1 LEASING PACKAGE All sales, transfers and leases of any unit must be in accordance with Article 9, Section 9.2(h) of the Condominium Documents. The unit must be leased in its entirety. Sub-leasing is not permitted. Leases may be for a term of no less than six (6) months, and leased a maximum of once (1) per calendar year. All lessees must abide by the Association s documents including, but not limited to, the Association s Rules and Regulations. The following required items must be submitted to the Association office at least 14 days prior to the intended occupancy date. 1. Move in/move Out and Delivery Procedures 2. Completed Tenant Information Sheet (DO NOT LEAVE ANYTHING BLANK) 3. Pet Registration Form (if applicable) 4. Parcel Receipt Authorization Form 5. Signed Acknowledgement of Rules and Regulations 6. A color photocopy of a government issued identification of each occupancy must also be supplied (i.e. driver s license, passport, visa, immigration card). 7. Copy of the lease. The application will not be processed unless we have a copy of the lease. 8. Check made payable to Panorama Towers for the tenant s background check. 9. Proof of insurance in the name of the renter for the contents of the Residential Unit being leased. Once the application is approved, an orientation must be scheduled with the Management Office. A move in date can then be scheduled with the Management Office. Receiving Hours are Monday- Friday, 8am-5pm. Reservations required. It is the responsibility of the unit owner to provide all individual unit keys. Access devices may be obtained through the Management Office at the current established cost and restrictions. Only current residents may have active access devices.

3 MOVE IN/MOVE OUT AND DELIVERY POLICY In order to make moving into and out of Panorama Towers as smooth as possible, without interfering with the day to day activities of all our owners and residents, the Association has adopted the following procedures: There may be limitations to the size of furnishings and construction material (marble, granite, etc.) transported on the service elevator. Please contact the management office prior to delivery for the specific dimensions of the service elevator. Move-In/Move-Out: The elevator is reserved for your use, usually in 4 hour blocks of time. > Moving and deliveries are allowed between the hours of 8:00am - 5:00pm, Monday through Friday (holidays excluded). Moving and deliveries are not permitted on Saturdays or Sundays. > A receiving clerk is retained to expedite the move, as well as monitor its progress and report any damages to common areas that may occur. > Immediate notice to the Association is required if there is a delay in the start or completion of the move that will prevent the completion in a timely fashion. Deliveries: Deliveries are furniture, appliances or construction materials taken to a unit in two or less trips on an elevator. All Deliveries from vendors must be scheduled with the Association and performed during normal delivery hours as stated below. > All deliveries require a minimum 24-hour notice and reservation of the elevator. Deliveries can be made only between 8:00 am - 5:00 pm, Monday through Friday (holidays excluded). > Immediate notice to the Association is required if there is a delay or problem with the delivery. *Please Note: Someone must be home to allow contractors, movers and/or delivery personnel access to the unit. CRIME FREE LEASE ADDENDUM In consideration for the execution or renewal of a lease of the dwelling unit identified in the lease, Manager or Owner and Resident agree as follows: Resident, any member(s) of the resident s household, a guest or any other person affiliated with the resident on or off the resident premises: 1. Shall not engage in criminal activity, including drug-related criminal activity, on or off the said premises. Drug related criminal activity means the illegal manufacture, sale, distribution, use, or possession with intent to manufacture, sell, distribute, or use an illegal or controlled substance (as defined in Section 102 of the Controlled Substance Act [21 U.S.C. 802]). 6. VIOLATION OF THE ABOVE PROVISIONS SHALL BE A MATERIAL AND IRREPARABLE VIOLATION OF THE LEASE AND GOOD CAUSE FOR IMMEDIATE TERMINATION OF TENANCY. A single violation of any of the provisions of this added addendum shall be deemed a serious violation, and a material and irreparable non-compliance. It is understood that a single violation shall be good cause for immediate termination of the lease. Rules & Regulations

Balconies and hallways A. Barbecues are not allowed on the terraces with the exception of: 1. T1-T1101 and T2-T1101 2. The 4 th floor terraces B. No substances of any kind shall be discarded via the balcony or the balcony drain. This includes liquid and solid substances, the balcony drain is for rain water only. When cleaning your balconies you must use a wetvac to pick up excess water if necessary. C. Trash of any kind, (i.e.: glass, cigarettes, water, gum, pet waste, etc.) is prohibited from being thrown over the balconies. If this type of behavior is reported, security will investigate the matter and you may be fined. D. Nothing is to be left in the resident hallways. This includes furniture, welcome mats, trash, water bottles, construction materials, etc. Bicycles A. Bicycles are not allowed in the garage and must be stored in your unit. Bicycles will not be chained to anything in the garage areas and will not be left parked in the garage. B. Bicycles cannot be stored on balconies. C. Bicycles must be transported through the service elevator only. Calling in of guests, unit access and parties A. Only residents are allowed to call in guests. B. Guests of residents are not allowed to call in other guests. C. Unit access forms must be filled out for guests staying more than 24 hours. D. When having a party or gathering of guests, please provide a guest list to the concierge desk. If you do not provide a guest list you will be called for every guest that arrives. There are no open guest lists allowed. E. See 16D regarding parking for 25 guests or more. Coffee hours A. Coffee and tea are offered in the lobby area daily. B. Coffee hours are 6 am through 10:30 am. C. Please do not fill up personal mugs. Concierge/Front Desk services A. 24 hour Concierge service is available to all residents. Services include but are not limited to: dinner, hotel, show and club reservations, wake up calls

