NOTIFICATION OF ALTERATIONS / IMPROVEMENTS TO YOUR HOME You need our permission if you wish to carry out any improvements or alterations to your home, if your lease or transfer says that our consent is needed. This includes alterations/ improvements such as: Replacement kitchens or bathrooms Driveways Central Heating Replacement doors and windows Extensions Any heating or electrical installation/ replacement Installation of a conservatory Cavity wall and loft installation We will need to arrange for a surveyor to visit you if you intend to carry out any works which require planning permission and/ or building regulations. This could include works such as: Structural alterations A loft conversion A Garage conversion You will be responsible for obtaining the required planning permission and building regulations. Please note that permission is not required for works such as: replacement internal doors Replacement flooring in houses Replacement fence panels with like for like fencing General DIY including decorating Sheds/ Greenhouses in privately owned gardens Additional information required to support your application Please supply copies of: Scale drawings and plans where appropriate Specifications, together with quotations for the works Details of the contractor carrying out the works. We will undertake a check to ensure any contractor used is registered with the relevant regulatory authority eg Fensa,Gas Safe and NICEIC Structural engineers report You may require planning permission and / or building regulations approval. Please contact your local council to check, and if planning permission or building regulations approval is required, forward a copy of these with this application. Please note that we are unable to provide consent to any alterations without the required building regulations or planning permission If your property is less than 5 years old, you may also need to obtain the original developers permission before carrying out any structural alterations. You will need to provide us with a copy of this before we can give our permission to any structural works being undertaken.
Conditions The entire expense of the alterations / improvements shall be met by you and the work shall be carried out by a competent tradesperson and to the entire satisfaction of Bromford. Any on-going maintenance of the improvement/alterations will be deemed your responsibility. In certain circumstances we may wish to inspect the works when complete Gas Safety Should any of the improvements/alterations involve gas appliances, please ensure that a Gas Safety registered gas installer is employed and that you receive a safety certificate for the works Electrical Safety Should any of the improvements/ alterations involve electrical works, there may be a requirement for an Electrical certificate. Please contact your electrician for further advice or visit www.planningportal.gov.uk Fensa Certificate Should any of the improvements/alterations involve window replacements, please ensure that a Fensa registered company is employed and that you receive a Fensa certificate on completion. Aids and Adaptations If the alteration is an aid or adaptation to your home for which a Disabled Facilities Grant may be available, we recommend you contact Social Services, your doctor or the Grants officer at your Local Environmental Health Department in the first instance.our consent will still be required to any structural aid or adaptation and our administration fee payable Shared owners only If you are a shared owner it is important that you obtain our consent to any improvements/ alterations which add value to your property before works are carried out. If you decide to buy more shares in the future any increase in the value of the property due to alterations you have carried out will then be taken into consideration If you are a shared owner and decide to take out a new mortgage to fund any alterations our consent to any remortgage will be required.
