EXHIBIT A Villas at Willow Grove Condominium Homeowners Association Parking Policy* These parking rules are designed to assist the owners of Villas at Willow Grove Condominium Homeowners Association, Inc. ("Association") and their visitors. The Board of Directors (" Board'' ) knows that the parking situation is one that may cause substanti al di sp utes among property owners if it is not closely monitored, controlled, and enforced. While the Board does not desire to be the parking police, it is irnp01tant to know the basic parking policies of the Association. As used in this Rule, the term " vehicle" incl udes, without limitation, automobiles, trucks, boats, trailers, motorcycles, campers, vans, and recreational vehicles. No vehicle may be parked or left in the Villas at Willow Grove Neighborhood, except in designated parking areas. Resident, occupant and/or owners may not park their vehicles over-night or for extended hours on any of the Association's surface parking spaces or driveways. Visitors to Villas at Willow Grove will be allowed to park in the surface parking areas for up to 48 consecutive hours without any notice requir ed to the Association. If a longer time is needed, the owner that is having the visitor must contact the Association in writing for exte nded approval. Parked vehicles cannot exte nd over the fu e lane. T he following vehicles may not be parked within the Villas at Willow Grove Neighborhood: recreational vehicles, mobile homes, trailers, campers, stored vehicles, trucks with tonna ge in excess of one (1) ton, and unlicensed or inoperable vehicles. "S ports utility vehicles" and "minivans" (as such vehicles are commonly refen-ed to, as determined in the Board' s discretion) and pick-up trucks shall be treated as automobiles. Boats, trailers, campers, water craft may not be kept or stored in the Villas at Willow Grove Neighborhood, unless approved in writing by the Board. Garages must be maintained for vehicle parking at all times. Parking in the Villas at Willow Grove Neighborhood is very limited and owners are expected to keep their vehicles off the public parking and inside the garages. All owners must register their vehicles with the Association and display a parking sticker, if required by the Board. The Board shall have the authority, based on rules established, to charge a fine of $100 per incident. A warning sticker may be placed on the vehicle for the first violation. The violation must be corrected within twenty-four (24) hours or the owner will be subject to the fine. Only one warning sticker per vehicle shall be required to be issued per calendar quarter before fining. The Board reserves the right to change these rules at anytime. In an event of dispute over the rules, the Board' s decision is final. * This Parking Policy replaces and supersedes, in all respects, all prior policies with respect to parking of vehicles, and shall remain in force and effect until revoked, modified or amended by the Board.
