It may be too early to determine if this is a trend, but it was nice to read in the June 2014 edition of Hotels two articles, one which speaks to a trend to promote local culture in branded hotels and the other to repurpose older and maybe now obsolescent space for new uses. Anyone who travels now experiences the mixed emotions surrounding the comfort and even convenience of franchised brands as opposed to the desire to experience something new as part of travel. Few people would travel across town just to eat in a different location of a familiar restaurant chain when you have one right in your own neighborhood. Yet travel to any major national or even international destination and you will find in the heart of the tourist district numerous familiar and branded destinations for shopping, dining and accommodations. The competition is often our locally owned eateries, shops and motels. Yet developers and even governments continue to look for branded names that offer a familiar and often luxurious albeit bland image that could exist equally well in Atlanta as here. The article in Hotel this month announces the new concept of immersing guests in local folklore to further engage them in their destination. They offer more than just Chinese made mugs, t-shirts, towels and trinkets and suggest offering interpretations of the past and present to exemplify the culture, area and community. With our rich history of the early railroad days, World War II training facilities, native American history, the early fishing industry, which is more than just white boots, and even early tourism and baseball all offer unique opportunities to brand and offer guests and visitors more than just a room and sand which next year will also be available in Mexico and elsewhere as a new place to go. Fewer and fewer of the actual sites exist as we continue to be in a rush to build new, but maybe in building new some could capitalize on the past instead of just bulldozing it. This might be a great project for a history class of young technology minded students able to incorporate Apps, GPS, video and audio, smartphone technology, and the desire to treasure hunt and discover to further this opportunity. That being said, in some cases repurposing may offer the only chance to keep some of history. The second article speaks of older buildings being remade to hotels, but in our community it may well be the other way around. While the Don CeSar and even the Vinoy had the natural advantage of being waterside, and in the heart of a community the same cannot be said for the Belleview Biltmore in Belleair or the Fenway (Continued on Page 2)

While both of these great historical buildings are close to the water they will never be able to offer tourists and visitors the views and sandy beaches of the Gulf tourists expect and all our beachfront hotels now have. I do hope that new uses can be found for at least parts of the historical aspects of these and many older buildings such as is being done with the Manhattan Casino in St Petersburg that will allow their continued historical importance and relevance to the community. Tourists that don t care about the beaches and want to be inland will go to Orlando or even Tampa to be closer to the theme parks. History will not beat out modern trends and the desire of tourists coming from overseas or elsewhere for the sun and sand. It can only compliment the experience and hopefully make their visits more memorable and worthy of better reviews and more referrals. Expecting tourists to stay in old hotels, generally smaller rooms without views or away from the beach or community is neither practical nor feasible. Working to bring all parts of the community to work together and offer unique districts, shopping arcades and dining experiences for everybody s benefit makes more sense than either erasing the past or ignoring the present.

As Summer Nears: From Craig Beggins Broker As Summer time nears, history shows strong sales for our West Central Florida Market and our team stands ready for the challenge. In a sales meeting this morning I was discussing how this is an unprecedented time in Real Estate. It s really quite crazy how things have changed. For example, we just received two similar home listings. The first one was purchased in 2004 for $477,000; the second one was purchased in 2009 as a Short Sale for $329,000. Both homes are similar and both are worth about $475,000. What s unprecedented about this is that the homeowner that bought the home 10 years ago has no equity and the homeowner who bought less than 5 years ago has seen over 40% appreciation. This is a pretty good example of how the crash and resulting rebound has affected the market. I share this with you to show you that we re now approaching 2004 values albeit 10 years later. However, today s Interest Rates are lower than they were 10 years ago which means that the home is more affordable today and that more people can qualify to buy it today. Why is this important? Not only can buyers purchase a home at prices that haven t increased in 10 years, they can also purchase at lower interest rates and lock them in at long term fixed rates.
