According to the latest office research from Colliers International, 106,000 sqm of new, contemporary office space was added to the total stock in Sofia during the first six months of the year, reaching a total stock of 1,168,000 sqm. 21% of the new offices are located in the broad center and 64% in the suburban areas. The majority of the new supply is delivered by the European Trade Center, Doverie Business Center, DSK Bank Headquarters and Krystal Business Center, which added a total of 66,500 sqm to the office market in the capital. The overall vacancy in Sofia (245,000 sqm or 21% of the total stock) continues to increase. Colliers research shows that as of June 2010, the vacancy level in Sofia was higher in Class A than Class B buildings, a testament to the price sensitivity of the market. In terms of location, the highest overall vacancy level in Sofia can be found in the Suburban areas. Major of fi ce buildin g s Serdika Centre has a golden exterior, something unprecedented for Bulgaria. Significantly, it is not marketed as a recreation centre, hence the lack of cinemas. There are restaurants, but the main attractions of the mall are the thematic presentations. The stores within the mall have a common strategy, image and policy, offering high class goods and services. Among the tenants will be Piccadilly, Technopolis, Beauty Zone and long-time partner Reek and Cloppenberg. The total investment for Serdika Centre is 220 million euro. "Serdika Centre is one of the largest shopping malls in Sofia, encompassing 50 000 sq m of trade area and 35 000 sq m of office space. It has more than 1600 parking spaces beneath and above the centre. The tall buildings of Sopharma with 22 and 19 stories are designed with foundation slabs with thickness accordingly 180cm and 160cm. The low-raised structures have 50cm foundation slabs and under the columns have 60cm up-stand steps hided in the back fill.

As of March, 2010 the building is completely finished with Protocol 15. Inhabitation permit will be issued in April, 2010. The prognosis for BenchMark Fund Estates activity and the expected financial result are based on a profound analysis of the opportunities for exploitation of the estate that the Fund intends to build.
