Residents must keep noise to a minimum in consideration of other residents. Illegal substances will not be tolerated and offenders will be reported to the police. Residents must maintain a reasonable standard of dress code in consideration of other residents. Residents are not permitted to affix any items to any walls i.e., screws, nails, sticky tape, press stick etc. Residents must keep their TV s & Radios at an acceptable level as not to disturb other residents or to create noise pollution. Drunk/ Disorderly behaviour is unacceptable & will be immediately reported to the authorities, fines will be given out to the whole house and are applicable until the guilty party comes forward. All repairs and maintenance within the common areas or your room must be reported to Lukisa Property Management Group as soon as noticed, via email, text message or alternatively contacting our office per telephone. AT NO TIME are residents permitted to become abusive, verbally or physically, with any other resident in order to resolve disputes. Disputes must be reported to LPMG who will attempt resolution between residents involved before passing it on to the relevant authorities. Residents are responsible for the smoke alarms in their rooms (if any). You may not tamper with, touch or remove batteries or any other part of the smoke alarm. If your neglect results in Fire Services attending the property due to a false alarm, you will be made to pay the bill. No preparing of food are allowed in the rooms. If you mess up the bathroom, penalties will apply. Please keep it hygienic because other people needs to use it too. Bathroom must be left free of excess water on the floor or vanity areas.
All tenants must ensure all lights and fans are turned off when not in use or if you are not home. NO HEATERS OR ELECTRICAL BLANKETS ARE ALLOWED AT ANY TIME, THIS IS TO SAVE ELECTRICITY. If we find any of above in your room, it will be confiscated and stored up until the end of the year. All furniture and inclusions must remain as they are and not removed at any time. No persons allowed playing with or damaging the post boxes, plants, shrubs, trees, gate mechanism and/or swimming pool equipment. Any damage due to such action will be charged to the relevant tenant s account. No fireworks, crackers, rocket, firearms, air guns or any other instruments to be discharged on the property. In the event of a tenant falling pregnant, she will be responsible for obtaining a suitable tenant to occupy the room/ flat/ townhouse and take over the contract and also submit a doctor s certificate confirming pregnancy. The tenant/ student will be liable for the payment of rent for the duration of the contract until a suitable tenant/ student are found to occupy the room/ flat/ townhouse and will also forfeit any moneys paid. ( Breach of Contract, No monies are refundable) CIVILITY AND RESPECT: In the interest of the complex and working relations with all residents it is essential that we co-operate to maintain and improve the property, also to ensure that the manner in which we use the facilities on the property does not create a danger for other people or the property. VISITORS AND GUESTS RESPONSIBILITIES: Short stay visitors are welcome at any time however, this property is not a private home and overnight guests are not permitted unless agreed upon by tenant and Lukisa Property Management Group. After 2 days of visiting, tenant are reliable to pay extra electricity. Residents must ensure their guests are aware of the house rules for these premises and they do not interfere with the reasonable peace, comfort or privacy of other residents. Visitors are prohibited from entering the rooms of residents other than their host and residents are responsible for the conduct of their visitors including payment for any damage or breakage that may occur. Residents must ensure their guests leave common areas clean and tidy after using them. ANIMALS: No animals to be kept on the premises AT ANY TIME!! REFUSE DISPOSAL: A resident shall: Maintain in a hygienic and dry condition a receptacle for refuse within his section. a. Ensure that refuse is placed securely in such receptacle, or in the case of tins or other containers, that such tins or containers are completely drained. b. No building or garden refuses allowed in receptacle. c. No refuse may be left on any portion of the premises/ common property whether in a container or not.
VEHICLES: The tenant shall ensure that their vehicles and the vehicles of their visitors and guests do not drip oil or brake fluid on to the common property or in any way deface the common property. a. Vehicles of the tenant or their guests may only be parked in areas specifically designated for this purpose. b. No vehicles may be parked on the grassy areas. c. No tenant shall be permitted to dismantle or affect major repairs to any vehicle. d. Vehicles may not travel in access of 10 km/h on any portion on the common property. Visitors not complying may be requested to park outside property boundaries. e. The owner may cause to be removed or towed away, at the risk and expense of the owner of the vehicle, and any vehicle parked, standing or abandoned on the common property. KEYS AND IF YOU ARE LOCKED OUT: Residents who lose their room key will be charged a replacement fee, call-out fee plus the cost of the keys that are provided for replacement. If the whole bushel are lost, the resident will be liable to pay all costs involved to replace the keys for the whole house. Residents must not tamper with/ change any lock in the premises. Residents must not make copies of keys without written permission from LPMG. Residents must not give their room key to visitors to use. SMOKING: Smoking, burning candles, oil burners, bar/ oil heaters etc. are prohibited at all times. Tenants may smoke outside ONLY; SMOKING IS PROHIBITED in the building at all times. This includes your room and the internal common areas. This rule exists for the comfort and safety of all residents and is a legal requirement in LPMG. Smoking is prohibited within 4 (four) metres from any entry door, window or airconditioning unit. Smoking is only permitted outside and you must ensure ALL entry doors are closed. DO NOT leave cigarette butts lying around or in containers anywhere on the property. GENERAL CLEANING: Residents are responsible for cleaning their rooms. All kitchen appliances and work surfaces and benches should be cleaned after use especially microwaves. If destruction are caused to the appliances by misuse of the tenants, the whole house will be billed to replace it. A cleaner will be provided in order to clean communal areas only. Residents are liable for washing own dishes and clothing, tenants rooms will only be cleaned upon arrangement. He/ she must be present at all times when cleaning in rooms is done or all personal belongings must be taken out of his/ her room before we enter the room. Common areas in these property include: Kitchen, share toilets and bathrooms, hallways, outdoor areas & laundry.