Contractors A. Contractors are permitted to conduct work Monday-Friday between the hours of 8 am and 5 pm. Any work being conducted outside this time frame must be authorized by the Management Office. Unauthorized work will be stopped and the contractors will be escorted off property. B. Construction is not permitted on Saturday or Sunday. C. All contractors are required to check in with a photo ID at the receiving desk. D. Before any work can be conducted inside a unit an architectural packet must be completed. This includes but is not limited to: painters, plumbers, cleaning companies etc. E. It is the responsibility of the resident, renter and or owner to provide their contractors with access to the unit. Concierge and Management will not and do not provide key assists for contractors. Dry Cleaning A. Dry cleaning services are available and accounts can be set up at the concierge desk. B. Pick up and drop off of dry cleaning is available daily. Filters A. AC filters should be changed once per month and are available for purchase at the Concierge Desk. B. Filter prices range from $6.00 to $17.00 depending on the size and type of filter. We provide both standard and carbon filters. C. Only checks, money orders, and or cashier s checks are accepted forms of payment. We do not and cannot accept cash, credit or debit. Amenity Rooms A. Both towers have amenity rooms i.e.: a Game Room/Theater/Conference room. B. Hours of operation are Sunday through Thursday 8AM to 12AM and Friday and Saturday 8AM to 2AM C. Only residents are allowed to book the Amenity Rooms. D. A reservation must be made to utilize the Amenity Rooms along with a $500 deposit. The deposit must be in the form of Cashier s check or money order. E. Residents must be present to sign off on pre/post inspections. F. Damages to any of the rooms will be the sole responsibility of the resident who booked the room and signed the paperwork. G. Pets are not allowed in any of the amenity rooms.

Spa and Gym Keys Mail A. The gym and spa are open 24 hours a day. B. Children under 16 years of age must be supervised at all times when in the fitness center. C. Only 2 guests per resident are allowed in the fitness center. D. Exercise classes are available to all residents and we currently have regularly scheduled yoga classes. Please see the Concierge desk for a schedule. E. Indoor spas must be used strictly by the gender its spa is intended for. F. No radios or boom boxes are allowed in the gym area. G. Music volume is set and cannot be turned up or changed. H. The racket ball court can be reserved through the Concierge. I. There are lockers available for use in both the men s and women s spas. Keys for the lockers are available at the concierge desk and a form of ID is required in order to obtain a key. J. The massage rooms must be scheduled through the Concierge desk and all masseuses must provide their license and insurance to the Concierge desk prior to their appointment. Concierge can also refer approved massage therapists. K. Pets are not allowed in the fitness center/spa area. A. When changing your locks to your unit, you must provide a copy of the key to the Management Office. This is strictly for emergency purposes only. B. All lock and key changes must be approved by the owner of the property or the property manager. C. For liability purposes we do not provide key assists to anyone other than the resident, renter or owner. D. We DO NOT hold keys for anyone at the Concierge desk. A. Mail is returned to sender after 10 days. When going out of town for more than 10 days you must put your mail on hold by filling out a hold request form at the Concierge desk. B. Only the mail carrier has access to the mailroom. The Concierge and Management office DO NOT have access to the mail room or mail boxes as they are government operated. C. When your mailbox is full, the mail is redirected to the following post office location: Emerald Station, 4030 S. Jones Blvd. Las Vegas, NV 89103

Management Office Noise A. Hours of operation for the Management Office are Monday-Friday 8:30 am to 5 pm. The Management Office does close for one hour between 12 and 1 pm for lunch. B. All leasing packets and architectural applications are provided in the Management Office. A. Disturbing noises in the building or sounds that emanate from the units are not tolerated and are considered a nuisance. Televisions and radios must not unreasonably disturb or annoy other residents. B. Noise is not permitted on the balconies. C. All other unnecessary noise such as playing musical instruments, slamming doors and yelling should also be avoided. Insurance A. All owners must obtain a homeowner s insurance policy. B. All renters are required to have their own rental insurance policy for the duration of the lease term. C. Pets must be listed as additional insured. Parking and Garage Policy A. Each unit is assigned at least one parking space. B. All other vehicles must be left with valet. C. All guests must use valet parking. D. If you are expecting over 25 guests, you must pre-schedule your event with the valet and an additional fee of $120.00 will be charged at the expense of the resident. The additional fee must be paid directly to Las Vegas Parking via certified funds. Please note that this fee may change without notice. Packages A. Packages will be delivered and picked up at the Concierge desk. B. Packages must be picked up within 15 days of delivery and will be returned to sender thereafter. C. Perishable packages must be picked up within 48 hours. D. Guests cannot receive packages. E. Envelopes being dropped off at the Concierge desk cannot include cash and or keys. All items left at the Concierge desk must be picked up immediately.

