IDENTIFICATION AND DEFINITION Leisure World Trailer Club (RV Club) 13599 El Dorado Drive SEAL BEACH CA 90740 562/596.5934 RV LOT RULES AND REGULATIONS The Leisure World Trailer Club is a social club operated by the membership. The elected board of directors hires a lot manager to manage, operate and regulate the parking lot and facilities. The members may use the facilities providing the member agrees to conform to the Lot Rules and Regulations as a condition of occupancy. The Trailer Club leases the premises from the Golden Rain Foundation for storing and servicing recreational vehicles and non-conforming vehicles* belonging to members of the club. Recreational vehicles are defined as being: motor homes, fifth wheels, campers, and camping trailers that are self-contained. All recreational vehicles in the lot shall be in operable condition, legally licensed, insured, and be owned by a Golden Rain Foundation member who is a resident of Leisure World, Seal Beach. Eligible vehicles are subject to space availability, and continued storage in lot is not guaranteed. USE OF THE PREMISES These premises are for parking recreational vehicles in assigned spaces only. Overnight occupancy of vehicles in this facility is prohibited as a condition of our variance permit from the City of Seal Beach. Resident/owner must be the principle active user of the recreational vehicle. A1l members are expected to do their share in maintaining the lot's appearance. USE OF THE FACILITIES Tools and all facilities are for the convenience of members. Tools and equipment may not be removed from the premises and must be returned to their proper place before the user leaves the lot. Members shall use tools at their own risk. The dump station is available to members and their guests when accompanied by members. The posted rules of the dump station shall be strictly followed to prevent plumbing problems. Electrical usage on the re-charging pads is limited to 24 hours before a departure. No power cords shall cross drive paths or walkways. Members using the maintenance pit must IMMEDIATELY clean up after themselves and replace the chain across the pit. Pets are not allowed on the lot. VISITORS, NON-MEMBERS & GUESTS Members must always be present with any visitors they permit to enter the premises, and are responsible for them. The Lot Manager is responsible for the area and may request nonmembers to leave if the occasion warrants. If the resident/owner of an RV permits occasional use of the RV by others, admittance to the Lot and all activities therein must be under the direct supervision of the owner at all times. No visitor vehicle is allowed in the lot unless the vehicle is required for servicing a member's recreational vehicle or for removing / returning a member's recreational vehicle. No servicing of visitor vehicles is permitted. GATE The pedestrian gate MUST be locked IMMEDIATELY after passing through either way. KEYS AND REMOTES Keys/remotes to the gates are the property of the Club. They are issued by the Lot Manager on payment of the required deposits. KEY/REMOTES MAY NOT BE LOANED OR DUPLICATED. Keys/remotes MUST be surrendered to the Lot Manager or a Board member upon permanent removal of the vehicle from the Lot, upon loss of membership, or upon violation of these rules and regulations. Loaning the keys/remotes will result in keys/remote being confiscated and will require a meeting with the board of the Leisure World Trailer Club in order to have the key/remote returned. Unsupervised access to the Lot and its facilities is strictly forbidden. One key and one remote are issued per Club Member. SAFETY Speed on the Lot is limited to five (5) miles per hour. Drivers may not drive through or across any unoccupied space other than the one assigned to them. Drivers must follow the natural angle of entry and departure to and from their space. Drivers shall not short on the acute angle, nor cross lines or marked corners. Page 2 of 5 September 4, 2014
Damage caused to Club property or to another member's property must be reported to the Lot Manager immediately, and liability assumed by the damaging party. Failure to do so may result in immediate loss of membership and removal of vehicle from Club lot. VEHICLE IDENTIFICATION A1l vehicles must display a current license. Owner s name and phone number shall be displayed in a readily visible location. The Lot Manager should be immediately notified of any change of address or phone number. If an RV is covered, the Leisure World ID number or Trailer Club number sticker shall be displayed on the cover. Golden Rain Decal and/or Trailer Club number decal is required on all vehicles other than service vehicles entering Leisure World Trailer Club lot. SPACE ASSIGNMENTS Only one motor home may be parked in a space. A storage container is allowed in a space if it and the