A cleaner (if applicable for your property) will clean the common areas only. The cleaner (if applicable for your property) is here to help maintain the property. You are responsible for maintaining the property s cleanliness. If you have a carpet in your bedroom you will be required to have it professionally cleaned upon vacating and provide a receipt. Personal items such as suitcases and bicycles must not be left in the common areas at any time. Cleaners have been instructed to remove any items for the common areas if left by tenants. VACATING PROCESS: Two months notice is required in writing to vacate your room before lease expiry date When vacating, the following items bust be attended to: Remove all rubbish and belongings Remove unwanted food items from cupboards and fridge All furniture and fixtures must be accounted for Take your keys & receipts for cleaning to LPMG s office with forwarding details RENTAL PAYMENTS: BREACHES: Any breach of the House Rules or special conditions in your lease agreement, will result in you receiving a Notice to Remedy Breach. Should you not co-operate with this notice or continue with a breach, you will be issued with a Notice to leave and you will be evicted from the property. If the contract are cancelled within the 12 month period, it will also count as breach of contract, you will be responsible for finding a replacement for your room and will lost all money paid including your deposit. During that period you will also be liable for rent for the rest of the year in case that no replacement are found. INFORMATION FOR RENTING WITH LPMG: Student Accommodation REPAIRS/ MAINTENANCE ALL non-urgent repairs and maintenance must be reported in writing to our office via email to lukisaprop@gmail.com and/ or text message to 0823137120/ 0837973500. Please note, if we organise a repair that has been caused directly because of tenant negligence this cost will be forwarded to you i.e. toilets requiring a plumber because of toilet paper blockages, electrician s repairs caused by tenant faulty appliances etc. Verbal maintenance requests for non-urgent repairs WILL NOT BE ACCEPTED at any time. If you have an emergency situation after office operating hours, your process is: 1. Contact the Office FIRST 0823137120/ 0837973500 2. Contact Your Property Managers Emergency Mobile 0837973500 3. If you cannot reach LPMG you can call any other qualified professional that you know or use the yellow pages, please retain invoice and send to the office of LPMG.
Note: Electrical emergencies can include an electrical fault/ loss of power. It is important when losing power to make sure that one of your appliances has not caused a problem or check if there is not a blackout in your area by contacting Centlec at (051) 409 2345 or 086 010 1271. If you arrange repairs AFTER HOURS that are not emergency you may have to pay the bill. All other non-emergency repairs must be reported to LPMG as soon as possible BREAKING THE LEASE: Signing your lease is a legally binding document. Should you need to vacate earlier, your break lease procedure is: 1. Inform LPMG in Writing of via Notice of Intention to Leave 2 months prior. 2. Tenant must continue to pay rent until the day a new tenant moves in, all monies paid including deposit will be forfeited, 3. Tenants must make the property and themselves available to show prospective tenants at reasonable times. 4. Normal vacating procedure to occur i.e. steam clean carpets etc. 5. Final Vacate Inspection will be conducted as normal 6. No monies will be refunded (including deposits) NOTE: In case of vacating the premises according to rules stipulated in this lease agreement, deposit will be refunded 30 working days after lease expiry date, deposits will not be refunded until ALL Rent is paid, Keys are returned, Break lease fee is paid and the property has been left in the same condition as per Entry Condition Report. KEYS/ LOST & LOCK-OUTS You cannot at any time tamper with or change any locks in your premises or make any copies of any keys without written permission from LPMG. Residents who lose their keys will be charged. If you lock yourself out, a call-out fee of R 550, 00 will be charged as well as the cost of the replacement keys that are provided. INSPECTION: Inspections will be done quarterly (4 times per year) as well as on the day of vacating. It is expected from all tenants to be present while inspection takes place. (An appointment will be made with tenants in advance) In the case of tenants/ students being absent on the day of inspection, management will deem the room faulty.