F. Valet can assist with the delivery of packages, this must be arranged with the Concierge desk and you must be home at the time of delivery. Pet Policy A. Each unit is allowed two pets. B. The weight for each pet cannot exceed 50lbs. C. All pets must be registered with the Management Office. D. Pets must be leashed at all times while in the common areas. E. It is the owner/tenant s responsibility to immediately collect and clean up any and all pet waste. F. There are two pet parks on property, both are located near the pools in Tower 1 and in Tower 2. Pool Etiquette A. Pool hours are 7 AM to 10 PM seven days a week. B. Proper swim attire is required at the pool at all times. C. No topless or nude bathing is allowed. D. No glass bottles or other glass like material is allowed at the pool. E. Excessive loud noise is strictly prohibited. Quiet after dark policy is strongly enforced. F. Dogs are not allowed at the pool. G. Smoking is not allowed at the pool. H. Barbeques are not permitted in the pool area. I. Radios/music players are not allowed at the pool. J. Children under the age of 16 must be accompanied by an adult while in the pool/jacuzzi area. Power A. Power is billed from Priority Submetering directly to the owner. B. It is the owner s responsibility to ensure their tenant receives a copy of the electric bill. C. *Town homes and villas must call NV Energy for service: NV Energy 702-402-5555 Quarterly and Annual Alarm Inspections A. The HOA conducts quarterly and annual alarm inspections. These are mandatory. This will require our contractor and a security officer to briefly enter each unit while the alarm inspection takes place. You will be notified prior to the inspection of the date and time.

Receiving A. Receiving hours are Monday-Friday, 8 AM to 5 PM. Receiving is closed on holidays and weekends. B. All move in s and move out s must be pre-scheduled through the Management Office. C. All deliveries must be pre-scheduled through the Management Office and someone must be present at the unit to receive the delivery. Satellite Dishes, Cable and Internet A. Satellite dishes are not allowed to be affixed to the building or anywhere on the balcony. B. Satellite, cable and internet service is available by contacting Hotwire at 855-244-1051. C. All appointments must be scheduled through Hotwire and NOT the front desk. Subleasing Trash A. Subleasing is strictly prohibited. This includes daily leasing and weekend renting. A. Trash and garbage must be placed in a tied plastic bag and deposited in the trash chute, not outside the unit door or in the hallway. Boxes must not be placed in the trash chute, they must be taken to the dumpster in the lower level by receiving. B. Hazardous material or combustible materials such as paint products or chemicals, shall not be placed in the trash chute. C. If you utilize a trash compactor, the compacted trash cannot be placed in the trash chutes. The compacted trash must be taken to the dumpsters in the garage level. Placement of compacted trash in the chutes can cause serious damage to the chutes and disposal equipment. D. Trash should not be placed on the floor of the trash room. E. Occasionally the trash compactor can be locked, to unlock the trash chute you must turn the knob. F. Recycling bins are located in the trash area on each floor Sewer Odors A. The water should be ran regularly throughout each unit to prevent the drains from getting dry and creating a sewer odor. There is a drain below the washer and dryer that must occasionally have water poured down it. Any showers not being used should be ran occasionally to prevent the smell as well.

Valet Area A. Vehicles are not allowed to be unattended in the fire lanes. (This is the red curbed areas) VIP Car Service A. Only residents are allowed to book the VIP car. B. If you are 5 minutes late to your scheduled ride you will forfeit your reservation. C. The car is only allotted a 3 mile radius from Panorama Towers, with the exception of the Airport, Strip and Downtown (Fremont Street) D. If you are running late or need to cancel, please make sure you contact the Concierge desk as soon as possible. E. We will make every attempt for all residents to have the ability to use the car service and to do so we will occasionally schedule ride shares. F. The VIP car schedule is as follows: Sunday-Thursday, 5AM to 2AM Friday-Saturday, 8AM to 4AM I acknowledge I have received a copy of the Rules and Regulations for Panorama Towers. Panorama Towers Text Messaging Service Opt In/Out Authorization Panorama Front Desk/Concierge has a new feature that allows text messaging between them and the residents, right from their desktop. With the demand of residents preferring text messages as opposed to phone calls, we found this a necessary way of communication. Text messaging allows us to confirm and update you on reservations, things to be aware of etc, as well as it being your direct contact to the front desk.