stored vehicle does nor exceed the space length. A list of allowable storage containers for your space is located in the Lot Manager s office. Nothing may be stored under or around any vehicle unless it is within an approved container. Cars may be left in assigned space only. Unauthorized parking in any other part of the Lot while the owner is absent from the Lot may subject the club member to a charge of five ($5.00) dollars per day, or any part of the day and invoke disciplinary action. A maximum or two (2) spaces can be assigned to any one residence The location and/or relocation of all vehicles in the Lot are a function of the Lot Manager. For other than emergency situations the Lot Manager will contact the owner to relocate the vehicle. If contact is impossible, or relocation not completed within three (3) days, the Lot manager, with an assistant, may move the vehicle. No liability will be assumed by the Club. Parking spaces are neither automatically transferable nor subject to sub-lease. If a vehicle is changed, the new vehicle must be immediately identified and the Lot Manager notified. Any members disposing of their vehicle terminates their membership and must immediately return their key/remotes to the Lot Manager for refund. The Lot Manager may allow time to acquire a replacement vehicle, if such intent is stated at time of sale. CHARGES, FEES & FINES Page 3 of 5 September 4, 2014
All charges are payable in advance for periods specified and are determined by the Board of Directors At the time of renewal, Leisure World resident owner must present proof of current insurance, registration, and current driver's license Fees will not be considered paid until these documents are received in the Trailer Club lot office. REFUND POLICY Refunds are issued by the Board on a pro-rated use basis. INSURANCE The Club does its best to provide safe tools, and safe working conditions, but does not accept responsibility for injury to any person or property. All persons entering these premises do so at their own risk and must provide whatever insurance they feel necessary for their person or property. If the Trailer Club extends any courtesy to any visitor, it is a courtesy only, and not the RIGHT of any visitor, nor does the Club assume any responsibility for any visitor. DISCIPLINARY ACTION When any member is considered to be in violation of any part of this policy, opportunity will be given to appear before the Board to show why further action should not be taken. The decision of the Board will be final, and may include removal of the vehicle, at the OWNERS EXPENSE, from the Lot and/or exclusion from the Club, depending on the seriousness of the violation. Forms are available in the Lot office to request a hearing. The Board will issue a written warning of an offense; a second warning will be issued if the offense is not resolved. A third and final warning will be issued if the offence is not resolved. The member will be expelled from the club if the remains unresolved and their vehicle must be removed IMMEDIATELY. LOT MANAGER The Board of Directors shall hire a Lot manager who will, under the supervision of the Club President, operate the Trailer Lot as directed by the Board. The Lot Manager shall be on the premises to assist members a minimum of three (3) half days per week. In the event a dispute arises an appeal can be made to the Board for resolution. The Lot Manager will assist in how to make an appeal. A job description for this position is on file in the Lot office. CLUB MEETINGS The Club meets on the third Wednesday of each month, except during June, July and August in the Clubhouse 4 or other designated place at 6:00 P.M. *NON-CONFORMING VEHICLES (NCV) NCVs are units that do not fully comply with the Trailer Club Articles of Incorporation, By Laws, or the Lot Rules that govern the activities and business of the lot. A) NCVs are limited to the following: 1) Boat with trailer and no wider that nine feet wide. With the payment of the annual space fees the current registration of the boat and trailer shall be presented to the lot manager. 2) Utility Trailers 3) RVs used for storage purposes only. B) NCVs will comply with all applicable lot rules. C) Spaces available to NCVs shall be limited to 40 spaces. D) Must be a club member with an approved RV in the lot. E) A NCV will be removed from the lot when an RV is approved for a lot space, if no space is available except for one occupied by a NCV. The last NCV allowed in the lot will be removed from the lot. This will be determined by space size required by the incoming RV. F) A member joining the club after January 2008 must remove the NCV when the member no longer has an RV in the lot. G) An annual assessment determined by the Board of Directors will be imposed on all NCVs to cover the added cost of having NCVs in the lot.
