HOW TO APPLY FOR HOUSING WHO CAN APPLY? You can apply for a house with Cordale Housing Association if you are at least 16 years old. HOW DO I APPLY? You contact our office to request an application pack. Our housing services staff can help you to complete your application form at our office. If you are unable to attend our office because of a mobility problem or ill health, we can come to your home to help you complete your application form (depending on location). Please call our office to make an appointment on 01389 721216 WHICH AREA, SIZE AND TYPE OF HOUSE CAN I APPLY FOR? We generally allocate house sizes according to the number of people in the household. You can choose the type of house you wish to be considered for e.g. tenement flat, house only etc. The higher the demand for a house type, the longer you will have to wait before you will be offered suitable housing. WHAT HAPPENS NEXT? When we receive you application, we will: aim to acknowledge you application the same day we receive it aim to assess your application within 5 working days, in line with our Allocation Policy Write to you with information on your points level and the position on our housing list and request any further information we may require. WHAT CAN I GET POINTS FOR? Please see the information within this pack Points System for Applicants. HOW LONG DO I HAVE TO WAIT? This depends on: your points and your position on the housing list the houses available of your choice of house type. What quota the Association is allocating from when a property becomes available 7

HOW TO APPLY FOR A HOUSE The Association has a very high demand for its houses but has usually only very limited turnover. Given this, it may be some time before the Association is able to make you an offer. However, through our projects we are continually striving to increase our social rented housing stock. For further information which is contained within this booklet please see: information on the previous lets information on other landlords within West Dunbartonshire information about our projects HOW ELSE CAN I APPLY? The Association has a Nominations Agreement with West Dunbartonshire Council, whereby 50% of our net properties available for let, are given to the Council, to provide nominations. It is important that you complete a housing application form with them, as this will significantly improve the likelihood of re-housing via Cordale. TENANCY REFERENCES Applicants will be asked to sign a declaration on the housing application form, authorising the Association to request tenancy references from current and former tenancies. If the Association receives a poor tenancy reference the applicant will be contacted to discuss this issue, before the Association makes a decision on any suspension. WHAT IF MY CIRCUMSTANCES CHANGE? If your circumstances change, you must let us know immediately. We will review your application at least once a year to ensure your information is correct and that you are still interested in housing with Cordale Housing Association. 8

HOW TO APPLY FOR A HOUSE YOU MUST REPLY TO OUR REVIEW EVEN IF YOUR CIRCUMSTANCES HAVE NOT CHANGED. IF YOU DO NOT REPLY, WE MAY REMOVE YOUR APPLICATION FROM OUR HOUSING LIST. COMPLAINTS AND APPEALS The Association endeavors to operate its allocation system in a consistent and demonstrably fair way. However the Association also has clear procedures for dealing with appeals or complaints arising from the allocations process. MINIMUM LETTABLE STANDARD RELET STANDARD Works General Cleanliness Garden Areas Electrics Gas Gas/Electric Cooking Minimum Standard The house will be cleared of furniture, carpets and belongings/rubbish from the previous tenant. Floors will be swept out, kitchen and bathrooms surfaces to be washed down. Lofts will be emptied. Gardens attached to the property should be cleared of rubbish and a first cut will be completed. All electrics must be checked and a certificate of inspection will be included in the house file. Any alterations completed to the electric system by the previous tenant will be removed unless compliance certificate covers them. Gas central heating will have a full gas safety check undertaken and compliance certificate issued to you and a copy will be placed in the house file. Where the previous tenant has left a gas or electric cooker, this will be removed as we are unable to certify their safety. Smoke Alarm Water Supply Windows The smoke alarm(s) will be tested as part of the electric safety check. During the months October - April or during severe cold spells, consideration will be paid to whether stopcocks should be shut off and the water supply drained down until the new tenant moves in. All windows will be fully operational and checked for safety. Window keys will be issued to tenants where we have fitted locks. Broken or cracked glass to be replaced. Front Door Check security and any drafts/water ingress. New locks will be fitted. Back Door Check security and any drafts/water ingress. New locks will be fitted. Internal Pass Doors All pass doors will be intact and operating properly. Bathroom doors will have a locking device. Floors All loose and missing floorboards to be re-secured/replaced. Floor surface to be even to allow carpets to be laid. 12

If possible to repair - should be re-secured and filled where necessary. All kitchen units to be thoroughly checked and hinges replaced/adjusted where necessary. Damaged drawers and doors should be replaced, where possible. Damaged worktops as a result of burning/water ingress should be replaced where appropriate. All medical adaptations should be inspected to ensure that they are fully operational and meet with the needs of the incoming tenant where possible. Bathroom suite should be checked for chips/cracks. Where replacement of a part of the suite is required the available colour match should be investigated. If colour match is not available a 3 piece white bathroom suite to be installed. Any instantaneous electric shower which has not been fitted by the Association should be removed & re-tiling done as required. Where shower is retained it must have a screen or shower rail. Hot and cold water services and drainage to be in working order and free from leaks. Plastering Decoration Where plastered surfaces are in a poor condition these will be repaired as necessary. Internal decoration is the responsibility of the tenant. However, it is recognised that there may be exceptional circumstances where the Association will require to undertake internal redecoration works, e.g. through neglect. The need for decoration will be recommended by the Housing or Maintenance Officer, with the decision ratified by the Depute Director. 13

HOUSING INFORMATION & ADVICE LOCATION OF SERVICE The service is provided from the Cordale Housing Association office 1 Red Row,, Dunbartonshire Monday to Friday, from 9am to 12.30pm and 1.30pm to 5.00pm (office closed Wednesday morning for training) TYPE OF SERVICE Officers will actively work with individual customers to identify the specific issues that you want help with. They will discuss your options and agree a course of action with you. They will provide practical assistance according to each individual s needs. If it is necessary and appropriate they will refer you to another agency that is better able to take action on our behalf. METHODS OF DELIVERY ADVICE AND INFORMATION IS PROVIDED: Face to face at our office; by telephone and where necessary an officer can visit the customer s home. General information is also provided by leaflets, newsletters and on the website www.cordalehousing.org.uk REMIT/PURPOSE OF THE SERVICE We provide general information and advice to our tenants, sharing owners, owners whose properties are factored by the Association and to housing list applicants. Our aim is to make sure that customers understand their housing rights, responsibilities and options. The service provides information and advice on the following housing issues and provides practical assistance including explaining decisions, writing letters and completing forms. When further assistance is needed beyond that which we provide Officers will refer you to another agency which has the expertise to help. 15
