OPERATIONS ANALYSIS Killingsworth is currently in lease-up, and is therefore evaluated using projected rents and operations. INCOME Rents are projected at $1,777 per unit, or $1.67 per square foot. EXPENSES Killingsworth s operating expenses assume the property will be managed by a professional third-party management company. The projected expenses represent standard operating expenses at similarly sized properties. PROPERTY TAXES INSURANCE Property taxes reflect the estimated value of 2016-17 gross property taxes for Multnomah County. Values are derived through an algorithm based on the property s projected NOI, assessed value and millage rate of 23.5775.
