IF THE RENT IS NOT RECEIVED IN FULL BY THE END OF THE 5 TH DAY OF THE MONTH THE LANDLORD WILL COLLECT A FEE OF $35 ON THE 6 TH DAY OF THE MONTH; $5.00 EACH ADDITIONAL DAY THE RENT REMAINS UNPAID NOT TO EXCEED $65 IN ONE MONTH. IF AFTER SEVERAL ATTEMPTS TO CONTACT YOU AND NO ONE ANSWERS THE DOOR, MANAGEMENT OR DESIGNEES MAY ENTER. IF YOU RECEIVE 3 HOUSE CLEANING NOTICES, YOU WILL BE EVICTED. MANAGEMENT WILL CONDUCT AN INSPECTION IF THEY HAVE REASON TO BELIEVE THAT A UNIT HAS BEEN ABANDONED. PEST CONTROL: EACH UNIT WILL BE SPRAYED ON A 60-DAY ROTATION BASIS. TENANTS ARE REQUIRED TO CLEAN OUT ALL CABINETS WHEN GIVE NOTICE TO DO SO. THIS WILL NOT BE REQUIRED AT ALL APPOINTMENTS. MANAGEMENT REQUIRES GOOD HOUSEKEEPING AND SANITATION; THIS WILL KEEP PEST PROBLEMS UNDER CONTROL. AT THIS TIME WE WILL BE INSPECTING FOR CLEANLINESS ALSO. BICYCLES, SKATEBOARDS, ETC: ARE PERMITTED IN THE COMPLEX. THEY ARE NOT ALLOWED TO BE RIDDEN IN THE BREEZEWAYS OR SIDEWALKS. PLEASE USE CAUTION WHILE USING THEM. REMEMBER, WALKING AND DRIVING TENANTS AND GUESTS ALWAYS HAVE THE RIGHT AWAY. IT IS THE PARENTS RESPONSIBILITY TO ENSURE THAT THEIR CHILDREN DO NOT PLAY AND RIDE IN THE STREETS AND THAT THEY WATCH FOR CARS AND MOTORCYCLES. BICYCLES MUST BE STORED ONLY UNDER THE STAIRWAY LOCATED AT THE BOTTOM OF EACH BREEZEWAY OR INSIDE YOUR APARTMENT. THEY ARE NOT ALLOWED TO BE STORED ON THE UPPER LEVEL. LAUNDRY ROOM: THE LAUNDRY ROOM IS FOR YOUR CONVENIENCE. IT IS REQUESTED THAT ALL TENANTS OBSERVE THE RULES OF THE LAUNDRY ROOM. DO NOT LEAVE YOUR CLOTHES UNATTENDED. MANAGEMENT IS NOT RESPONSIBLE FOR ANY ITEMS LOST OR STOLEN FOR THE LAUNDRY ROOM. IF YOU LEAVE YOUR CLOTHES IN EITHER THE WASHER OR DRYERS THEY WILL BE REMOVED AFTER 10 MINUTES OF DISCOVERY AND PUT IN BAGS SO THE OTHER TENANTS CAN USE THE MACHINES. LAUNDRY ROOM HOURS ARE MONDAY THRU FRIDAY 8:00 AM TO 10:00 PM AND SATURDAY AND SUNDAY 10:00 AM TO 10:00 PM. KEYS: RESIDENTS SHALL NOT GIVE A KEY TO ANYONE NOT LISTED ON THE LEASE WITHOUT PRIOR APPROVAL OF MANAGEMENT. THERE CAN BE NO LOCK

CHANGES DONE WITHOUT THE CONSENT OF THE OFFICE AND THE OFFICE MUST HAVE A COPY OF YOUR DOOR KEY AT ALL TIMES FOR EMERGENCIES. ENERGY CONSERVATION: ELECTRICITY AND WATER ARE COSTLY AND PRECIOUS. PLEAE AVOID WASTING THEM. TENANTS SHALL NOT USE THEIR OWN WASHING MACHINE, DISH WASHER OR OTHER MAJOR APPLIANCE. CAR WASHING ON THE PREMISES IS NOT PERMITTED. FAILURE TO HAVE UTILITIES TRANSFERRED INTO YOUR OWN NAME IS REASON FOR TERMINATION OF TENANCY. HAVING YOUR ELECTRIC SERVICE DISCONNECTED FOR MORE THAN 48 HOURS IS GROUNDS FOR EVICTION. PARKING: PARKING AREAS ARE RESERVED FOR THE RESIDENTS. PROPER PARKING IS REQUIRED. YOU CAN NOT USE MORE THAN ONE PARKING AREA PER VEHICLE. INOPERABLE VEHICLES WILL BE TOWED AT TENANT S EXPENSE. REPAIRS ON VEHICLES ARE NOT PERMITTED ON THE PROPERTY!!!! NO TRAILERS, MOTORHOMES OR 5 TH WHEELS ARE PERMITTED IN THE PARKING AREAS. MOTORCYCLES ARE TO BE PARKED IN PARKING AREAS ONLY. ANY TENANT PARKING MOTORCYCLES IN THE BREEZEWAYS, WALKWAYS, OR INSIDE THE UNITS WILL BE ISSUED A NOTICE OF TERMINATION. PEELING OUT OF THE PARKING AREAS AND SPEEDING WITHIN THE PROJECT IS NOT PERMITTED. SPEED LIMIT IS 15MPH!!!! RESTRICTIONS ON ALTERATIONS: THE TENANT WILL NOT REPAIR ANY PART OF THE UNIT. THE USE OF CONTACT PAPER OR WALL PAPER IS NOT PERMITTED. PICTURE