Welcome to Auctions Meet the auction team The quick and easy way to buy and sell property Sarah Clifford Auction valuer Liam Irving Auction valuer Vicky Skinner Auction valuer 2 Maximise your property value Achieving the maximum price is paramount. Many properties come on to the market and in order to achieve a sale the vendor has to reduce and reduce the price. Auction is the opposite, we start with an attractive guide price to stimulate interest, enabling us to achieve a higher selling price. Auction is a great marketing tool, in maximizing the selling price through high profile marketing, inviting serious buyers, in a genuine position to proceed, to accumulate in one place encouraging direct competition, resulting in the best price being achieved for your property. Many sellers actually receive bonus prices for their properties at auction, as two or more people battle for the property, in the auction room. Information for sellers 1 Auctions are held every 6 weeks. 2 Auctions provide an efficient way of selling property where the Vendor requires the property to be sold quickly and where other methods of selling may not have proven successful. 3 Information on Auctions is available from all member agents offices. 4 If you are considering selling your property by auction we will meet you and visit your property with the object of agreeing a realistic reserve price. On the day of the auction bids will be invited with the intention of selling to the highest bidder above the reserve price. If the reserve price is not achieved the property may be withdrawn. 5 Once you have completed the Application to place your property in an Auction we will arrange photography and signs to be placed on the property and when printed, the brochure will be distributed throughout the member agent Network of offices. The Auction will be widely publicised. 6 It is essential to the success of selling your property that the reserve price is realistic having regard to the property, its condition, the area and market conditions generally. One of our qualified Valuers will fully discuss this with you. 30
Guidance for buyers Buying at Auction Many people are nervous of bidding at an auction and we are able to help if this is the case. Firstly, normal bidding. This is quite simple. When you arrive at the auction go to the buyers registration where a Buyer s Registration Form will be filled in and the staff will issue a bidding number and the Bidding Paddle. When you wish to bid, hold up the number so the auctioneer can see it and register your bids. When you are successful, return to the desk in the foyer where your details and reservation fee will be taken. Secondly, if you wish, a member of staff can bid on your behalf with you at the auction, simply tell us your limit and we will bid for you. Thirdly, proxy bids. You may authorise bidding up to a limit by the auctioneer in your absence. Fourthly, if you cannot attend the auction or do not wish to bid in the normal manner we will accept sealed bids for the property, these will be opened at the auction when the lot comes up for sale. When making a sealed offer bear in mind that each property has a reserve price. If your sealed bid is for this amount or more and no-one bids a higher price then the property will be sold to you. Telephone bid You may authorise Auctions to conduct a telephone bid on your behalf. All buyers administration fees will be taken via debit card. NOTE Each auction property is offered at a guide price and is also subject to a reserve price. The guide price is the level where the bidding will commence. The reserve price is the sellers minimum acceptable price at auction and the figure below which the auctioneer cannot sell. The reserve price, which may be up to 10% higher than the guide price, is not disclosed and remains confidential between the seller and the auctioneer. Both the guide price and the reserve price can be subject to change up to and including the day of the auction. 31
