MATERIALS & FINISHES Materials and Finishes Alton Town Center signs, with the exclusion of wall signs, shall incorporate Corten Steel finishes. Ground signs shall be mounted on concrete bases which feature Mesa Beige Cement and Exposed Aggregate finish, or a gray stone veneer, and/or white sand finished stucco as prescribed herein. Trademarks and Colors Tenants with federally- or state-registered trademark signs shall be allowed to use the font, style and color of those federally- or state-registered trademark signs. Tenants without federally- or state-registered trademark signs shall be limited to white, red and black unless a custom sign is approved per these rgulations. Custom signs Notes MATERIALS & FINISHES Tenants wishing to add a sign color, font, logo or other signage feature which is not federally-registered or state-recognized shall have the option of requesting a custom sign. Custom signs shall be approved through the City s Administrative Amendment review process. The required submittal items for a Custom Signs Administrative Amendment application shall include: 1. Completed Development Application with owner authorization. 2. A signed approval letter for the proposed Custom Sign from the Alton Town Center Property Owners Association. 3. Color elevations of the proposed building or ground sign on which the signage is proposed. 4. Signage plans which provide sign dimensions, illumination, and materials. 5. Narrative describing how proposed Custom sign is consistent with the purpose and intent of the City Sign code and the Alton Town Center Sign Program. 6. Additional materials as required by the City s Planning & Zoning Director. Tenants seeking window signage shall seek the required window signage permits from the City. Consistent with Condition of Approval #33 of Resolution 65, 2016, minor adjustments to building signage and landscaping may be approved by City staff to accommodate tree growth and signage visibility. Building accent lighting and up-lighting is permitted, but is limited to a white color. Signs listed as Exempt and Prohibited within the City Sign Code shall be exempt and prohibited, respectively, within Alton Town Center. The proposed Custom Sign shall meet the following criteria: 1. Prohibited signs from the City Sign code are not eligible to be custom signs, unless approved by City Council. 2. All lettering, logos, and other such identification markings on signage shall be permanent and not interchangeable, unless otherwise provided herein. 3. Custom signs shall adhere to all the dimensional requirements of this sign program. ALTON TOWN CENTER - SIGN PROGRAM 5
GROUND SIGNS Ground Signs Key Map Three types of ground signs are proposed. They are: multi-tenant signs, gas station sign and single tenant signs. Four multi-tenant ground signs will feature the project name (Alton Town Center) and up to five (5) tenant names. Each multi-tenant sign will be no larger than 10 feet in height and 15 feet in width and feature a three-foot high base. The text on each ground sign shall be a minimum of six (6) inches in height. The gas station ground sign will be located northwest of Building K and be a maximum of 8 5 in height and 9 4 in width. The gas station sign shall comply with all applicable regulations regarding the gasoline pricing. Please see page 9 for additional guidelines. The single tenant ground sign shall be located northwest of Building J and shall be limited to one tenant name. The single tenant ground sign shall be a maximum of 5 feet in height and 8 feet in width. Tenant names and logos on the ground sign shall comply with the Signage Colors and Styles standards found on Page 4 of this document. 6 ALTON TOWN CENTER - SIGN PROGRAM

DIRECTORY SIGNS Building Directory Signs Key Map Building Directory signs are located within the pedestrian gathering areas identified on the accompanying map. The directory signs, which will provide information to pedestrians regarding tenants within the project, will be constructed with a Corten Steel finish and concrete to match the materials used within signage throughout Alton. The Building Directory Signs will be six (6) feet in height and 6 feet, 6 inches in width. BUILDING DIRECTIONAL SIGNS Building Directional Signs Key Map As indicated in the accompanying map, Directional Signs will be placed within the internal street network in order to aid motorists and pedestrians navigating through the site. The signs will feature the Corten Steel color finish along with the Mesa Beige Cement and White Stucco. The signs will be a maximum of 5 feet, 6 inches in height and 4 feet, 6 inches in width. A maximum of six tenant names are allowed for each Directional Sign face. Each tenant name on the sign shall be a minimum of five inches in height and use a sans serif font. BUILDING DIRECTIONAL SIGNS Drive-Thru Signs Key Map Three drive-thru facilities are approved for Alton Town Center. Each facility will be identified by Drive-Thru Signage. Drive-Thru Signs shall be limited in size to 2 feet by 2 feet and shall be located no more than 4 feet above the adjacent street elevation. The sign shall be limited to the tenant name and/or trademark, the drive-thru facility and a directional arrow. Colors and type styles shall be consistent with the project standards indicated on Pages 4 and 5. Menu Boards Menu boards shall meet City code requirements or shall seek the appropriate waiver. WALL SIGNS Wall Signs Number of Signs Each tenant may have up to two (2) wall signs. These signs will be typically located facing the adjacent street and at the tenant entrance. Tenants in Buildings D, E, F, G, H, I, L, M, N, Q & R which have tenant space which fronts on two streets may have a total of three (3) wall signs with signs facing each street frontage and a sign facing the parking area. As major tenants, Buildings A and T will have additional facade signage. Building A will have signage facing the adjacent streets on the east, north and west elevations and pharmacy signage on the north and east elevations. Building T will feature three signs featuring identification of specific tenant sub-areas, such as garden center and interior lumber yard. Size Tenants in Buildings A, O, S and T may have signage with up to 48-inch high letters. Maximum signage area for these buildings is 130 square feet. Tenants within Buildings O, S, and T, shall be limited to one line of copy. In Buildings C, D, E, F, G, H, I, J, K, L, M, and N, the Principal tenant, as designated by the land owner, may have one of its wall signs with 36 inch letters. The maximum sign area for Principal tenant signs is 90 square feet. All other wall for these buildings is limited to 24-inch high letters. The maximum sign area for these wall signs is 70 square feet. A maximum of two lines of copy are permitted per facade sign. Signage shall not be located above the parapet or roof eave. Types Channel letters signs (standard or reverse) and Channel letters with a background are allowed. No cabinet nor raceway signs permitted. Colors and fonts to be consistent with project standards as indicated on Page 4. Street and Regulatory Signs shall be consistent with this graphic representation and located during final engineering plan approval. Roadway and traffic signage heights and dimensions shall comply with FDOT standards. Street and regulatory sign posts shall be painted Corten Steel color or its equivalent.
