem arises, please let us know ASAP and we will try to accommodate you, but there will be a charge. No refunds will be given until you are completely out and keys are turned in. After you have departed we will inspect the apartment and expect that: The apartment is as clean as it was when you moved in. A list of prior damages or conditions as noted in your check-in sheet. Check-in MUST be signed by the manager. KEYS: Refunds will not be given until keys have been turned in. MAIL: Notify the Allendale Post Office and fill out the change of address form.
Please notify companies and individuals who you correspond with of your new mailing address. Refunds are mailed out with an itemized damage statement (if any) to your home address. The check will be made out to the resident and you should expect it within 30 days of the end of your lease or the day you move out (whichever is later). If the unit is left in good condition your refund will process faster. Damages are assessed equally to all residents in the unit. MOVE-OUT CLEANING TIPS OVEN: If you use oven cleaner, be sure to wipe it all off. Replace bulb if burned out. STOVE: The stove burner bowls can be a challenge if you ve used your stove. You can get the black off with a lot of elbow grease and a scraper. REFRIGERATOR: Wipe out with mild detergent, defrost freezer, take out crisper and wipe out water below. Leave door open. Do not use a sharp instrument to chip ice, you may puncture the coolant lines. CUPBOARDS: Wipe out with a damp cloth, empty drawers of crumbs. FLOOR: Wash and clean (don t forget under the refrigerator). WALLS: Wipe down for spatters and grease. BATHROOM: Clean tub tile, check for soap residue around the soap holder. If tile shines you know it s clean. Sanitize toilet. Clean out medicine cabinets, drawers and vanities. CARPET: Vacuum the carpet thoroughly we will charge to vacuum the carpet if we find pins, staples, needles, or lint behind the bed or in the closets. WINDOWS & SLIDING DOORS: Clean out the tracks. FURNITURE: Empty drawers, vacuum under cushions, clean under mattresses, wipe off all desks, tables and chest tops. Request We would appreciate it if you would make a list of malfunctioning things. You will not be charged for items that wear out or need repair from normal use such as loose chairs, tables, beds, non-working disposals, stuck closet doors, stopped-up bath tub drains, etc.