HOOKS OR MOLLY SCREWS ARE PERMITTED TO HANG PICTURES OR DECORATIONS. HOWEVER, VERY LARGE NAILS OR SCREWS ARE NOT PERMITTED AND PAINTING OF THE UNIT BY TENANT IS NOT PERMITTED. AIR CONDITIONERS ARE TO BE INSTALLED BY THE RESIDENTS BUT MUST PASS MANAGEMENT S INSPECTION. THERE CAN BE NO OBJECTS BLOCKING THE WINDOWS EITHER OVER OR BELOW (BEDS, ETC.) THAT WILL CAUSE THE EGRESS TO BE BLOCKED TO ALLOW CHILDREN ACCESS TO THE WINDOW. THE OWNER IS NOT RESPONSIBLE FOR ANY DAMAGES OR INJURIES CAUSED BY THIS. THE SCREENS ARE INTENDED TO KEEP BUGS OUT, NOT CHILDREN IN. DAMAGES: TENANTS WILL BE LIABLE FOR ALL DAMAGES CAUSED BY THE TENANT OR THEIR GUESTS. COST OF DAMAGES WILL BE BILLED AND PAYABLE WITHIN 30 DAYS OF RECEIPT OF BILL. EXCESSIVELY LOUD OR DISTURBING ACTIONS (INCLUDING BUT NOT LIMITED TO MUSIC, SHOUTING, DOOR SLAMMING) OR OTHER NOISES SUCH AS MOTORCYCLE OR ENGINE NOISE OR OTHERWISE BOTHERING THE NEIGHBORS. 2. ANY OFFENSIVE ACT WHICH MAKES IT NECESSARY TO CALL THE POLICE ON ANY TENANT OR ANY TENANT S GUEST (IN THE PROJECT OR IN THE IMMEDIATE VICINITY) CAUSING ARREST OR CONVICTION. 3. PHYSICALLY FIGHTING OR VERBALLY ABUSING NEIGHBORS, GUESTS, OR OTHERS IN THE PROJECT. HITTING OR ABUSING OTHER PERSONS OR OTHER CHILDREN, IS GROUNDS FOR EVICTION!!!! 4. DISPLAYING OR USING FIEARMS OR OTHER WEAPONS IN A THREATENING MANNER. THIS ALSO INCLUDES BB GUNS AND SLING SHOTS. 5. MENANCING, VERBALLY ABUSING, OR PHYSICALLY ABUSING ANY EMPLOYEE AT AVALON APARTMENTS IS GROUNDS FOR EVICTION (AT ANYTIME). 6. LACK OF CONTROL OF CHILDREN OR GUEST OR ANY LACK OF EFFORT TO STOP THEM FROM DAMAGING THE PROPERTY, OR VANDALISM OR MISCHIEVIIOUS ACTS, AFFECTING THE PEACEFUL ENJOYMENT OF OTHERS. 7. EXCESSIVE TRAFFIC DURING QUIET HOURS. QUIET HOURS ARE 10:00 PM TO 6:00 AM 8. STORING OR DISPLAYING OF RUGS OR FURNITURE, REFUSE OR BOXES IN THE BREEZEWAYS. FAILURE TO KEEP THE AREA OUTSIDE THE FRONT DOOR OF AN APARTMENT CLEAN ACCORDING TO OUR SAFETY CODE AND QUALITY HOUSING STANDARDS IS CAUSE FOR IMMEDIATE TERMINATION OF TENANCY!!! NO EXCEPTIONS. BREEZEWAYS MUST BE CLEAN AT ALL TIMES OR A $25 CLEAN UP FEE WILL BE BILLED TO ALL UNITS IN THAT BREEZEWAY. 9. UNSANITARY HOUSEKEEPING OR FAILING TO PLACE GARBAGE IN THE DUMPSTERS PROVIDED IN AN ORDERLY FASHION. DROPPING GARBAGE AND REFUSE ON THE GROUNDS. LITTERING THE GROUNDS WITH ANY GUM, CANDY, OR OTHER WRAPPERS, POPSICLE STICKS, CANS OR BOTTLES IS PROHIBITED.

10. KEEPING COMBUSTIBLE MATERIALS (GASOLINE, ETC) OR MOTORCYCLES IN THE APARTMENTS OR IN THE BREEZEWAYS. 11. GAMBLING, PROSTITUTION, DRUG TRAFFICING OR ABUSE, OR USE OF ANY ILLEGAL SUBSTANCE IS GROUNDS FOR EVICTION!! DISORDERLY DRUNKNESS IN THE PROJECT IS NOT PERMITTED. DRINKING ALCOHOLIC BEVERAGES OUTSIDE YOUR APARTMENT IS PROHIBITED!!!! 12. IF DISCONNECTION OF YOUR ELECTRIC SERVICE OCCURS DUE TO NONPAYMENT, YOU MUST PROVIDE PROOF OF PAYMENT VIA A UTILITY COMPANY RECEIPT WITHIN 48 HOURS TO THE OFFICE. 13. PARKING IS FOR TENANTS ONLY!!!!! VIOLATORS WILL BE TOWED AT THEIR OWN EXPENSE!! THIS MEANS NO PARKING ON THE GRASS AT ANYTIME!!!! 14. A CHILD CAUGHT PLAYING IN OR AROUND THE DUMPSTERS IS CAUSE FOR IMMEDIATE TERMINATION. 15. LOUD BUMPING MUSIC IN THE PARKING LOT WILL NOT BE PERMITTED AT ANY TIME!!!!!! Tenant agrees to the above rules and agrees to comply with them and has acknowledged receipt on the lease form.
